Taking advantage of the site’s oversized width, this home’s Architecture was conceived as a series of volumes strategically placed to generate interior and exterior courtyards that become focal points within the home.

The kitchen is a study in contrasts. All-white perimeter cabinets meld into walls and bulkheads painted the same colour (Benjamin Moore Cloud white), while black areas -- island, sink, table, buffet, and doors -- are strategically placed to draw you into the space. The top of the buffet features a unique inlay of diagonal stripes made from remnants of the granite used to make the custom dining table. Aside from being decorative, they hide the fact that a seam was required to construct the countertop. As a further decorative fluorish, we took advantage of the existing bulkheads and emphasized the tray ceiling zones with a subtle shade of pale blue-grey. Paneling applied to the wall above the banquette adds another layer of detail.
In the dining area, an upholstered banquette is both practical with its vinyl upholstery, and comfortable. The back is channel quilted in an ostrich texture for some a fun detail. The dining table was made from a broken island counter found in our fabricator's shop. It had a beautiful ogee edge and was just exactly the width we required. Wonderful find! Even the table base has a gold feature, while the dining chairs have glam crystal buttons (as does Millie the dog's collar!).

In this 1905 Tudor home, the intent of this design was to take advantage of the classic architecture of the home and incorporate modern conveniences.
Located in the Joseph Berry Subdivision in Detroit, this stellar home presented several design challenges. The most difficult challenge to overcome was the 11” slope from one end of the kitchen to the other, caused by 110 years of settling. All new floor joists were installed and the floor by the side door was then recessed down one step. This created a cozy nook when you first enter the kitchen. A tiered ceiling with strategically planned cabinetry heights and crown molding concealed the slope of the walls at the ceiling level.
The second challenge in this historic home was the awkward foot print of the kitchen. It’s likely that this kitchen had a butler’s pantry originally. However it was remodeled sometime in the 70’s and all original character was erased. Clever pantry storage was added to an awkward corner creating a space that mimicked the essence of a butler’s pantry, while providing storage desired in kitchens today.
Keeping the large footprint of the kitchen presented obstacles with the working triangle; the distance from the sink to the cooktop is several feet. The solution was installation of a pot filler over the cooktop that added convenience and elegance (not sure about this word). Not everything in this project was a challenge; the discovery of a brick chimney hiding behind plaster was a welcome surprise and brought character back honoring the historic charm of this beautiful home.

We The People Construction is proud to present the accomplished venture, the Outdated to Outstanding kitchen remodel. This project marks a transformation from a dated, dim kitchen into a bright, welcoming, and highly functional space.
A comprehensive kitchen remodel that was motivated by the homeowner's desire for a more modern and vibrant cooking area. The old, brown cabinets and dark brown countertop were replaced with pristine white cabinets and luxurious granite countertops. The choice of white not only modernizes the space but also amplifies the natural light, making the kitchen more inviting.
Taking center stage in this kitchen transformation is a standalone wooden counter, acting as both a visual anchor and a practical component. This island introduces an element of warmth with its natural wood finish, contrasting beautifully against the white surroundings.
One of the key features of this project is the side countertop, where four green upholstered stools are neatly arranged. This setup creates a casual dining or socializing area, encouraging interaction and conversation during meal prep times.
The sink, placed strategically in front of a large window, takes full advantage of the outdoor views and natural light. This thoughtful positioning enhances the overall ambiance and functionality of the kitchen. The window also allows the homeowner to enjoy the beautiful outdoors while carrying out daily chores.
Last but not least, the stainless-steel appliances were selected for their sleek design and durability. They add a contemporary touch to the overall aesthetic of the kitchen, completing the transformation from outdated to modern.

Taking advantage of the site’s oversized width, this home’s Architecture was conceived as a series of volumes strategically placed to generate interior and exterior courtyards that become focal points within the home.

