Children’s waiting room interior design project at Princeton University. I was beyond thrilled when contacted by a team of scientists ( psychologists and neurologists ) at Princeton University. This group of professors and graduate students from the Turk-Brown Laboratory are conducting research on the infant’s brain by using functional magnetic resonance imaging (or fMRI), to see how they learn, remember and think. My job was to turn a tiny 7’x10′ windowless study room into an inviting but not too “clinical” waiting room for the mothers or fathers and siblings of the babies being studied. We needed to ensure a comfortable place for parents to rock and feed their babies while waiting their turn to go back to the laboratory, as well as a place to change the babies if needed. We wanted to stock some shelves with good books and while the room looks complete, we’re still sourcing something interactive to mount to the wall to help entertain toddlers who want something more active than reading or building blocks. Since there are no windows, I wanted to bring the outdoors inside. Princeton University‘s colors are orange, gray and black and the history behind those colors is very interesting. It seems there are a lot of squirrels on campus and these colors were selected for the three colors of squirrels often seem scampering around the university grounds. The orange squirrels are now extinct, but the gray and black squirrels are abundant, as I found when touring the campus with my son on installation day. Therefore we wanted to reflect this history in the room and decided to paint silhouettes of squirrels in these three colors throughout the room. While the ceilings are 10′ high in this tiny room, they’re very drab and boring. Given that it’s a drop ceiling, we can’t paint it a fun color as I typically do in my nurseries and kids’ rooms. To distract from the ugly ceiling, I contacted My Custom Creation through their Etsy shop and commissioned them to create a custom butterfly mobile to suspend from the ceiling to create a swath of butterflies moving across the room. Their customer service was impeccable and the end product was exactly what we wanted! The flooring in the space was simply coated concrete so I decided to use Flor carpet tiles to give it warmth and a grass-like appeal. These tiles are super easy to install and can easily be removed without any residual on the floor. I’ll be using them more often for sure! This is a super modern townhome with original pale tones, mainly a white canvas. Our sophisticated and well-traveled out-of-town clients purchased this townhome right in the middle of the pandemic. They needed a full-cycle interior design studio like ours to take on this project while they were in transit to Montecito. The scope was the complete renovation and facelift of the kitchen, powder room, master bedroom, master bathroom, guest suites, basement, and outdoor areas. Our clients wanted to bring warm tones such as orange and red throughout the 4-story Montecito townhome. They were open to discovering and implementing different interior design ideas in each section of the house. This project also features our SORELLA furniture pieces made exclusively by hand in Portugal and shipped to our clients in Montecito. Meet the Pros: Sound Design To celebrate it's 20th anniversary, Sound Design built a 6,500-square-foot showroom in Horseshoe Bay, Texas to demo technology in a "relaxing, luxurious ambience that appeals to our local clientele." “We’ve learned a lot over the years, and our experience helped us design the new showroom in a way that presents a relaxing, luxurious ambience that appeals to our local clientele,” says Sound Design owner Chris Bean. “We used the best-of-the-best in every category, from the Runco 63-inch plasma TV framed and hidden by a VisionArt motorized art print to the ultra-high-end CAT MBX Sequoia speakers and of course the ELAN g! system.” The showroom’s entrance living room features A/V and lighting control from an Elan TS10 10-inch in-wall touchscreen, an Elan TS2 in-wall touchscreen and Elan HR2 handheld remote. The system distributes audio and video content to a system consisting of a Runco V63 63-inch plasma display, a Planar 2×3 Matrix Wall with six 46-inch panels, a Planar Mosaic wall with four 46-inch panels and four 15-inch square panels, a two-channel audio system that uses two 7-foot-tall CAT MBX Sequoia’s, and a surround system that includes an Integra DTR 50.4 receiver, Newport speakers and two Sunfire HRS-12 subwoofers. “Many of our clients are tech-savvy homeowners who have become mobile tech enthusiasts through their everyday interactions with iPhones and tablets, and they want that same instant satisfaction to apply to their household media and home functions,” says Bean. “Just a few years ago, the most common client request was for an amazing home theater to enjoy the newest DVDs or Blu-rays. Consumer culture is now moving beyond just high-quality audio and video and our clients are demanding easy, fast, total control of everything in the home from their touch panels, smartphone or tablet.” The most unique part of the new showroom, Bean says, will be the 640-square-foot simulation room, which is still under construction. Featuring AboutGolf’s newest three-projector continuous curve screen golf simulator, a LaserShot shooting simulator with five-channel surround and 30 competitive games for two players, and a VRX iMotion triple-LCD display driving & flight simulator, this room is a virtual playground. “The simulation room is a step forward for CI showroom design and for our company, and it allows us to open the imagination of our clients to show them that anything is possible,” says Bean. “Homeowners in Horseshoe Bay are all about recreation and a luxury lifestyle, so we wanted to show the unique ways people could enhance their home’s fun factor. From controlling lighting, heating and surveillance cameras on an iPhone to a hyper-realistic golf simulator that makes you feel like you’re really teeing off on the course, our Horseshoe Bay showroom is as state-of-the-art as it can be.” Sound Design also built a commercial-quality home theater that uses a Display Development HD3 projector, a 184-inch Stewart Filmscreen Luxus Deluxe screen, a Kaleidescape M300 player connected to a Kaleidescape CinemaOne server in the lobby, a Theta Casablanca III preamp/processor, Theta Compli-blu Blu-ray player, a PrimaCinema server, and a bevy of California Audio Technology speakers, subwoofers and amplifiers.

