This proposal is for a new two-story home on the vacant heavily wooded lot with an existing 150-foot-long driveway lined by several beautiful oak trees culminating in a behemoth 43-inch oak tree where the driveway meets the main lot. The far end of the driveway terminates in a grove of three 43/40/43-inch redwoods and at the very center of the vacant lot stands a gargantuan V-twin 59-inch redwood tree paired with a “small” 29-inch redwood tree. The owners want to build a beautiful contemporary-styled home for their family that fully enjoys and embraces the mature trees on their cozy 65-foot by 100-foot lot.
As with all small, constrained lots, this project’s site design started first with meeting the relatively large parking and car maneuvering requirements. Menlo Park’s Department of Transportation typically requires side-facing garages to have 24-feet of backup space. So that they could give the largest feature redwood tree on site an added four feet (50%) of clearance outside of its critical root zone, the owners agreed to install a vehicle turntable at the end of their driveway to eliminate the extra four feet of space needed to back up and turnaround. This allowed them to pull their garage forward an additional four feet towards the front property line on the panhandle side, drastically reducing the rest of the home’s impact on the gargantuan V-Twin paired redwood tree at the center of the lot.
One of the owners has mobility issues, and accordingly, they first sought to design a one-story floor plan that incorporated all their family’s needs including plenty of covered patio and deck space to enjoy our fantastic California weather. But that single-story footprint spread too far into the critical root zones of several of the redwood trees on site, even despite the use of the vehicle turntable. During my interview process with the owners, they made it clear to me that one of their primary concerns is ensuring that the largest trees on site would thrive and become features of their new home after construction is complete. The single-story designs that removed the grove of three huge redwood trees were non-starters, as was the skimpy 5x10 master bath I designed when trying to squeeze the whole house program into an overly compromised single-story design. It was therefore deemed necessary to go with a two-story design despite the owner’s mobility issues. This two-story design has a much more compact ground floor footprint and has no bedrooms downstairs, other than the detached ADU. The owners must give up the floor area and incur the costs to install a residential elevator to access their upstairs master suite.
Our ground floor footprint is smaller due to the two-story design decision, and our foundation is pulled away from the trees thanks to the vehicle turntable. Yet, a tiny portion of the home’s ground floor footprint still encroaches into the critical root zones of the largest 59” redwood tree. Therefore, as outlined in the Arborist Report prepared by Aesculus Arboricultural Consulting, the structural engineers are incorporating an array of drilled piers and shallow-grade beams for the main home’s foundation and deck area nearest the redwood’s critical root zone. This drilled piers and grade beam foundation is a type of “bridging” foundation as outlined in Aesculus’ report to preserve the health of these trees that the property was designed around. The rest of the foundation will be constructed as an insulated slab-on-grade foundation to minimize the number of steps and ramps needed for the owners to enjoy their home and patio areas.
Despite the owner’s desire to keep as many trees as possible on site, and despite the smaller ground floor footprint and the advantage of the vehicle turntable, the need for a 20x20-foot garage and 20x20/25-foot guest parking space on our panhandle lot requires the removal of two heritage trees in the required driveway, a 16” coast redwood, and a 17” coast redwood. An alternate design, such as swapping the garage and guest parking locations north-to-south, still requires the removal of these two trees for vehicle maneuvering but has the added disadvantage of cutting off the home’s sightlines to the behemoth 43” oak tree just outside the currently proposed front patio space and living room. Jim Redman of Elements Landscape is proposing 13 new trees be planted on site to replace the lost value of these two heritage coast redwood trees.
This contemporary architectural design features clean lines, and an abundance of full-height windows and large skylights to best take in the immense trees on site. To blend in with the forest-like setting, the home boasts a mix of rich textures and features a color palette of natural wood tones contrasted with dark blue and black. Once through the new steel gate at the street and down the 150-foot tree-lined driveway, a large covered front patio becomes visible past the neighbor’s detached accessory structure. The covered patio is just across the driveway from the beautiful 43” behemoth coast live oak. The single plane of the covered patio roof is delicately supported by a pair of steel posts in a “V-twin” configuration much like the largest redwood trees that tower over the center of the lot and will still be visible above the new two-story home, even from the front yard. The patio is covered in a dark-colored standing seam roof, with steel C-channel fascias, and tongue-and-groove wood ceiling planks on the underside. Generously sized skylights on the patio roof and inside the living area allow for impressive views of the amazing oak canopy as well as precious natural light.
