The Clients asked us to help them renovate the Kitchen and create a Mud Room and small informal Powder Room in their home. The Kitchen had been redone a number of years earlier by prior Homeowners without regard for the style and detailing of the 1920’s Architecture. The layout was inefficient and awkward, and the ceiling had been lowered, clashing with the window heads. We reconfigured existing angled walls and some closets to obtain unobstructed, straightforward spaces in which to layout the elements that our Clients wanted, and raised the ceiling to match the original height. Simplicity, symmetry and sensitivity to the existing Architecture of the home were our guiding principles in the design of this graceful, elegant Kitchen and Mud Room.

This was no straight-forward facelift! This bathroom required a complete overhaul to satisfy the owner's need for a zen atmosphere. Mike kept the design simple and open to create a nice sense of flow. By incorporating natural products, Mike created a relaxing, peaceful place for this homeowner to detox after a long day. Completed in 2015, this 4 BR, 2 1/2 bath was designed for a developer with a intolerably tight budget. Our simple solution employs a straightforward mix of flowing spaces borrowed from California great room houses with design elements found in more traditional residential design. The house is entered through a generous entry hall flanked by a formal Dining Room on one side and a Home Office/Den on the other. The far end of this Entry Hall deposits into a large Great Room and open kitchen that is this home's gathering and entertainment hub. A small alcove at the end of the kitchen allows for everyday meals while the island functions as this entire space's focal point. Completing the entertainment concept of this level is a covered porch accessed through a sliding door in the Family Room. The upper level is accessed via a stair at one end of the plan and is organized around a wide hallway that terminates in a tech space for kids. 3 generous children's bedrooms and an ample Master Suite with a view toward the Olympic Mountains complete this level. Finish selections throughout the house were purposely kept clean, light and simple. The exterior form of the house, while simple, allows for a variety of roof schemes that appeal to different price points in the marketplace. We also designed a bonus room option that can be accessed via the stair and resides over the garage.

This custom dining table was designed and built specifically for the client using solid white oak. Measuring 7 feet long, it was sized to comfortably accommodate daily use as well as larger gatherings. The table features a clean, straightforward design with a thick solid-wood top and sturdy legs connected by a simple stretcher for added strength. The white oak was carefully milled to highlight its natural grain and warm tone. A durable, furniture-grade finish was applied to protect the surface from everyday wear and spills. This piece was fully custom made from design through build to fit the client’s space, style, and functional needs.

Photo by Jim Raycroft Our client for this project, an amateur pianist, wanted to create a music room for a nice new piano he was planning to purchase. The project scope would also include a new kitchen, bathroom, bedroom and living space, but the new piano was the priority. LIFTING THE CEILING The client was moving into a row house, and hoped to accommodate occasional gatherings of musician friends for informal recitals. Because acoustics were important we asked sound engineers from Acentech to visit the site. They noted that the ideal space would have higher ceilings and would be more like a cube than the “half a cube” we were dealing with. “How can we raise the ceiling and make the space a cube?” our client asked. Designer Josy Raycroft started to explore the possibility of combining the second and third floor units by removing the front half of second floor ceiling, thereby opening up a 2-story music space in the shape of a nearly perfect cube. Thus, the project turned from a straightforward floor plan modification into a complete reimagining of the whole row house, with the client’s new Steinway D as the focal point. Josy and the client started with the piano and created the space around it. ADDRESSING EVERYDAY NEEDS For the client’s more mundane needs, Josy switched the location of the bathroom and kitchen—moving the bathroom towards the middle of the second floor where it would be convenient to the rest of the spaces, and placing the kitchen towards the back. The remainder of the third floor was transformed into bedroom and office space open to the music room below. Products and finishes coordinator Karin Mahdavi worked with the client to select understated finishes for the living spaces so that they would support the piano room without competing with it. As a result the living spaces flow seamlessly into the piano space, creating a coherent whole out of the different parts, kind of like a Schubert piano sonata.

This bathroom in Little Paxton is a great example of how thoughtful design and careful planning can turn a tricky space into something beautifully simple. We recently supplied and installed this lovely en-suite bathroom for a customer in Little Paxton. With a sloping ceiling, the room had its challenges — but by making a few changes at design stage, we were able to create space for sensible storage and a generous shower. The original subfloor wasn’t solid and the tiles had cracked, so the room had to be completely stripped out and repaired. Once the groundwork was done, we carried out all the electrics, plumbing, plastering, and tiling, along with underfloor heating and Calacatta-style wall panels in the shower. This bathroom has a clean, contemporary feel. The floor tiles were chosen to complement the wall panels in the shower, keeping the design cohesive throughout. A glass shower enclosure keeps things open, while the splashback of blue-green tiles behind the sink adds a pop of colour. Silver-toned fittings and an oval countertop basin bring a polished, modern finish to the room. It may not be a large space, but this one came together beautifully. A straightforward layout, clean finishes, and a touch of luxury where it counts. Simple, effective and elegant. Love it!

In order to create that hotel feel we designed two identical ensuites with feature LED lighting using our Urban mirror which casts amazing shadows over the ribbed porcelain tiles. We even added a large walk-in shower with concealed valves similar to what you would find in a boutique hotel if you were to be updated to the luxury suite. A wall-mounted WC and vanity unit helped give the illusion that this room was even larger than it was. This bathroom design was very simple, straightforward and without fuss, but due to the high quality of the BAGNODESIGN products an opulent atmosphere was easily achieved.

From a modest East End bungalow to a striking three-storey custom home — our Dundas St E project was anything but straightforward. When we began demolition, we discovered the house sat on a former landfill site, which created serious structural challenges. Instead of seeing a problem, we saw an opportunity to apply innovative engineering. Our team designed and installed a foundation system using helical piles and structured footings, creating a rock-solid base for the new build. This project proves that no matter how complex the site conditions, smart design and skilled construction can transform challenges into stunning results. The proof? This home sold within two days of hitting the market.
