Location, location, location! Isn’t that what all of our real-estate friends and colleagues are always telling us? Our clients made a wise choice when purchasing this beautifully located ocean front property nestled in the dunes of Palm Beach, but they were presented with a challenge: how to take this luxury townhouse from dark and dated to a chic easy breezy dream home that reflects is naturally gorgeous sun and sand dunes surroundings as well as our clients laid back personalities. Built in 1981, this dream home’s post-modern style with dark wood architectural features, cold concrete structure, and harsh lighting felt out of step by todays standards. Our solution: open the staircase and switch out the wood paneled banister for clear glass, exposing its grand design and allowing for amazing and unobscured views of the property’s outdoor spaces as well as the home’s common areas, permitting its large loft space to shine. Bedrooms were treated to neutral color-schemes inspired by the Palm Beach dunes that surround this oceanfront home. An impressive pallet of textures and materials were chosen, and juxtapositions of lux linens and natural textiles like grass wall coverings and a large arrangement of sculptural branches brings the outside, in. Big and bold custom metal sculptures were installed in the primary bedroom along with hand blown glass light fixtures, adding that touch of glam that we are known for. The private courtyard revamp is above and beyond anything you will see in Palm Beach. Playful and luxurious, it features a koi pond, a two story art installation and a dramatic custom stone waterfall. Its seating area makes great use of this homes original design by softening the heavy overhang with ceiling coverings in Peaky Cyprus and covering the walls with grass, creating a very cool and cozy space to relax and unwind. The entire courtyard is expertly illuminated by artistic lighting that makes every corner a sparkling treat for the eyes. We had fun with this ambitious project and we hope your takeaway is to let location be your guide when looking for your dream home, because anything is possible in design but great surroundings are rare treasures that must be found and cherished.

We have completed a Clear Cypress Tongue and Groove installation project for a Drive Through Carport, The Lower Beams are made of Laminated Cypress Boards to equal 17" Wide with a 45 Degree Edge; to give a sold timber look. Lastly, we finished off with a 2" Cypress Crown Molding; Milled by Bennett Carpentry.

Inspiration for a contemporary living room remodel in Orange County

As we discussed pulling down the interior walls and hoisting load-bearing beams in their place it became clear that the existing ceiling had to go and a new vaulted ceiling, complete with skylights would create a spacious, sunny, open living space.

Retro Fit ceiling project. Between trusses installation of IsoPine ceiling boards from the IsoBoard range. Edges finished with quarter round and entire ceiling painted with 2 x coats white PVA paint. "IsoBoard is a rigid board bulk thermal insulator, available in various thicknesses and lengths to meet most requirements. IsoBoard believe in being conservative when making claims as to the performance of our products, and testing these claims regularly through reputable agencies, such as the Board of Agre’ment."

We took an outdated, builder basic kitchen to the next level - removed an old corner pantry in favor of floor-to-ceiling pantry cabinets, upper cabinets that go all the way to the 10' ceiling, counter-to-ceiling marble chevron backsplash, and installed custom floating shelving. For appliances, we installed a counter-depth refrigerator and built it in to the cabinetry. The previous over-the-range microwave was moved to the island.

What do you do when you have a small narrow kitchen with high ceilings? you build up! in this kitchen we used every inch of space. creating a u shaped kitchen with a narrow island in the center and cabinets all the way up the 10 foot ceiling. The white shaker cabinets, white quartz counter tops and white beveled subway tiles, all help create a clean and minimalist look that does not cramp the space.

This master bedroom began as a workshop at the back of the garage with suspended ceilings and a tiny toilet room. Opening up the ceiling, transforming the bathroom and adding a 4 poster bed and crystal chandelier makes this a great rental suite. It has a seating area, a walk in dressing room and a good sized shower and bathroom. The theme was glamorizing coming up to camp in Maine, like glamping, but in a waterfront property.