Supporting the sloped covered patio on the other side is the two-car garage with a secondary bedroom suite stacked above the garage. This two-story volume is to be clad in vertical clear-coated redwood siding, to tie in with the grove of three 43-inch redwood trees just beyond. The garage door, and the bank of windows for Bedroom#2 above feature a steel fascia eyebrow header feature to provide shade and overhang protection, as we are not proposing a large overhang at this “redwood trunk”. The garage and bedroom volume are pulled 16 feet away from the side property line, instead of the minimum required setback of 6’-6”, thus leaving plenty of room for the redwood grove and existing mature pear tree to continue to thrive. This existing mature green screen in this 16-foot-wide side yard is a feature worth soaking in, which is why tall windows with low sill heights are proposed for both the stairs and the upstairs hallway. Though it may be infrequent to approve side-facing 2nd floor windows with sill heights as low as what we’re proposing, we are confident that the mature green screen and the over 16-foot-wide side yard are sufficient to provide for the continued privacy of our neighbor’s rear yard space, especially considering theses windows are in walkway zones.
The covered patio at the front entry is also bound by the 10-foot-tall living room. The great room is clad in a dark blue brick veneer, which wraps around all three sides of the living room. Upon entering the home from the covered patio, you are immediately greeted with one of the most impressive features of the home’s design: a 10-foot-tall by 24-foot-wide set of sliding glass doors. From the entry, this huge opening gives merely an initial glimpse of the massive trunks of the gargantuan V-twin redwoods sitting at the center of the lot. All three sliding glass panels open directly out into the smaller partially covered deck in the rear. This roof overhang element matches the design of the front patio with a steel C-channel fascia and a large skylight. But the rear deck’s roof element is set flat at a ten-foot ceiling height so that the living room’s ceiling seems to float above and out beyond the expanse of full-height sliding doors, thus creating an indoor-outdoor living space that will feel much larger than the home’s actual footprint. This rear covered deck is smaller than the patio in the front and also has a mix of solid and open-slatted roofing to allow for more solar access for the relatively small amount of open sky available.
The downstairs living room is open to the dining and kitchen areas, as well as the stair-and-elevator tower beyond. The stair tower is very open and glassy, and the stairs wind up and around the redwood-clad elevator tower. From certain perspectives in the 16-foot-wide side yard, it will almost seem as if the grove of three redwoods has a fourth tree that the house and the stairs were carefully built around. Other than the 3-foot-wide windows, the exterior walls of the stair tower, downstairs utility spaces, and Bedroom#3 above are finished in cement plaster, painted dark blue and black. The sloped roof over the stair-and-elevator tower continues cleanly over the area of upstairs Bedroom#3. This roof level is set by the side daylight plane and only yields an inside wall height of just under 6 feet in height. The owners are satisfied that the rest of this upstairs room has a nice vaulted ceiling to make up for the one short wall under the daylight plane.
The rest of the ground floor adjacent to the stair tower consists of a small utility wing containing a half-bath, laundry, storage area, and an exterior alcove for the electric heat pump HVAC unit. This short wing also gives more accessible access to the rear yard deck, as well as a backdrop for an outdoor kitchen. The bright white stone backsplash for the outdoor kitchen provides contrast to the otherwise consistent use of cement plaster painted dark blue and black for the two-story wing closest to the detached ADU. Though Bedroom#3 is stacked directly above this small wing, it is relatively short to comply with the side daylight plane of this narrow lot. Still, to further help break up the scale of this wall, another steel fascia eyebrow element is set about 8 feet above the rear deck.
The master suite sits centered above the ten-foot-tall great room. The master bedroom and its balcony, as well as the master bathtub area, have a commanding view of the central redwood trees and their impressive canopy, though the balcony is mostly recessed and should pose no privacy concerns to the neighbor’s rear yards. The master balcony parapet is clad in the same brick veneer continuing up from the living room below. A dark-painted metal rail makes up the rest of the open guardrail height. The entire length of the master balcony is comprised of 9-foot-tall sliding glass doors, but the area above the doors, as well as the area below the master bathroom windows, is accented with more redwood siding. The remainder of the master suite bathroom and walk-in closet is finished in cement plaster painted dark blue. The master bathroom has one side yard-facing window but will be frosted glass for both the owner’s and the neighbor’s privacy.