The durable, low-maintenance master bath, which retains another bedroom’s unique footprint, features vanity with wash-up and mirrored makeup area on opposite ends, and built-in cubbies for daily necessities. With a little bit of love, you can transform your kitchen into a space you love to spend time in! Many people are so used to their surroundings that we don’t realize what a little bit of paint and new finishes can do to change a room. That’s exactly the case of this kitchen. Actually, the cabinetry was already refinished prior to us coming into the picture, our clients couldn’t wait! So, we had the opportunity to incorporate those finishing touches to really seal the deal of this space. Today, this kitchen is up-to-date and classic. It really will stand the test of time! To learn more about this space, continue reading below: Cabinets The cabinetry was already refinished prior to us doing our magic. But we love how the crisp and clean finishes of the cabinetry pairs so well with the new finishes and materials we incorporated. To elevate the cabinetry, we embellished the doors and drawers with 5 inch “Emerald” hardware from Top Knobs (TK288BSN). Countertops At first glance, you may have noticed we incorporated beautiful marble countertops to this space. So, what if we told you those countertops are not made of marble? Actually, not even close! These countertops are a beautiful 3cm Cambria quartz in the finish “Ironsbridge”. The specs of grey and veining in the countertops might have fooled you! We love the way it looks in this space. Backsplash Subway tiles have been around a long time. Still, we love the classic look of subway tile and our clients are always requesting it! A simple way to add interested to subway tile is to utilize tile with beveling, create a contrasting pattern, and add contrasting grout color, as we have done here. Here we have utilized a 3×6 Daltile Rittenhouse Square with beveled edges as the main tile. Then, over the range, we have framed the tile and changed the pattern to herringbone to add some pop! Fixtures The fixtures of this space are classically styled as well. From Blanco, we have the main sink in a Precis Super Single Bowl in White paired with an Atura kitchen faucet with pull-down spray in stainless steel. Then on the island, we have a Precis Medium Bowl in White and an Atura Pulldown bar faucet in stainless steel, also from Blanco.

Many times, a kitchen does not need a complete gut, rather more of a cosmetic redo. Which is exactly what we’ve done here! This particular kitchen already had great bones and beautiful sky blue cabinetry, it just needed some finishing touches to get that make-over look. To learn more, continue reading below! Countertops With cabinetry already having a fresh sky blue color, we didn’t have to touch the cabinets. However, by lowering the pony wall, and dropping it to cabinet-height, really helped to open up the kitchen. The original countertops were a dark and outdated tile application that needed a redo. So out with the old and in with the new 3 cm Cambria Quartz in Ella. The brightness of the new countertops was a much-needed cosmetic change for this kitchen space to liven up! Backsplash The original backsplash was an outdated light-brown 4×4″ square installed in a mixture of straight and diamond lay. The new backsplash was a Daltile Artigiano 3×6 glazed ceramic wall tile in Italian Alps. This tile has a hand-painted look with irregular edges, giving it a hand-made look. Fixtures and Fittings To complete this kitchen, a new sink, faucet, and hardware is a must! From Blanco, we have a Diamond super single bowl in a granite composite sink in the color Truffle (441765), and Meridian semi-professional faucet in Satin Nickel (440557). Lastly, the new hardware on the cabinetry are Amerock Blackrock pulls in Satin Nickel (BP55276-G10).

We completely renovated the kitchen, moving it from one side of the home to the other. The remodel included removal of a load-bearing wall - as well as the construction of a new 14 ft. load-bearing beam, newly installed LED lighting, and a super island which is perfect for cooking and entertaining. We painted the kitchen cabinets a pale sea green, which, when combined with the LED lighting, makes for a striking contrast against the classic white subway tile backsplash. Designed by Chi Renovation & Design who serve Chicago and its surrounding suburbs, with an emphasis on the North Side and North Shore. We’re not only talking about financing the house itself, but all the renovation costs and other expenses involved in the flip. You are laying out all that money at the beginning and only seeing your returns when the property sells. This can create cash flow issues and stress if you fall being schedule or go above your initial budget. Taxes—House flips will usually create dramatic swings in income year over year, and that can increase your tax bill. You have to pace things correctly to take advantage of specific capital gains tax rules. Capital gains taxes are higher on any property owned less than a year, so you have to find that balance of how long you own any specific investment properties and how long it takes to complete the renovation and sale. Before you get too deep into fix and flip investing, you will want to talk with your tax advisor to make sure you have the right plan in place. Surprises—All real estate investment is susceptible to surprises. You don’t always know what lies behind the walls until you start the renovation process. You cannot plan for everything as a real estate investor, but you have to be prepared for anything. It is a good idea to add some wiggle room in your budget and overestimate your renovation expenses/timeline to cover any surprises that may come up. These are some of the biggest pros and cons of fix and flip real estate investment. Of course, there are other things you need to know as an investor, so be sure and do your homework in order to get the most out of your investment portfolio. Both fix and flip and buy and hold strategies can be highly lucrative if you do things right. There are no wrong answers, but there are wrong ways of doing things if you truly want to be successful in this field.
