Eye-Land: Named for the expansive white oak savanna views, this beautiful 5,200-square foot family home offers seamless indoor/outdoor living with five bedrooms and three baths, and space for two more bedrooms and a bathroom. The site posed unique design challenges. The home was ultimately nestled into the hillside, instead of placed on top of the hill, so that it didn’t dominate the dramatic landscape. The openness of the savanna exposes all sides of the house to the public, which required creative use of form and materials. The home’s one-and-a-half story form pays tribute to the site’s farming history. The simplicity of the gable roof puts a modern edge on a traditional form, and the exterior color palette is limited to black tones to strike a stunning contrast to the golden savanna. The main public spaces have oversized south-facing windows and easy access to an outdoor terrace with views overlooking a protected wetland. The connection to the land is further strengthened by strategically placed windows that allow for views from the kitchen to the driveway and auto court to see visitors approach and children play. There is a formal living room adjacent to the front entry for entertaining and a separate family room that opens to the kitchen for immediate family to gather before and after mealtime.

This home outside of Philadelphia was designed to be family friendly and comfortable space and is just the place to relax and spend family time as well as have enough seating for entertaining. The living room has a large sectional to cozy up with a movie or to entertain. The historic home is bright and open all while feeling collected, comfortable and cozy. The applied box molding on the living room wall adds a subtle pattern all while being a striking focal point for the room. The grand foyer is fresh and inviting and uncluttered and allows for ample space for guests to be welcomed to the home. We expanded the mudroom 8' into the garage to reduce how crowded the space is when the whole family arrives home at once. 4 closed off locker spaces keep this room looking clean and organized. This room also functions as the laundry room with stacked washer and dryer to save space next to the white farmhouse apron sink with aberesque tile backsplash. At the end of the room we added a full height closet style cabinet for additional coats, boots and shoes. A light grey herringbone tile on the floor helps the whole room flow together. Walnut bench and accent shelf provide striking pops of bold color to the room.

With respect to the notion of old-meets-new, the kitchen strikes a comfortable balance between materials. For the center island, Franklin repurposed original barn siding into cladding for the unit, painting it grey. The Corian counter top and stainless steel backsplash provide a cool contrast. A set of antique barstools was a fortunate find for the homeowner. Sourced from a local bar that had closed, all they needed was a little elbow grease to realize their full potential. It took days to remove years worth of nicotine stains from them, but as Franklin exclaims, "It was worth it because the old stools found a new home in an old barn!" The partial wall was designed to address a number of functional and aesthetic concerns. Dividing the workspace from the storage space, it keeps the pantry area out of view, and allows light to carry through this area of the home. Franklin also uses the wall as a means to display his growing teapot collection. "It’s funny," he confesses, "but I think they can entice people to sit down, have a cup of tea and converse (Imagine that in this world of technology!)" Adrienne DeRosa Photography

The remodel includes new semi-custom cabinetry with smart interior conveniences, pull-out hanging racks, open shelving, a farmhouse sink, and striking matte black quartz countertops with marble veining. We added gold hardware for warmth and contrast, installed a large-capacity front-loading GE washer and dryer, and created ample storage throughout. To make the room even more functional for everyday living, we also incorporated a dedicated feeding station for her pet.

This lakefront home was redesigned with hosting in mind, transforming three closed-off spaces into a single open-concept kitchen and dining area with panoramic lake views.
