The renovation started with the kitchen, where a partial wall removal opened up the space, creating a seamless flow between the kitchen and living areas. Custom cabinetry with integrated storage solutions, durable contemporary flooring, and refreshed ceilings replaced outdated finishes, while new lighting fixtures and a strategically placed skylight brightened the entire main floor. A built-in entry closet and refinished staircase with sleek metal railings added modern touches without expanding the home’s footprint. In the master ensuite, luxury and function took center stage. The space was expanded to include a full-sized soaking tub, a double vanity with ample storage, and marble tiles for a spa-like retreat. The addition of a home office in the master suite provided a private, comfortable space for hobbies and personal tasks, while an updated closet system brought improved organization. The fully renovated basement, featuring a walk-in shower and custom laundry room furniture, ensured the home could comfortably accommodate visiting family and friends. The client commissioned ARCA Unlimited to design their family home in Southdowns Estate. The design had to take advantage of the beautiful surrounds, whilst providing privacy from public spaces. Solid southern- and western street boundaries with perforated aluminium screens provide privacy while allowing filtered natural light into the house. A visual axis extends through the front door and entrance gallery and penetrates this privacy barrier. It links to a formal landscaped courtyard and the views beyond. A deck and seamless floor-to-ceiling sliding glass doors create the threshold between inside and out. The concept of seamless transition is carried through to detailing: the simplest possible transition between different building materials is utilised. Living and bedroom spaces are orientated inward around the internal courtyard. Studio 1200 partnered with this family as they looked at numerous old houses in their search for the perfect home to settle into with their young family. Our client’s wish list included a 3-car garage and a nice kitchen with lots of light and space for two microwaves. In 2011, they purchased a 1950’s Center Hall Colonial that had good bones, but had not been well maintained. To help create their dream home, we gutted the existing house, designed multiple additions, and reorganized the existing spaces so that the house worked properly for them as a family. We also selected all of the interior finishes and worked with the owners on selecting all of the decorative lighting. The biggest structural change included reconfiguring the main stair in order to create a more gracious two-story front entry hall. In the existing conditions, the stair protruded into the living room on teh first floor and left a tiny hallway on the second floor. The entire renovation included a master suite with three additional bedrooms and two baths, a home office and laundry on the second floor; living room, dining room, bar, kitchen, family room, mudroom, and 3-car garage on the first floor; and a comfortable family room, gym, full bathroom, bar, and storage space in the basement. The exterior improvements included new siding, windows, roofing, a new portico, and dormers. The patio and landscaping remain a work in progress.

This large property was a blank canvas when Pro-Land was hired to complete the design and build for this backyard retreat. Initially, the clients had just wanted a small outdoor space with a kitchen and a cabana with a fireplace. As the design progressed things changed; a secondary covered structure was added to the kitchen, and the patio was expanded to include a concrete pool. The natural stone fireplace in the cabana is a focal piece in this backyard. The wood and natural stone along with a crackling fire create a comfortable and cozy space to relax on those cooler summer nights. Raised planter boxes frame the path to the pool, separating the spaces while creating a cohesive feel through the use of materials. Truly an entertainers paradise, the yard features a gunnite pool complete with hot tub and tanning deck, a covered outdoor kitchen & bar, custom wood burning fireplace, and modern cabana finished with automatic roller screens, and sliding glass doors. Prior to its near-total reconstruction, the Jett Residence was an overgrown structure hidden in a grove of trees in Iowa City, IA. The strikingly-renovated cottage now serves as a retreat house for its owners. Originally built in 1853, the residence retains a significant portion of the original, locally-made red brick. An original, vaulted stone root cellar—rumored to have been part of the Underground Railroad—also remains on the property. The owners were deeply involved in working with Neumann Monson Architects, Iowa City, in planning the renovation, according to co-owner Bobby Jett. The interior design of the 1,870 sq. ft. cottage offers a highly contemporary flair within the historic setting. The most prominent feature of the exterior is the RHEINZINK roof. “Everyone loves the roof,” Jett said. “They’ve never seen anything like it.” Approximately 2,500 sq. ft. of RHEINZINK Square Tiles were utilized. The 0.8mm prePATINA blue-grey Square Tiles were installed in a diamond pattern. Selection of the RHEINZINK Square Tiles was inspired by an old black and white photo of the house taken more half a century ago. “At that time, the roof of the house had diamond shaped shingles. We wanted to replicate that look,” according to Jett. “The architect suggested that RHEINZINK could provide the look and durability we wanted.” “We definitely wanted to replicate the roof’s visual pattern that we saw in the old photo but obviously wanted it to have more permanence and durability,” said Tim Schroeder, vice president at Neumann Monson Architects. “We’ve worked with zinc before and thought it would be a good complement to the dormers that would provide a nice crisp appearance. The RHEINZINK was definitely a nod to the historic element but provided a progressive look as well.” Fabrication of the Square Tiles was done by RHEINZINK systems partner Sheet Metal Supply (SMS), Mundelein, IL. Installation of the RHEINZINK Square Tiles was performed by Natural Metal Associates, Mont Vernon, NH. The owner of Natural Metal Associates, Lou Rondeau, has extensive hands-on experience with zinc fabrication methods and techniques. “I knew this was a unique project and I really wanted to be a part of it,” Rondeau said. Rondeau was accompanied by an apprentice and personally did the hand-cutting and folding associated with detailing the valleys and edges. The work also included installation of the RHEINZINK half-round 5½” gutter system. The installation was completed in nine days, according to Rondeau. “Zinc is a premium material that’s a real pleasure to work with,” he said.

Saturday, May 30, 11:30am to 1:00pm | Atlanta Alexander-Pound House by Will McDonald of Tunnell + Tunnell Landscape Architecture (TTLA), with Theodore Pound Completed in 1957, the Alexander-Pound House was designed and occupied by revered Atlanta architect Cecil Alexander. One of Atlanta’s first modern homes, the house was featured in Life Magazine and Progressive Architecture. The home, with its unique, round design and floor to ceiling glass windows overlooking the forest below, has a special connection to its surrounding landscape. The original site and planting plans were designed by award-winning landscape architect Edward Daugherty in concert with the architect. Theodore and Susan Pound purchased the home in 2005 and with the help of the original plans and the architect’s guidance, fully restored the structure to its original beauty. In 2010, Tunnell & Tunnell Landscape Architecture was hired to rehabilitate the landscape after a windstorm caused the loss of over 30 mature oak and pine trees. Today’s landscape features diverse plantings in striking combinations including grasses, perennials, mature woodland, and flowering shrubs.
