The customers desired a secluded environment for retreat at the end of a long workday. The project began with stone selection. We desired an organic stone that would age beautifully over time, and shape the walls and features of the space. Our team faced major logistics challenges throughout the project. The wooded property sloped away from the house dramatically making difficulty bringing in large materials and machinery needed to complete the job. Tree protection and a temporary road were constructed for the duration of the project. Stone placement was key to success for this project. We hand-selected each boulder for the project and assembled the stones by similar grain patterns and colors to create authenticity. The idea was to give the illusion that these natural limestone formations existed on the property before the home and landscaping was created adding a great mystery to the overall feature. The viewer is surrounded by large stone walls with cascades of water that have shaped the stone over time. The viewer is given the illusion that the source of water comes from the distance of the property and cascades into a secluded area. We designed an underground cistern to hold rain water run-off allowing the water feature to naturally filter the water for re-use. The pump system is run on a Variable Frequency Drive for programmable automation, allowing the customer to run the waterfall at different flow rates at different times of day allowing for operation cost savings, and low energy consumption. Sited perfectly and intuitively on a beautiful parcel of land, this Vermont contemporary home is complemented by an intricate roof design, appreciated from above. The long axis of the house faces south on the gently sloping site to bring midwinter daylight and passive solar gain deep into the 16 ft. wide main volume. Just 2.5 acres of the 17.5 acre lot was developed, to minimize disturbance to the site, to preserve many of the long-lived mixed hardwood and softwood trees, including the owners’ favorite, a yellow birch with golden curly bark, and to protect the natural wetlands and stream outflow. The fully accessible main level contains the living room, dining room, kitchen, primary bedroom and bath, and a lovely westerly screened porch. Connected to the main volume are a garage with three bays including a small studio and a workshop. The home prioritizes intuitive, organic and incredibly functional spaces combined with simple stylistic elements, hints of a mid-century modern American home.

Custom-built in the early eighties, this contemporary home was cloaked in all brown board siding with brown windows and a cumbersome street-facing carport. The current owners had raised their family there on property that borders serene conservation land. Now they were ready for a new, brighter exterior look that would include all new windows to take in the exquisite view, unobscured by the fog of failing window seals; new siding that wouldn’t be subject to woodpecker wear and tear; a refinished screen porch; a new garage to replace the undersized carport; and new entry access. On the interior, they wanted the new, fresh vibe to extend to the design of three renovated modern bathrooms. In response, KHS proposed black-framed windows throughout in simpler configurations; fiber-cement (and PVC) exterior cladding in three textures to differentiate functions and features; a unifying light-gray and white palette teamed with clear-finished mahogany/sapele to carry across the exterior as well as the bathroom renovations; a stream-lined screen porch with cable rails; a new shed-roofed garage to resolve the exterior massing; and a new covered walkway entrance delivering those arriving into a repurposed interior space. Once the overall design was resolved, the owners elected to complete the work in phases over several years. Phase 1 included renovating the powder room, guest bathroom, and primary bathroom, and refreshing the screen porch. See the reconceived modern bathrooms here on the KHS website. Next came constructing the new garage and entry, which on the interior included new floor tile and a new entry wall-paneling system to conceal electrical, solar, and security panels/controls. Phase III involved installing the rest of the new windows and completing the comprehensive new exterior cladding and palette to tie the earlier phases together. To cap it off, KHS worked with the owners to select new clean-lined furnishings for the living area in colors inspired by their coastal view.
