This adaptive reuse of the ground and basement floors of an 1860s industrial structure integrates interior and exterior, existing and new, work and living, in a dense urban neighborhood using salvaged and low-cost everyday materials. Removing portions of the original rear yard extension and first floor enabled the installation of a garden, whose reflective surfaces animate and bring light deep into the interior. Organized on three levels, working spaces occupy the front, interfacing with living spaces that open toward the garden. The Loft’s strategic deletions and insertions construct a new sense of its urban site, reinterpreting its visible and invisible histories, and repurposing spaces and elements to allow new programs and relationships to emerge. The mission-style-influenced double vanity is the focal point of this spa-inspired master bathroom. At nearly a full 8ft long, this vanity offers ample counter space and plenty of storage. The black cherry top and slatted bottom shelves add an important warmth and natural element to the cooler, white and grey tones of the tile flooring and the custom micro-cement walls. Bronze hardware matches the metals of the lighting fixtures, plumbing fixtures, and shower accents around the room. The drawers are positioned in the center, offering easy access from both sinks. There’s lots of storage below each sink and we opted for a doorless approach with slatted bottom shelving as the open structure makes the entire room feel lighter, inviting, and airy. This vanity combines design elements from modern farmhouse, mission, and coastal casual styles all working together to elevate this spa-inspired bathroom in a way that only custom-made furniture can.

The design intent for this graceful contemporary home was an approach toward minimalism, yet ensuring that the practical needs of day-to-day life could still be satisfied. Duplex Y is located in a multi apartment building, typical to the Carmel mountain neighborhoods. The building has several entrances due to the slope it sits on. Duplex Y has its own separate entrance and a beautiful view towards Haifa bay and the Golan Heights that can be seen on a clear weather day. The client - a computer high-tech couple, with their two small daughters asked us for a simple and functional design that could remind them of their frequent visits to central and northern Europe. Their request has been accepted. Our planning approach was simple indeed, maybe even simple in a radical way: We followed the principle of clean and ultra minimal spaces, that serve their direct mission only. Complicated geometry of the rooms has been simplified by implementing built-in wood furniture into numerous niches. The most 'complicated' room (due to its broken geometry, narrow proportions and sloped ceiling) has been turned into a kid's room shaped as a clean 'wood box' for fun, games and 'edutainment'. The storage room has been refurbished to maximize it's purpose by creating enough space to store 90% of the entire family's demand. We've tried to avoid unnecessary decoration. 97% of the design has its functional use in addition to its atmospheric qualities. Alloy was truly fortunate to have the opportunity to restore and renovate this 1850’s log cabin at Afton Mountain. No home looks more at home than this cabin in the foothills. The cabin suffered years of decay and an unsympathetic interior renovation so our first step was to work with a local log cabin specialist to correctly restore the structure. We then rebuilt much of the interior to have everything a modern home needs while staying true to the log cabin aesthetic. On all of our projects we carefully research materials and finishes but this one really took that to the next level. We enjoyed the challenge and the chance to show off the impressive craftsmanship of our carpenters. As you approach on the winding path, the log cabin feels like a part of the landscape. And now, when you come inside, you can keep that connected feeling – in comfort.

With an existing building on a beautiful site near Friday Harbor on San Juan Island, the Pear Point owner approached PBW to address the building’s connection to the site while configuring the interior spaces for their specific use. Working within the angled geometry of the existing structure, additional windows were added to open views across the water to the south end of San Juan Island and Lopez Island. Sliding doors connect the living room to the deck, allowing the sounds of nearby Griffin Bay to permeate the house, where a nearby rip current runs over rocks like a river.

