Inspiration for a mid-sized transitional screened-in back porch remodel in Charlotte with decking and a roof extension

The homeowner of this traditional home requested a traditional pool and spa with a resort-like style and finishes. AquaTerra was able to create this wonderful outdoor environment with all they could have asked for. While the pool and spa may be simple on the surface, extensive planning went into this environment to incorporate the intricate deck pattern. During site layout and during construction, extreme attention to detail was required to make sure nothing compromised the precise deck layout. The pool is 42'x19' and includes a custom water feature wall, glass waterline tile and a fully tiled lounge with bubblers. The separate spa is fully glass tiled and is designed to be a water feature with custom spillways when not in use. LED lighting is used in both the pool and spa to create dramatic lighting that can be enjoyed at night. The pool/spa deck is made of 2'x2' travertine stones, four to a square, creating a 4'x4' grid that is rotated 45 degrees in relation to the pool. In between all of the stones is synthetic turf that ties into the synthetic turf putting green that is adjacent to the deck. Underneath all of this decking and turf is a concrete sub-deck to support and drain the entire system. Finishes and details that increase the aesthetic appeal for project include: -All glass tile spa and spa basin -Travertine deck -Tiled sun lounge with bubblers -Custom water feature wall -LED lighting -Synthetic turf This traditional pool and all the intricate details make it a perfect environment for the homeowners to live, relax and play! Minimalist home gym photo in Cleveland

Stripped of its original charm with sagging floors and water leaks, this 1900 row house was prime for a full renovation. While the staircase and marble fireplace are original, everything from the white oak flooring, crown, applied, and base moldings, to the archways and brass door hardware is new; yet they all feel original to the house. Other projects included removing soffits and tucking away randomly placed support beams and posts, relocating and expanding the kitchen, renovating each bathroom – and adding a new one, upgrading all the mechanical, electric and plumbing systems, removing a fireplace, and regrading the back patio for proper drainage and added greenery. Robin Stancliff photo credits. This kitchen had a complete transformation, and now it is beautiful, bright, and much more accessible! To accomplish my goals for this kitchen, I had to completely demolish the walls surrounding the kitchen, only keeping the attractive exposed load bearing posts and the HVAC system in place. I also left the existing pony wall, which I turned into a breakfast area, to keep the electric wiring in place. A challenge that I encountered was that my client wanted to keep the original Saltillo tile that gives her home it’s Southwestern flair, while having an updated kitchen with a mid-century modern aesthetic. Ultimately, the vintage Saltillo tile adds a lot of character and interest to the new kitchen design. To keep things clean and minimal, all of the countertops are easy-to-clean white quartz. Since most of the cooking will be done on the new induction stove in the breakfast area, I added a uniquely textured three-dimensional backsplash to give a more decorative feel. Since my client wanted the kitchen to be disability compliant, we put the microwave underneath the counter for easy access and added ample storage space beneath the counters rather than up high. With a full view of the surrounding rooms, this new kitchen layout feels very open and accessible. The crisp white cabinets and wall color is accented by a grey island and updated lighting throughout. Now, my client has a kitchen that feels open and easy to maintain while being safe and useful for people with disabilities.

The self-supported integrated landings on this stair eliminate the need to use busy support columns beneath the landings. The stylized shape of the stringers accentuate the floating unsupported nature of the stair. The two toned white oak, flag spindles and eastern stringers capture elements of both contemporary and traditional craftsman style.

We designed this deck for maximum efficiency with an open space feeling. The homeowners wanted an open relaxed space that would preserve the view to the forest and a covered porch that would not cut off the natural light from the patio. So we designed the structure with engineered beams to minimize the number of support posts needed, and added skylights to let more light in. We also moved the engineered beam up into the roof structure to minimize its presence.

Challenge This 2001 riverfront home was purchased by the owners in 2015 and immediately renovated. Progressive Design Build was hired at that time to remodel the interior, with tentative plans to remodel their outdoor living space as a second phase design/build remodel. True to their word, after completing the interior remodel, this young family turned to Progressive Design Build in 2017 to address known zoning regulations and restrictions in their backyard and build an outdoor living space that was fit for entertaining and everyday use. The homeowners wanted a pool and spa, outdoor living room, kitchen, fireplace and covered patio. They also wanted to stay true to their home’s Old Florida style architecture while also adding a Jamaican influence to the ceiling detail, which held sentimental value to the homeowners who honeymooned in Jamaica. Solution To tackle the known zoning regulations and restrictions in the backyard, the homeowners researched and applied for a variance. With the variance in hand, Progressive Design Build sat down with the homeowners to review several design options. These options included: Option 1) Modifications to the original pool design, changing it to be longer and narrower and comply with an existing drainage easement Option 2) Two different layouts of the outdoor living area Option 3) Two different height elevations and options for the fire pit area Option 4) A proposed breezeway connecting the new area with the existing home After reviewing the options, the homeowners chose the design that placed the pool on the backside of the house and the outdoor living area on the west side of the home (Option 1). It was important to build a patio structure that could sustain a hurricane (a Southwest Florida necessity), and provide substantial sun protection. The new covered area was supported by structural columns and designed as an open-air porch (with no screens) to allow for an unimpeded view of the Caloosahatchee River. The open porch design also made the area feel larger, and the roof extension was built with substantial strength to survive severe weather conditions. The pool and spa were connected to the adjoining patio area, designed to flow seamlessly into the next. The pool deck was designed intentionally in a 3-color blend of concrete brick with freeform edge detail to mimic the natural river setting. Bringing the outdoors inside, the pool and fire pit were slightly elevated to create a small separation of space. Result All of the desirable amenities of a screened porch were built into an open porch, including electrical outlets, a ceiling fan/light kit, TV, audio speakers, and a fireplace. The outdoor living area was finished off with additional storage for cushions, ample lighting, an outdoor dining area, a smoker, a grill, a double-side burner, an under cabinet refrigerator, a major ventilation system, and water supply plumbing that delivers hot and cold water to the sinks. Because the porch is under a roof, we had the option to use classy woods that would give the structure a natural look and feel. We chose a dark cypress ceiling with a gloss finish, replicating the same detail that the homeowners experienced in Jamaica. This created a deep visceral and emotional reaction from the homeowners to their new backyard. The family now spends more time outdoors enjoying the sights, sounds and smells of nature. Their professional lives allow them to take a trip to paradise right in their backyard—stealing moments that reflect on the past, but are also enjoyed in the present.