This loft is situated in the former International Tailoring Company Building in New York’s East Village. The clients bought a top-floor loft and an abandoned mechanical room directly above it. Our task was to combine the rooftop space with the loft to create a cohesive triplex apartment. We achieved this by carefully opening up the roof’s 100-year-old structural members to install a staircase connecting the existing loft to the additional upper two levels. On the main floor, the first run of the staircase is located in the apartment's entry and is made of a sculptural form of dark oak. The second run of the staircase is more open, allowing light from the top level's many windows to filter into the spaces below. The existing main loft was gut-renovated to create a more open space. The open kitchen/living space was strategically positioned to be surrounded by the building’s huge industrial steel windows, taking advantage of the apartment's high vantage over Union Square. Opposite the windows, custom woodwork serves to unify the kitchen with the living room. The built-in spans the full width of the apartment with dark textured oak panels concealing the appliances, the TV, and creating ample storage. The blackened steel paneled backsplash and chunky black granite countertops complete the dark color palette used in the kitchen. Throughout the apartment, a play of dark and light elements creates a distinctive atmosphere. In the open living areas, the light pouring in from the large windows contrasts with the dark colors selected for the built environment. The more private spaces, such as the bedroom, have a darker feel, with walls and ceilings painted in a deep purple that borders on black alongside more dark oak custom built-ins. The dining room functions as a bridge between the public and private spaces, with walls and ceiling painted in the same moody purple and a vintage mirrored tile accent wall reflecting natural light from the adjacent room’s windows. The middle floor, which has fewer windows, is painted bright white to enhance light in the home office located there.. On the penthouse level, panoramic views were achieved by installing new floor-to-ceiling sliding glass panels, supplementing the existing industrial steel windows, and opening onto an adjacent roof terrace. The top floor functions as a lounge overlooking the city and includes unique custom features, such as a steel multi-drop lighting fixture above the stairs, hanging glass and steel shelving, and a built-in wet bar. Here again, dark-colored finishes and materials are used as a counterpoint to the abundant light entering the space. A future plan for the apartment is to create a private roof garden on top of the penthouse with an outdoor stair connecting it to the roof terrace below.

The Challenge: Create a rugged yet warm farmhouse feel in a high rise tower. Start with an entire 9600 gross square foot penthouse floor of raw concrete floor, walls and ceiling. Devise inventive ways to address intractable existing conditions including a plumbing layout inconsistent with our Client program, a relatively low ceiling and a massive elevator core and yet take of advantage of panoramic views of the city from all sides.
For example, rather than make a bulky drywall enclosure for existing pipes that poke thru the kitchen counter, they are wrapped with antique painted galvanized sheet metal to keep sight lines around the corner as open as possible. Or, transform an unattractive and inconveniently located 24” diameter vertical duct in the middle of Samantha’s and Hannah’s (grandchildren’s) guest bedroom into part of a lovely arched top bed nook. Or, disguise a chase for above floor plumbing runs as the base for an open buffet counter. The oppressive elevator lobby was shortened; terminating in handmade glass and steel garden doors at both ends. Custom details include a groined vaulted ceiling and arched openings with stone pilasters (for future trompe-l’oeil images of a Tuscany countryside). To maximize a feeling of height, the ceilings start low and get higher as they progress to the outside walls.
The Program: Create a five bedroom condo for an elderly couple with specific and different needs. Mr. likes his privacy and to stay up late into the night on the internet. He likes order. Mrs. has some physical limits that have been addressed in various ways such as shorter travel distances, a step down shower, raised dishwasher and custom cast (to ensure that they won’t rust) iron grab bars. She prefers more disorder.
Spaces should be visually arresting, full of detail and easy to maintain. Private spaces include separate master bathrooms, his and her offices and a multi screened Media Room. The balance of the floor must link spaces into one continuous open room along the south and east elevations using large elements yet keeping an intimate scale, sound control and privacy. For example, a substantial fireplace made of old barn timber framing, country stone and a hammered iron grill is strategically located at the critical Southeast corner. Above, black iron offset pintel hardware allow custom double doors to hide a large flat screen TV.
High technology is in place for inconspicuous yet easy use. Icon driven key pads operate lighting, window treatments, audio visual systems with multiple sources and access to movie and music databases and five HVAC zones with independent humidity controls.
Outstanding Features: Exterior masonry walls have stone culled from five quarries. Sprinkled throughout are surprises - bricks with words as messages from the past, wood trimmed niches and colored glass. Glass pieces set in window corners offer bursts of color when backlit by the sun. These materials are assembled in a rough irregular fashion to look like the work of a mason from the Italian countryside. Interior ceilings and walls have overlapping layers of two plaster colors. Perimeter ceilings are made of smooth random width cedar. Rough planed cedar beams hide ductwork and allow the maximum ceiling height between them.
Custom details are everywhere-consider the ten foot barn doors on overhead track at the service elevator, cedar benches/storage areas that run below window banks, antique air registers, acid washed piano hinges and transom window operators and existing concrete piers that are featured instead of hidden. The floors are made of random width wide plank old oak with hand planed faces and edges. Overall, the elements were carefully selected or painted/stained to form a soft muted gray palate
The Country kitchen features an old fashioned style ice box appearance for the refrigerator/freezer, a tin ceiling, a distressed assortment of cabinets in multiple heights, colors and woods such as the cherry wood buffet cabinet with sliding glass doors on both sides. A backlit breakfast counter, a hammered copper hood and chicken wire inserts are part of the effort to make a comfortable, eclectic old fashioned looking Kitchen while containing the latest appliances and storage systems.

