Inspiration for a contemporary dark wood floor eat-in kitchen remodel in Seattle

This mudroom is finished in grey melamine with shaker raised panel door fronts and butcher block counter tops. Bead board backing was used on the wall where coats hang to protect the wall and providing a more built-in look. Bench seating is flanked with large storage drawers and both open and closed upper cabinetry. Above the washer and dryer there is ample space for sorting and folding clothes along with a hanging rod above the sink for drying out hanging items. The project blended NILES’ technical execution with Ian’s hands-on finishing work, resulting in a studio where every corner has intention and every system supports a seamless, plug-and-play workflow. The structure began as a barn-style two-car garage with a second floor. After exploring several layouts and engineering options, we landed on a design that leveraged the high ceilings and existing footprint to create a dynamic and spacious acoustic environment. Generous daylight from surrounding windows connects the interior to the outdoors, while layered textures, warm tones, and custom finishes create a grounded yet inspiring atmosphere. The Control Room is fully isolated from the rest of the building with sound-reducing wall systems, a full soft-ceiling bass trap, tuned corner traps, treatment throughout, and full-lite doors for controlled transmission and visibility. Though modest in size, it delivers accurate monitoring and integrates smoothly with the larger live environment. Roasted Bean Studio was built to support any direction Ian pursues—from producing to mixing to live performance. The space provides the sonic palette and creative flexibility needed for a wide range of projects, offering a visually inspiring and acoustically reliable environment that empowers his work every day.

This 1,000ft² recording and production studio, built in 2021 for producer couple Latifah Alattas and Lucas Morton, was designed as a fully custom creative environment that supports writing, mixing, and collaboration at the highest level. Both Latifah and Lucas are multi-instrumentalists, engineers, and mixers, and the studio reflects the full range of their workflows—visually inspiring, technically precise, and intuitive in every room. The facility was built from the ground up with a strong emphasis on architectural acoustics and plug-and-play connectivity. The layout includes two Control Rooms, multiple isolation booths, and shared common spaces, all tied together with seamless audio integration. No matter where you are in the studio, routing, monitoring, and communication remain effortless and consistent. Behind the aesthetic, the acoustic design is exceptionally robust. Six independent floating-floor systems support the suites, ensuring each room operates with minimal sound transmission. Tailored sound-reducing wall assemblies, full-lite doors, engineered window systems, and intentional treatment plans deliver clarity, isolation, and precision for tracking and mixing. Each space is mechanically decoupled, allowing multiple rooms to run simultaneously without compromise. For monitoring, both Latifah and Lucas chose Genelec “The Ones” series monitors with GLM calibration to ensure accurate translation and consistency across the entire facility. Natural light and a warm, welcoming aesthetic anchor the visual identity of the studio, reflecting the creative energy and personality of its owners. The result is a highly functional, beautifully crafted space where ideas can move freely and production can happen without limitations.

The Owners of a home that had been consumed by the moving dunes of Lake Michigan wanted a home that would not only stand the test of aesthetic time, but survive the vicissitudes of the environment. With the assistance of the Michigan Department of Environmental Quality as well as the consulting civil engineer and the City of Grand Haven Zoning Department, a soil stabilization site plan was developed based on raising the new home’s main floor elevation by almost three feet, implementing erosion studies, screen walls and planting indigenous, drought tolerant xeriscaping. The screen walls, as well as the low profile of the home and the use of sand trapping marrum beachgrass all help to create a wind shadow buffer around the home and reduce blowing sand erosion and accretion. The Owners wanted to minimize the stylistic baggage which consumes most “cottage” residences, and with the Architect created a home with simple lines focused on the view and the natural environment. Sustainable energy requirements on a budget directed the design decisions regarding the SIPs panel insulation, energy systems, roof shading, other insulation systems, lighting and detailing. The Hive This remodel transforms three small, crowded rooms into an expansive, open kitchen connecting directly onto a new backyard deck. The coziness of a former breakfast nook is re-created with a built-in bench with discreet storage, and a pre-existing island is re-imagined with a new marble surface and complementary marble slab installed above the counters. The new modern kitchen, combines bamboo, white, and glass cabinet materials and integrates an original Wedgewood range stove providing a spacious, open environment. Outside, the new deck design addresses a previous basement flooding problem and brings together the upper and lower floors with a floating “crow’s nest” balcony, maximizing available outdoor space for use by both couples. To avoid the need for a support post, the balcony is supported by steel beams cantilevered into the house itself. Its custom rail system is galvanized steel and stainless steel cable, leaving as much space open as possible, and a steel awning overhead protects the new door from potential rain damage. The deck itself, as well as its railings and trellis structure, are built in durable ipe, a smooth barefoot-friendly hardwood. Stairs and seating create a smooth transition from the elevated deck down into the yard, where the new owners installed flagstones and setup their own bee hives.

This early 20th century Indianapolis, IN basement remodel was in desperate need of help. The original and still operating hydronic radiant heating system had its plumbing configured without regard to any other use of the space. Fearful of harming the aged system and the high cost of doing so, these Clients were adamant that the existing system remain intact. Architect Lee Constantine developed a design that maintained the existing heating system while creating "niches" around the perimeter that would conceal the unsightly plumbing. Additionally, by removing free-standing structural supporting posts, amore flexible and inviting space was achieved. Because of an already low ceiling condition, the floor-ceiling structure above was kept exposed, painted and highlighted with indirect lighting to avoid further reducing the ceiling height. Constantine incorporated "clouds" on this ceiling to conceal certain existing components that either were cost prohibitive to relocate or couldn't be relocated. These "clouds"become a "visual element" through their geometry and hidden "indirect" light source rather than an undesirable complication. Now this family entertains frequently in the basement and reports "it doesn't feel like we're in a basement anymore"
