Michael Moran/OTTO photography We took a predictable suburban spec house and transformed it into a unique home of enduring value and family-centered design. The existing footprint was expanded where it needed it most: in the family and kitchen area, creating a large square room with open views to a protected nature preserve abutting the property. An unexpected glass canopy and teak entry door are clues that what lies beyond is hardly commonplace. The design challenge was to infuse modern-day functionality and architectural quality into a spec house. Working in partnership with Gary Cruz Studio, we designed the pared down, art-filled interiors with the goal of creating comfortable, purposeful living environments. We also sought to integrate the existing pool and rear deck into the overall building design, extending the usable space outside as a screened-in porch, a dining terrace, and a seating area around a stone fire pit.

Our design for the expansion and gut renovation of a small 1200 square foot house in a residential neighborhood triples is size, and reworks the living arrangement. The rear addition takes advantage of southern exposure with a "greenhouse" room that provides solar heat gain in winter, shading in summer, and a vast connection to the rear yard. Architecturally, we used an approach we call "willful practicality." The new soaring ceiling ties together first and second floors in a dramatic volumetric expansion of space, while providing increased ventilation and daylighting from greenhouse to operable windows and skylights at the peak. Exterior pockets of space are created from curved forces pushing in from outside to form cedar clad porch and stoop. Sustainable design is employed throughout all materials, energy systems and insulation. Masonry exterior walls and concrete floors provide thermal mass for the interior by insulating the exterior. An ERV system facilitates increased air changes and minimizes changes to the interior air temperature. Energy and water saving features and renewable, non-toxic materal selections are important aspects of the house design. Environmental community issues are addressed with a drywell in the side yard to mitigate rain runoff into the town sewer system. The long sloping south facing roof is in anticipation of future solar panels, with the standing seam metal roof providing anchoring opportunities for the panels. The exterior walls are clad in stucco, cedar, and cement-fiber panels defining different areas of the house. Closed cell spray insulation is applied to exterior walls and roof, giving the house an "air-tight" seal against air infiltration and a high R-value. The ERV system provides the ventilation needed with this tight envelope. Situated in Kenwood, Maryland just outside of Washington, D.C., this whole-house renovation reinterprets a 1950s split-level into a rustic French country house. The French country house plans for this renovation inform and guide the remodel. Short double-hung existing windows of various sizes on a 1950s brick front wall (see below) were replaced by straightforward openings along the front facade. By replacing them with a series of similar openings, the end result is a principled, simple elegance inspired by French country style homes. The rustic application of field stone arches and rough stucco are both inviting and enchanting, echoing French country interior design. Elements of French country home decor complement the home. The traditional French country home design has been widely published, including features in Renovation Style and Maryland Life magazines, among others. One singular continuous walkway runs the entire length of the main front under each of the French doors, and a courtyard created by stucco walls and stone piers create an inner sanctum in the front yard. In the back of the property, added French gates lead to a newly constructed pavilion.

This hardwood deck on this New England front porch floor is mixed with warm, rich tones of ebony, chocolate and cinnamon, in a variety of interesting plank formations. The center, which leads to the homes front door, was installed on the horizontal for an easy sight line into the home. The two adjacent seating areas consist of two opposed 45 degree angle board placements, adding a beautiful contrast to the center area.

This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings.
