All of the design work was subject to the review of the Concord Historic Districts Commission to ensure the continuity of its historic character. For this next project, the inspiration was centered all around our client’s beautiful art collection. With the reflection and movement of water as their subject, we knew the best way to tie these art pieces in would be to lean toward a classy coastal theme.

Our client purchased what had been a custom home built in 1973 on a high bank waterfront lot. They did their due diligence with respect to the septic system, well and the existing underground fuel tank but little did they know, they had purchased a house that would fit into the Three Little Pigs Story book. The original idea was to do a thorough cosmetic remodel to bring the home up to date using all high durability/low maintenance materials and provide the homeowners with a flexible floor plan that would allow them to live in the home for as long as they chose to, not how long the home would allow them to stay safely. However, there was one structure element that had to change, the staircase. The staircase blocked the beautiful water/mountain few from the kitchen and part of the dining room. It also bisected the second-floor master suite creating a maze of small dysfunctional rooms with a very narrow (and unsafe) top stair landing. In the process of redesigning the stairs and reviewing replacement options for the 1972 custom milled one inch thick cupped and cracked cedar siding, it was discovered that the house had no seismic support and that the dining/family room/hot tub room and been a poorly constructed addition and required significant structural reinforcement. It should be noted that it is not uncommon for this home to be subjected to 60-100 mile an hour winds and that the geographic area is in a known earthquake zone. Once the structural engineering was complete, the redesign of the home became an open pallet. The homeowners top requests included: no additional square footage, accessibility, high durability/low maintenance materials, high performance mechanicals and appliances, water and energy efficient fixtures and equipment and improved lighting incorporated into: two master suites (one upstairs and one downstairs), a healthy kitchen (appliances that preserve fresh food nutrients and materials that minimize bacterial growth), accessible bathing and toileting, functionally designed closets and storage, a multi-purpose laundry room, an exercise room, a functionally designed home office, a catio (second floor balcony on the front of the home), with an exterior that was not just code compliant but beautiful and easy to maintain. All of this was achieved and more. The finished project speaks for itself.

With the slope stabilized, our team addressed pool renovation. After draining the pool and removing the original liner, a poorly built concrete block wall was uncovered. The solution was to straighten the wall and fill the block in with concrete and steel rebars for strength. New vinyl covered stairs were then added, as well as new pipes, returns, skimmers, pump, filter and new liner was installed. After this, the pool was carefully backfilled and tamped. We compacted the soil back around the pool in three-inch lifts to allow for the immediate installation of new pavers around the pool. This compacting process is not done by many contractors. The idea is that using compacted soil the base will not settle, so you don’t have to wait to install a patio around a new pool. Many contractors still install concrete slabs under their patio. In our experience we find this does not work well. Settling still occurs under the slab allowing the patio to crack or settle. After the base materials were finished, we installed chestnut-hued durable pavers from Cambridge (Sahara). These particular pavers have little or no color fade and the random design pattern adds interest to the patio. The pavers’ protective coating means these clients will have a clean-lined modern look. Even after being subjected to snow plowing, de-icing salts and normal wear, they will keep their color and beautiful appearance.

Custom-built in the early eighties, this contemporary home was cloaked in all brown board siding with brown windows and a cumbersome street-facing carport. The current owners had raised their family there on property that borders serene conservation land. Now they were ready for a new, brighter exterior look that would include all new windows to take in the exquisite view, unobscured by the fog of failing window seals; new siding that wouldn’t be subject to woodpecker wear and tear; a refinished screen porch; a new garage to replace the undersized carport; and new entry access. On the interior, they wanted the new, fresh vibe to extend to the design of three renovated modern bathrooms. In response, KHS proposed black-framed windows throughout in simpler configurations; fiber-cement (and PVC) exterior cladding in three textures to differentiate functions and features; a unifying light-gray and white palette teamed with clear-finished mahogany/sapele to carry across the exterior as well as the bathroom renovations; a stream-lined screen porch with cable rails; a new shed-roofed garage to resolve the exterior massing; and a new covered walkway entrance delivering those arriving into a repurposed interior space. Once the overall design was resolved, the owners elected to complete the work in phases over several years. Phase 1 included renovating the powder room, guest bathroom, and primary bathroom, and refreshing the screen porch. See the reconceived modern bathrooms here on the KHS website. Next came constructing the new garage and entry, which on the interior included new floor tile and a new entry wall-paneling system to conceal electrical, solar, and security panels/controls. Phase III involved installing the rest of the new windows and completing the comprehensive new exterior cladding and palette to tie the earlier phases together. To cap it off, KHS worked with the owners to select new clean-lined furnishings for the living area in colors inspired by their coastal view.

A client, you also happens to be a dear friend, called and asked if I could paint one of the Star Trek space ships. He was renovating his in-home theatre room and wanted a Star Trek Theme. I forgot the exact name of this particular star ship, (you Trekkies out there will know the one), it is one of the newer ones. He told me of his new project, which was this Space Ship to be painted as if he were looking out of the viewing window of his own Space Ship, into deep space, at this newer spectacular Space Ship. I had not painted deep space before, nor had I even painted a Star Ship Enterprise! However, it was quite fun and there were design challenges I had to solve. One of the challenges was the large immobile cabinet which held special equipment for movies and sound. I had to "skinny" a ladder in between the cabinet and the wall that I needed to paint. Then the question was how to get in there and paint! (Gymnastics were employed, ... wish I had a video to watch the re-runs of that scene! lol) (The Star Ship Mural was the first step in his renovations, so these photos still have drop cloths on the floor and painting "stuff".) As with every new commission, I learned all kinds of wonderful things. I had to acquire photos of Quazars, and Black Holes, and Milky Ways. We entered into our Primrose project knowing that we would be working closely with the homeowners to rethink their family’s home in a way unique to them. They definitely knew that they wanted to open up the space as much as possible. This renovation design begun in the entrance by eliminating most of the hallway wall, and replacing the stair baluster with glass to further open up the space. Not much was changed in ways of layout. The kitchen now opens up to the outdoor cooking area with bifold doors which makes for great flow when entertaining. The outdoor area has a beautiful smoker, along with the bbq and fridge. This will make for some fun summer evenings for this family while they enjoy their new pool. For the actual kitchen, our clients chose to go with Dekton for the countertops. What is Dekton? Dekton employs a high tech process which represents an accelerated version of the metamorphic change that natural stone undergoes when subjected to high temperatures and pressure over thousands of years. It is a crazy cool material to use. It is resistant to heat, fire, abrasions, scratches, stains and freezing. Because of these features, it really is the ideal material for kitchens. Above the garage, the homeowners wanted to add a more relaxed family room. This room was a basic addition, above the garage, so it didn’t change the square footage of the home, but definitely added a good amount of space. For the exterior of the home, they refreshed the paint and trimmings with new paint, and completely new landscaping for both the front and back. We added a pool to the spacious backyard, that is flanked with one side natural grass and the other, turf. As you can see, this backyard has many areas for enjoying and entertaining.