Our clients house was built in 2012, so it was not that outdated, it was just dark. The clients wanted to lighten the kitchen and create something that was their own, using more unique products. The master bath needed to be updated and they wanted the upstairs game room to be more functional for their family. The original kitchen was very dark and all brown. The cabinets were stained dark brown, the countertops were a dark brown and black granite, with a beige backsplash. We kept the dark cabinets but lightened everything else. A new translucent frosted glass pantry door was installed to soften the feel of the kitchen. The main architecture in the kitchen stayed the same but the clients wanted to change the coffee bar into a wine bar, so we removed the upper cabinet door above a small cabinet and installed two X-style wine storage shelves instead. An undermount farm sink was installed with a 23” tall main faucet for more functionality. We replaced the chandelier over the island with a beautiful Arhaus Poppy large antique brass chandelier. Two new pendants were installed over the sink from West Elm with a much more modern feel than before, not to mention much brighter. The once dark backsplash was now a bright ocean honed marble mosaic 2”x4” a top the QM Calacatta Miel quartz countertops. We installed undercabinet lighting and added over-cabinet LED tape strip lighting to add even more light into the kitchen. We basically gutted the Master bathroom and started from scratch. We demoed the shower walls, ceiling over tub/shower, demoed the countertops, plumbing fixtures, shutters over the tub and the wall tile and flooring. We reframed the vaulted ceiling over the shower and added an access panel in the water closet for a digital shower valve. A raised platform was added under the tub/shower for a shower slope to existing drain. The shower floor was Carrara Herringbone tile, accented with Bianco Venatino Honed marble and Metro White glossy ceramic 4”x16” tile on the walls. We then added a bench and a Kohler 8” rain showerhead to finish off the shower. The walk-in shower was sectioned off with a frameless clear anti-spot treated glass. The tub was not important to the clients, although they wanted to keep one for resale value. A Japanese soaker tub was installed, which the kids love! To finish off the master bath, the walls were painted with SW Agreeable Gray and the existing cabinets were painted SW Mega Greige for an updated look. Four Pottery Barn Mercer wall sconces were added between the new beautiful Distressed Silver leaf mirrors instead of the three existing over-mirror vanity bars that were originally there. QM Calacatta Miel countertops were installed which definitely brightened up the room! Originally, the upstairs game room had nothing but a built-in bar in one corner. The clients wanted this to be more of a media room but still wanted to have a kitchenette upstairs. We had to remove the original plumbing and electrical and move it to where the new cabinets were. We installed 16’ of cabinets between the windows on one wall. Plank and Mill reclaimed barn wood plank veneers were used on the accent wall in between the cabinets as a backing for the wall mounted TV above the QM Calacatta Miel countertops. A kitchenette was installed to one end, housing a sink and a beverage fridge, so the clients can still have the best of both worlds. LED tape lighting was added above the cabinets for additional lighting. The clients love their updated rooms and feel that house really works for their family now. The natural look of the CoastalReef conjured thoughts of an old wine cave in Tuscany but with a modern twist,” says Misha. The Watermill House is a beautiful example of a classic Hamptons wood shingle style home. The design and renovation would maintain the character of the exterior while transforming the interiors to create an open and airy getaway for a busy and active family. The house comfortably sits within its one acre lot surrounded by tall hedges, old growth trees, and beautiful hydrangeas. The landscape influenced the design approach of the main floor interiors. Walls were removed and the kitchen was relocated to the front of the house to create an open plan for better flow and views to both the front and rear yards. The kitchen was designed to be both practical and beautiful. The u-shape design features modern appliances, white cabinetry and Corian countertops, and is anchored by a beautiful island with a knife-edge marble countertop. The island and the dining room table create a strong axis to the living room at the rear of the house. To further strengthen the connection to the outdoor decks and pool area of the rear yard, a full height sliding glass window system was installed. The clean lines and modern profiles of the window frames create unobstructed views and virtually remove the barrier between the interior and exterior spaces. The open plan allowed a new sitting area to be created between the dining room and stair. A screen, comprised of vertical fins, allows for a degree of openness, while creating enough separation to make the sitting area feel comfortable and nestled in its own area. The stair at the entry of the house was redesigned to match the new elegant and sophisticated spaces connected to it. New treads were installed to articulate and contrast the soft palette of finishes of the floors, walls, and ceilings. We couldn't be more pleased with the LED strips we ordered. Our NYC co-op would not allow us to add any lighting connections into our cement ceiling, but I wanted to be able to walk into each room, flip the switch on and have the room well lit. We installed coves in all the rooms and love the way it turned out. I thought I needed the 4NFLS to ensure enough brightness but we had to install the 2NFLS strips as they had the UL rating. Turns out they were more than sufficient as we dim the lights late at night. The coves were made with steel studs mounted horizontally.
