Before anything was visible on the surface, extensive work was accomplished underground. Meanwhile, a plan was drafted to honor the era of the house. Westover chose bluestone as the primary path material for its easy maintenance and simplicity when laying the swank configuration of pathways around the house and outward to an entertaining pavilion. By cleverly hemming the bluestone with period brick that echoes the building material for the house for continuity, the result is a smart and sophisticated finish to a promenade that constantly draws the family and their pets outdoors. Brick was also used to rebuild the walled gardens for the much-needed privacy in a close-knit Yonkers community. And a graceful wrought iron gate enhances the arrival experience. Set on a narrow hillside lot overlooking the San Francisco Bay in Point Richmond, California, Bay Heirloom is a Mid-Century Modern family home restored, modernized and adapted for contemporary living. Oriented south-southwest toward the Marin Headlands, with views of the Golden Gate Bridge, the residence captures shifting Bay light throughout the day, from fog-muted mornings to vivid, glowing sunsets. The home was built by Karlyn Neel’s grandfather, the owner of the construction company Flo-Crete, one of the Bay Area’s early concrete pumping firms. Flo-Crete completed the foundation and structural concrete work, with family photographs documenting the original cinderblock walls and pours. The firm also contributed to major regional infrastructure projects, including the Transbay BART tube and Candlestick Park, situating the house within a broader legacy of Bay Area construction. Growing up, Neel spent considerable time in the home, developing an early appreciation for mid-century modern principles. Instead of parting with this family heirloom, she purchased the home from her grandfather’s estate. While her grandfather continued to live in the Point Richmond house, Neel purchased a Mid-Century Modern residence in Palm Desert. In contrast to the Bay Area’s cool temperatures, salt air, and persistent winds, the desert home is shaped by heat and sun and requires a different material response. A substantial renovation she led there emphasized thermal performance, filtered light, and restrained detailing. The experience later informed the restoration of her Bay Area family home. What began as a modest Mid-Century Modern update expanded when decades of exposure to marine conditions revealed leaks and significant structural and seismic deficiencies. Neel was determined to honor her grandfather’s perseverance and without hesitation pivoted to a much more intensive project. Addressing these challenges required close coordination between Neel, Klopf Architecture and Kasten Builders, with architectural restraint and construction precision guiding each intervention. Rather than alter the home’s defining features, the project focused on reinforcing the structure from within. Discreet beams were embedded along the rear facade and in an upstairs wall, strengthening the building while maximizing the wall of glass facing the Bay and opening the wall between the kitchen and the living space. These structural interventions allowed the space to open fully to the Bay without visual interruption, with the kitchen repositioned as the social and functional core of an open, continuous living space. The building envelope was updated using weather- and corrosion-resistant materials appropriate to the marine environment. The house unfolds vertically from the street, beginning with a modest garage level and workshop, with the main living spaces located below. Original slate flooring at the entry was preserved, along with select furnishings and artwork collected by Neel’s grandfather, anchoring the restored interior in its past. A restrained palette of black accents and pale, natural finishes replaces darker wood tones, reinforcing openness and calm. A naturally illuminated stair connects to the lowest level, where a former basement was transformed into a guest suite and family room opening onto a deck. From there, steps lead directly to a small concrete boat ramp at the water’s edge. Throughout the project, decisions were guided by continuity rather than transformation for its own sake. Lessons drawn from both desert and coastal climates informed a material strategy rooted in performance and restraint. WOCA for wood flooring comes in various forms and is a great way of making sure that your wood is protected, but at the same time looks natural. A highly popular as well as effective way of treating wood floors, oils effectively penetrate into the wood and in some cases harden into the surface of the floor to stop damage and to maintain the wood in its optimum condition. WOCA Oil finish hardwood flooring has taken the United States market by in 2014 and shows no signs of slowing down in 2016 and now. Here are some of the most common questions we have regarding this type of finish which we will I’m to answer in today’s my blog: Is oil finish as durable as traditional factory urethane finishes with aluminum oxide? When it comes to durability, oil finish flooring tackles the issue with a completely different method. The penetrating oil serves as protection from moisture and wear while allowing the user to feel the wood grains in their bare feet. If compared directly to factory finished aluminum oxide finish, the oil finish flooring will not perform as well to abrasion and impact. However, the beauty of this finish is the fact that it will camouflage any scratches which will inevitably accumulate over time. Will this finish evaporate over time and will this be harmful for indoor air quality? Another concern for oil finished floors its effect on indoor air quality. For on-site applications, some varieties suggest several coats which typically require the residents to be out of the home due to mild odors. However, there are factory finished UV-cured or single coat applications which lessen the downtime. Despite the odors produced during the drying process, oil finish floors rank amongst the lowest for VOC (volatile organic compound) emissions. Certain brands even boast true zero VOC. This fact alone makes oil finished floors one of the best options for green building solutions. “WOCA products are certified by independent laboratories, the German Institute for Biological Building Materials, and are in accordance with DIN–Norm 53–160. WOCA WoodCare Denmark products meet or exceed the most stringent U.S. standards for volatile organic compounds.” –WOCA Oil Finish Manufacture Does this type of finish require additional maintenance which I am not familiar with? For weekly cleaning, oiled floors use a special cleaner which contains an oil and soap mixture. After a period of 12-18 months some oil may evaporate causing the wood grains to appear dry. An additional layer of oil can be reapplied to keep the floor looking fresh. Although oil finished floors require more involvement in periodic maintenance in high traffic areas, this maintenance can be done much easier than the equivalent of an onsite sand and refinish. This home sits at a dramatic juncture between a state highway and the Columbia River, adjacent to the Lewis and Clark Scenic Byway. Steps away from its namesake, Steamboat Landing Park, the home has dramatic 180 degree views of the river, Mount Hood, and Oregon beyond. Creating a connection and celebrating this stunning natural setting while keeping highway noise at bay was one of this project's primary goals. Equally as important was the goal to design a high-performance building. These goals were met by implementing an energy-efficient heat pump system, radiant floor heating, 10" thick super-insulated concrete walls, closed-cell spray foam insulation in the attic, and triple-pane windows throughout. The sustainable attributes were balanced with durable and long-lasting materials, including standing seam metal roofing, stucco, and cedar siding to create a home that will stand for generations. Honoring the homeowner's request to design an age-in-place, one-level home, the plan is a simple sequence of bars with the two largest capped by gable roofs. The tallest of the bars closest to the highway is a garage, which houses the couple's much-loved Airstream. A smaller flat-roofed bar acts as a connector between the gabled forms and serves as the home's entry with the kitchen functions beyond. The largest of the bars, and the one closest to the river, includes an open concept great room flanked by two-bedroom suites on either side. A water-front deck spans the entire living and dining area, with a twenty-foot wide multi-slide panel door offering a seamless connection to an outdoor covered entertainment area. Each level transitions to the next through precisely constructed steps and retaining wall elements, all in the same Belgard material palette, creating visual continuity across the full space.