This rear elevation organizes a compact two-story massing through a clear play of solid and void. The upper level reads as a continuous clad volume—horizontal lap siding in two tones, with crisp white trim framing the window openings—while the ground floor is partially carved away to form a recessed, roofed outdoor room tucked beneath the second story. That cantilevered overhang shelters the porch and the multi-panel glazed door assembly without adding a separate roof structure, an economical move that keeps the silhouette simple and the footprint efficient. Fenestration is composed rather than uniform: a band of stacked openings and a generous sliding-glass-and-transom assembly anchor the connection between interior and the rear yard, while smaller punched windows handle secondary spaces. The gable roof with deep eaves caps the form, and the elevation steps directly out to a low concrete terrace that mediates between the building and a naturalized, drought-tolerant landscape of grasses and galvanized raised planters. Located in the Houston Heights, the Waverly Residence is a modern home on an established street of two story homes boasting front porch typologies. The family’s desire for privacy resulted in a porch that rotates to internalize most of its function while still addressing the street. For this active family, yard activity and it’s visibility from within the home emerged as a priority for approaching the building’s relationship to the lot. Justifying the building mass to the Northern half of the site reinforces the scale of the design to the surrounding buildings and creates a large southern yard dedicated to play and brisket (is a Texas house a house without a barbeque?). The ground floor is clad in metal panel and a wood rainscreen that peels away from the structure to become both a fence and an entry threshold, blending the registration between the yard's privacy enclosure and the building skin. Variable width fiber-cement siding clads the second floor as a nod to the neighborhood vernacular. The pool and outdoor kitchen sit at the center of the yard, forming an island that divides the open play from private vehicular access at the alley. Shifted volumes delineate private space from the open public areas. The second floor extends over the public entryway to create a covered procession with cascading steps into the southern yard that traverses the length of the living spaces. The public program expands beyond the building enclosure to encompass the yard and living spaces. A horizontal shift in the ground floor volume produces both a private courtyard away from the lively public spaces and exterior delineation between private vehicular access and public entry. Within the open, ground floor plan, a change in elevation indicates the boundary between private and public space. Custom millwork provides ample storage for the young family. Playful patterns of enclosed storage with contrasting display boxes creates a cohesive millwork language throughout the home.

Sculptorical and with a deep visual impact, the new table Trigono is characterized by a solid base inspired by wooden beams. The structure, available in American walnut or oakwood, combines with different tops options to offer a refined character and practical use. The top, round or square, is available either in white Carrara marble, wood or glass. The high sophistication, the quality of materials and the different finishes allow to use Trigono in every single environment, always maintaining a strong and distinctive identity. We were excited when the homeowners of this project approached us to help them with their whole house remodel as this is a historic preservation project. The historical society has approved this remodel. As part of that distinction we had to honor the original look of the home; keeping the façade updated but intact. For example the doors and windows are new but they were made as replicas to the originals. The homeowners were relocating from the Inland Empire to be closer to their daughter and grandchildren. One of their requests was additional living space. In order to achieve this we added a second story to the home while ensuring that it was in character with the original structure. The interior of the home is all new. It features all new plumbing, electrical and HVAC. Although the home is a Spanish Revival the homeowners style on the interior of the home is very traditional. The project features a home gym as it is important to the homeowners to stay healthy and fit. The kitchen / great room was designed so that the homewoners could spend time with their daughter and her children. The home features two master bedroom suites. One is upstairs and the other one is down stairs. The homeowners prefer to use the downstairs version as they are not forced to use the stairs. They have left the upstairs master suite as a guest suite. All of the windows and doors were replicated to match the original styling of the house. The roof is a combination of Gable and Hip and is made of red clay tile. The arched door and windows are typical of Spanish Revival. The home also features a Juliette Balcony and window. Library / Living Room: The library offers Pocket Doors and custom bookcases. Powder Room: This powder room has a black toilet and Herringbone travertine. Kitchen: This kitchen was designed for someone who likes to cook! It features a Pot Filler, a peninsula and an island, a prep sink in the island, and cookbook storage on the end of the peninsula. The homeowners opted for a mix of stainless and paneled appliances. Although they have a formal dining room they wanted a casual breakfast area to enjoy informal meals with their grandchildren. The kitchen also utilizes a mix of recessed lighting and pendant lights. A wine refrigerator and outlets conveniently located on the island and around the backsplash are the modern updates that were important to the homeowners. Master bath: The master bath enjoys both a soaking tub and a large shower with body sprayers and hand held. For privacy, the bidet was placed in a water closet next to the shower. There is plenty of counter space in this bathroom which even includes a makeup table. Staircase: The staircase features a decorative niche Upstairs master suite: The upstairs master suite features the Juliette balcony Outside: Wanting to take advantage of southern California living the homeowners requested an outdoor kitchen complete with retractable awning. The fountain and lounging furniture keep it light. Home gym: This gym comes completed with rubberized floor covering and dedicated bathroom. It also features its own HVAC system and wall mounted TV.
