This project involved building a full bathroom addition designed for accessibility and safety. The homeowner needed a comfortable bathroom on the main level for an elderly family member. The space includes a curbless walk-in shower with a properly sloped floor to allow water drainage while maintaining a flat entry for easy access. Grab bars were installed for additional support and safety. The shower walls and ceiling were fully tiled to improve durability and moisture resistance. The project included plumbing installation through the crawl space, electrical work, insulation, drywall, vanity installation, toilet installation, glass sliding shower doors, and tile flooring throughout the entire bathroom. All work was completed according to code requirements and successfully passed inspection. The final design provides a safe, modern, and functional bathroom space for long-term use.

Scott and Janet of Elgin have had four design to build renovations with Advance Design over the last decade. We got the chance to sit down and talk with Janet about her experience working with Advance Design on so many different areas of her home. Starting with her kitchen in 2009, Janet proclaimed, “The reason we kept coming back is because our first [renovation] went so extremely well, exceeding all of my expectations.” Since their kitchen renovation with Advance Design ten years ago, Scott and Janet have also worked with Advance to remodel their master bedroom, their power room, a wet bar, and most recently their master bath. Having renovated practically every major room in the house with the team, we asked Janet what made her experience with Advance Design so special. “We went with Advance Design because we trusted them so much more, their experience, and everything that they brought. This designer showerhead, mixed with the warm ambiance of the lighting and pebble accent running throughout the shower make for what Janet calls a “luxury spa essence”. From the oversized glass sliding door to the recessed niche for accessories, each special detail was considered and implemented intentionally so as to create the maximumly optimized use of the compact space. Not only was this transformation one of beauty and luxury, but special attention was given to every way possible to provide additional storage to maximize the functionality of the bath area as a whole. The high point of this project was the smart layout and design that made sure to get every inch of space allowed by Avondale Estate’s unique height, size and massing limits. In addition, the exterior used a variety of materials to create a harmonious and interesting visual that though unique is oh so pleasing to the eye. Details inside made the space useful, airy and bright. A very large sliding door unit floods the living room and kitchenette with light. The bathroom serves all purposes and doesn’t feel too tight. And the office has plenty of room for visiting clients and long term can provide a bedroom with plenty of closet space if needs change. The accessory structure successfully includes absolutely every function the homeowner could want with style to spare.

What began as a conversation about adding some cabinetry quickly evolved into a comprehensive storage solution — one designed to accommodate everything from groceries and sports equipment to pet supplies and everyday household essentials. Design Objectives: Create Organization: Consolidate pantry overflow, household supplies, and everyday essentials into a single, highly functional space. Support Family Life: Provide dedicated storage for coats, bags, sports equipment, and the routines of an active household. Accommodate Pets: Incorporate thoughtful features for the family’s dogs while maintaining a clean, organized appearance. Maximize Existing Space: Transform an underutilized room without expanding the home’s footprint. Maintain Flexibility: Preserve the room’s long-term versatility and appeal for future homeowners. Design Challenges: Multiple Functions: The room was being used simultaneously as a home office, pantry, storage area, and pet space without a cohesive organizational strategy. Andrea wanted new light fixtures for her Dining Room, Foyer, and Den. She met with Design Actually in Conway, AR at the beginning of November. She really wanted new lighting for Thanksgiving to impress her family and to create an elegant mood for dinner. She showed Design Actually her Pinterest inspiration light fixtures. For the Den, she really wanted a Chihuly style light without the cost. She had searched for 2 years and could not find lighting she loved and was not sure how to make all of the fixtures flow well. After talking through Andrea's long-term aspiration for the room we decided to go with a neutral color light. A few days later we reviewed the selections and placed the order for the 4 lights. They all had to be assembled and it was intense because it was just a day before Thanksgiving! Our electrician said he felt like he needed to be wearing a tuxedo putting them together! The lights were installed one day before the Turkey was on the table! It was a success! Soon we will be adding wallpaper to the mirrored wall and a colorful sofa. We recently completed a development project in the Pemberton Heights area of North Vancouver. These 2 houses were built to benefit the long-term durability through the selection of efficient materials and process which will give a longer lifespan with lower maintenance and energy costs. This project was a perfect fit for us to assist in the design and execute the construction while working with some outstanding clients and consultants. A win for all of us! 
The original home was recycled hitting our target goals of 90%, leading way to a couple of stealth looking homes with performance levels right there with the best of them. Our mechanical engineer designed the mechanical systems to achieve maximum efficiency and hit our internal target goals that we have set for ourselves in accordance with our Vision here at Naikoon. These homes came in at EnerGuide score of 85% which can also be referenced in GJ with a score of 54GJ. To give you an idea of how this rating relates to an average home of this size, these 2 beauties on Mackay are about 80% more efficient.
