The broad wedge-shaped site featured a steep vegetated dune climbing 6 meters to the rear and remnant coastal Moonah trees at the front, providing a distinctive natural context. Design Brief: The objective was to create an enduring 4-bedroom holiday house that harmonized with its coastal environment. The design was intended to be both stylish and robust, offering high amenity and serviceability. While it offered plenty of square footage, it wasn’t helping the homeowners stay organized, and valuable storage was scattered between an overcrowded pantry closet and various pieces of furniture throughout the room. Having previously partnered with Drury Design on a kitchen remodel, these homeowners once again turned to Senior Designer Samantha Schoell to help them rethink how their home could better support the way they actually live. What began as a conversation about adding some cabinetry quickly evolved into a comprehensive storage solution — one designed to accommodate everything from groceries and sports equipment to pet supplies and everyday household essentials. Design Objectives: Create Organization: Consolidate pantry overflow, household supplies, and everyday essentials into a single, highly functional space. Support Family Life: Provide dedicated storage for coats, bags, sports equipment, and the routines of an active household. These 2 houses were built to benefit the long-term durability through the selection of efficient materials and process which will give a longer lifespan with lower maintenance and energy costs. This project was a perfect fit for us to assist in the design and execute the construction while working with some outstanding clients and consultants. A win for all of us! 
The original home was recycled hitting our target goals of 90%, leading way to a couple of stealth looking homes with performance levels right there with the best of them. Our mechanical engineer designed the mechanical systems to achieve maximum efficiency and hit our internal target goals that we have set for ourselves in accordance with our Vision here at Naikoon. These homes came in at EnerGuide score of 85% which can also be referenced in GJ with a score of 54GJ. To give you an idea of how this rating relates to an average home of this size, these 2 beauties on Mackay are about 80% more efficient. The main components in the design and equipment selection that leads to this are:
1) Space heating and Cooling

With sweeping views of the Willamette river and Mt. Hood, this Atwater Place condo was designed with a balance of minimalism and livability in mind. A complete kitchen remodel brought a dark interior kitchen to the light and a full furnishings package welcomed Los Angeles transplants home to their new modern and bright residence. Our clients, a retired camera operator for both feature films and television and a producer/production manager on numerous television series including Weeds and The Middle, relocated from their traditionally-styled LA bungalow to Portland in the Summer of 2014. The couple sought a design departure from their long-term California residence and a fresh start for their new life in the South Waterfront. With only two pieces of sentimental furniture and a handful of artwork included in the plan, we set out to create a comfortable and clean-lined furnishings package complimenting the broad southeast views. Organically shaped upholstery pieces juxtaposed with angular steel and wood tables create a soft balance in the open floor plan. Several custom pieces, including a dining table designed by our studio and a custom hand-blown glass chandelier crafted by Scott Schiesel with Lightlite compliment timeless pieces from Knoll, Herman Miller, and B&B Italia. The kitchen is designed to reflect light and create brilliance in a space that is otherwise naturally dark. A material balance of stainless steel, back painted glass, quartz composite, lacquer, and mirror all play their part in creating a vibrant cooking environment. We collectively decided to forgo the traditional island pendant for a linear commercial fixture that provides tremendous light to the prep surface and creates an unexpected architectural element. The mirrored prep island creates the illusion of open space while concealing casework and wine storage on the working side of the kitchen. It is worth noting that this project was designed and installed almost entirely while our clients were still living in LA and wrapping up professional obligations and selling their home. This afforded us the tremendous opportunity to send our clients to showrooms not available in Portland to view key pieces before final specification. Textiles and finish samples were approved via mail and communication took place over e-mail, telephone, and an occasional office visit. This commercial landscaping project involved a full upgrade of the external areas, improving accessibility, functionality and overall presentation, while ensuring a durable, low-maintenance outcome. As a 23 year professional in wildlife control, I see hundreds of situations every month with nuisance animals going into places that they don't belong. Some of those places are more common than others. I recently addressed a skunk infestation for a residence in Glen Ellyn, IL. The challenge involved a family of skunks that had taken residence under the front concrete stoop. Concrete and skunks are never a good mix because concrete is porous, when a skunk sprays the odors penetrate and will permeate for months and months as the weather gets warm or humidity rises. My approach was methodical and focused on humane Glen Ellyn skunk removal. The process began with the strategic placement of live traps near the stoop, ensuring minimal distress to the animals. These traps are industry standard, designed to safely contain the skunks without harm. Regular monitoring of these traps was a critical part of the process, ensuring the skunks were not confined for an extended period. Upon successful capture, the skunks were removed and the animal proofing work was next on the list.