The 2nd floor is capped under a simple gable roof design with one roof ridge and varying eave and rake overhangs depending on the 2nd-floor layout and solar orientation. Since these roof planes are quite difficult to see in the middle of the heavily wooded panhandle lot, we are proposing a white TPO roofing for these two upper roof planes as a more sustainable choice compared to more dark-colored roofing like the covered patios and detached ADU.
The owners also wish to build a detached 292-square-foot Accessory Dwelling Unit (ADU) as an office and guest suite. For the ADU foundation to be situated outside the central redwood tree’s critical root zone, this relatively tiny structure takes advantage of the narrower 4-foot side and rear setbacks allowed for ADUs smaller than 800 square feet. The small L-shaped detached ADU frames a wonderful quasi-courtyard around the gargantuan V-twin redwoods at the center of the lot. The ADU shares a matching material palette consisting of cement plaster painted blue and black, vertical redwood siding and soffits, and thin brick veneer. The ADU also features large full-height windows. The only difference between the main home and the ADU material palette is that the roofing will be a dark composition shingle roofing since it will be quite visible from the master balcony.

The Millbrook Barn project consisted of the complete renovation of a dilapidated barn and chicken coop, located behind a small farm house in Millbrook, New York. As the smaller main house could not accommodate space for the children to play, the family wanted to update their unused space to create an expansive indoor playroom and gathering space. The strategy for this project was to renovate the barn and pool house using sustainable and reclaimed materials, to produce an intersection of modern and antique design
In contrast to the all-white main house, we selected a deep charcoal grey for the new barn’s exterior. A subtle, sophisticated tension between traditional, rustic elements and more contemporary details prevails throughout, from wood-paneled walls and barn doors, to clean-lined square windows inspired by artist Donald Judd’s minimalist compound in Marfa, Texas. In our design, we wanted to create an authentic experience of the space, without having to fake farmhouse details. A number of kitchen and bathroom surfaces are made of prefabricated concrete, including the shower enclosures, fireplace, kitchen cabinets and three-inch-thick countertops. The floors throughout are made from engineered wood, with a driftwood-like finish that matches the weathered look of the salvaged cedar ceiling timbers.
The lower, western wing of the L-shaped structure (originally the chicken coop) provides ample room for family feasts in the airy, open kitchen, living and dining area. Rounding out the architectural program is an upstairs bedroom loft which accommodates an overflow of guests, and features an inviting window seat and daybed. The loft overlooks the pool and sits above an attached pool house with boys’ and girls’ changing and shower rooms below. Solar panels, lined discretely along one slope of the standing-seam metal roof, power the pool’s heater. The interior decoration reflects the same chic but humble sensibility that characterizes the overall architectural design. In the playroom, paper globe lanterns hang above slouchy, brightly-hued chairs by Italian designer Paola Lenti; in the living and dining area, they enliven a suite of simple wicker and linen-covered chairs, some from the family’s existing home. Accessories in the space include raw silk rugs, boldly patterned kilims and rugged lighting features, which contribute to an overall rustic, yet elegant feel throughout.

The clients called me on the recommendation from a neighbor of mine who had met them at a conference and learned of their need for an architect. They contacted me and after meeting to discuss their project they invited me to visit their site, not far from White Salmon in Washington State.
Initially, the couple discussed building a ‘Weekend’ retreat on their 20± acres of land. Their site was in the foothills of a range of mountains that offered views of both Mt. Adams to the North and Mt. Hood to the South. They wanted to develop a place that was ‘cabin-like’ but with a degree of refinement to it and take advantage of the primary views to the north, south and west. They also wanted to have a strong connection to their immediate outdoors.
Before long my clients came to the conclusion that they no longer perceived this as simply a weekend retreat but were now interested in making this their primary residence. With this new focus we concentrated on keeping the refined cabin approach but needed to add some additional functions and square feet to the original program.
They wanted to downsize from their current 3,500± SF city residence to a more modest 2,000 – 2,500 SF space. They desired a singular open Living, Dining and Kitchen area but needed to have a separate room for their television and upright piano. They were empty nesters and wanted only two bedrooms and decided that they would have two ‘Master’ bedrooms, one on the lower floor and the other on the upper floor (they planned to build additional ‘Guest’ cabins to accommodate others in the near future). The original scheme for the weekend retreat was only one floor with the second bedroom tucked away on the north side of the house next to the breezeway opposite of the carport.