Headland is a NextHouse, situated to take advantage of the site’s panoramic ocean views while still providing privacy from the neighboring property. The home’s solar orientation provides passive solar heat gains in the winter while the home’s deep overhangs provide shade for the large glass windows in the summer. The mono-pitch roof was strategically designed to slope up towards the ocean to maximize daylight and the views.
The exposed post and beam construction allows for clear, open spaces throughout the home, but also embraces a connection with the land to invite the outside in. The aluminum clad windows, fiber cement siding and cedar trim facilitate lower maintenance without compromising the home’s quality or aesthetic.
The homeowners wanted to create a space that welcomed guests for frequent family gatherings. Acorn Deck House Company obliged by designing the home with a focus on indoor and outdoor entertaining spaces with a large, open great room and kitchen, expansive decks and a flexible layout to accommodate visitors. There is also a private master suite and roof deck, which showcases the views while maintaining privacy.

What had been the family summer “camp” on the lake for many years was to become a summer “home” for the owners in their retirement years. After meeting the requirements for rebuilding at waters edge, the couple focused on their next big requirement: a wonderful kitchen. This kitchen would be part of a single living space that combines the kitchen, dining and sitting areas. They wanted a beautiful, warm, inviting kitchen where they could enjoy their family, a kitchen that would take advantage of views of the lake, a kitchen that would be especially functional for one or more cooks and helpers -- and make it the perfect shade of yellow, please!
While they thought they wanted a kitchen with an island that overlooked the rest of the living space, their designer suggested a U-shaped design. A peninsula would minimize the concern that someone would inadvertently miss the edge of the two steps down to the lower living/dining area. It would also give them a kitchen that would allow for things on their wish list: a mantle style hood, a large window at the back of the house, countertop seating and lots of storage.
Placing the stove and mantle hood in the corner of the room created space for the large window, and opened up space for high quality storage with uninterrupted lengths of countertop. Rather than competing with the windows and the views, the high style of the mantle hood complements and balances the entire space. Glass was added to the upper section of the wall cabinets. They continue the effect of the transom windows and provide for display of pottery that had been collected over the years.
The sink was strategically positioned on the peninsula so that during food preparation or clean up there are views to the lake -- and the opportunity to socialize with people gathered at the countertop or in the living/dining area! Countertop seating was created by angling the extended Shivakashi granite countertop back into the kitchen and away from the steps. A third chair pulls up to the end of the countertop. It’s the favorite seat in the house!

Complete renovation of a barn into a recreational building comprising a music room, exercise room, mezzanine, and restrooms. A living screen covers part of the south elevation, west elevation, and roof acting as a growing blanket of shade. Two operable skylights were installed to evacuate warm air from the building. Fenestration was strategically placed to take advantage of the high sun and views of the natural setting.
