FULL HOUSE REMODEL – COMPLETE SCOPE OF WORK 1. A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

Landscape design emphasizes the horizontal layers as we progress from the concrete patio floor up to the garden level. This remodel involves extensive excavation, demolition, drainage, and structural work. The renovation of Maison Gray was an ambitious project, marked by technical challenges to transform this 1960s residence into a modern and bright living space. Due to urban planning constraints, it was impossible to completely demolish the house. Therefore, a progressive approach was adopted, methodically deconstructing and rebuilding each wall while keeping the roof in place with temporary supports. This required rigorous coordination between the demolition and construction teams, who worked in parallel to successfully complete the large-scale project. Major structural and framing work allowed for the roof slopes to be redefined and the creation of a double-height space, a central feature of the house's new architecture. Despite the complexity of the project, the work was completed in a relatively short period, an impressive achievement for such a large-scale transformation. Thanks to meticulous execution, the house was practically rebuilt from scratch, with a mezzanine and new spaces arranged in half-levels within a generous volume. The tall arch on the façade marks the vaulted entrance leading to an open living space in double height, naturally lit by a skylight and large windows opening to the garden. Achieving these elements and alignments required great precision, with every architectural detail, from curves to openings, carefully executed to create a fluid and harmonious flow. Sangaré Studio designed the interior with natural materials in soft tones, creating intimate and fluid spaces. Built with care, Maison Gray offers a welcoming and soothing environment, allowing the family to enjoy spaces designed for comfort and tranquility.

The structural angles of the walls allow for the design to be angular as well, while still keeping with the clean line design of the space. Solid-color quartz countertops installed on the vanity and tub deck compliment the multi-toned tiles on the bathroom floor and around the tub. The overall warm natural tones and minimalistic design create a calming getaway.

This large property was a blank canvas when Pro-Land was hired to complete the design and build for this backyard retreat. Initially, the clients had just wanted a small outdoor space with a kitchen and a cabana with a fireplace. As the design progressed things changed; a secondary covered structure was added to the kitchen, and the patio was expanded to include a concrete pool. The natural stone fireplace in the cabana is a focal piece in this backyard. The wood and natural stone along with a crackling fire create a comfortable and cozy space to relax on those cooler summer nights. Raised planter boxes frame the path to the pool, separating the spaces while creating a cohesive feel through the use of materials. Truly an entertainers paradise, the yard features a gunnite pool complete with hot tub and tanning deck, a covered outdoor kitchen & bar, custom wood burning fireplace, and modern cabana finished with automatic roller screens, and sliding glass doors.