Another consideration that we had to resolve was that the particular location that was deemed the best building site had diametrically opposed advantages and disadvantages. The views and primary solar orientations were also the source of the prevailing winds, out of the Southwest.
The resolve was to provide a semi-circular low-profile earth berm on the south/southwest side of the structure to serve as a wind-foil directing the strongest breezes up and over the structure. Because our selected site was in a saddle of land that then sloped off to the south/southwest the combination of the earth berm and the sloping hill would effectively created a ‘nestled’ form allowing the winds rushing up the hillside to shoot over most of the house. This allowed me to keep the favorable orientation to both the views and sun without being completely compromised by the winds.

This 10,000 sf townhouse sits on one of Manhattan’s most beautiful Upper East Side streets and so the goal of the project was to return the house to its original grandeur. Previously a Kips Bay designer showcase house, the rooms were each designed in a differing style and therefore the lack of cohesion and flow made the house seem choppy. In addition, much of the interior was superficial in the sense that plumbing fixtures were not all connected, walls were “false walls” built in front of existing and much of the construction had to be rebuilt.
The scope included creating a large gourmet kitchen in the rear of the ground floor by closing off the winding corridor and creating a new door opening centered on the main entry hall with a paneled arched pocket door mimicking the original detailing of the parlor floor. The kitchen has a Calacatta Gold stone center island and dinning area flanked by counters that run the length of the east and west walls with glass front upper cabinets. A built-in buffet on the south wall anchors the space. A mud room, with access to the delivery entrance and additional storage space was added off the kitchen. A new slim profile steel and glass French door provides access to a new steel rear deck and stairs to the rear yard. On the second floor, a new tile floor was added throughout and RRA designed new stone mantle pieces fabricated from England in the living and dining rooms.
On the 3rd floor, a new wall was constructed in the 11’ wide central hallway to allow a new 135 sf master closet with custom designed built-in storage units and accessories. This concept was carried through to the 4th floor on a smaller scale and 4 new storage closets were added in the hallway. The existing bathroom on the 4th Floor was gutted and redesigned including a new 5’x5’ extra deep soaking tub and new fixtures. Silver travertine tiles were used throughout to give the room a durable, waterproof finish while also providing a warm, luxurious feel.
The 5th floor was converted into a playroom and TV room for the family’s two young children and was outfitted with chalkboard paint along the entire east wall in the play area and a bold color block wall treatment in the TV room. A new cork floor was installed for durability and resilience to lots of activity yet providing a soft and sustainable floor treatment for its intended user. A full laundry room was also created floor with new cabinetry, plumbing, and floor and wall tile. Additionally, 3 full baths and a powder room were refitted with tumbled travertine tiles on the top two floors. The exterior of the building was refurbished and new lighting and painted doors and frames were installed in accordance with Landmark designation. An additional challenge on the project was that a previously built extension on the PH level was illegally overbuilt and the property had received a violation. A 9 month process of filing drawings, completing zoning analyses and meetings with the DOB Commissioners ensued to get the extension approved allowing us to obtain a permit for the remainder of the work and complete the Certificate of Occupancy.
In spite of the complex process and scattered program, the completed townhouse has a cohesive aesthetic throughout, with upgraded amenities befitting this grand representation of elite New York living.

We feed the soil organically year round on our Soil Building maintenance program so that plants are better able to sustain themselves on this Eco-friendly property in the heart of Dallas, Tx. Even in winter, the property is fed with organics such as worm castings, humic acid and liquid compost extract.

Originally built in 1972, these eight interlocked residential units and the accompanying House Master’s Residence won an AIA award for their unique spatial complexity, balancing standard units of construction with volumetric interplay, all while bringing natural light into living spaces. However, nearly 40 years later
These 1970’s era, interlocked faculty housing units won an AIA award when first completed. They were unique in spatial complexity, By early 2,000’s they were showing signs of age, and had become outdated on many levels. Working with project management for the Faculty of Arts & Sciences, we prepared one prototype design to bring the buildings into the 21st century. New insulated skylights, standing seam metal siding, cedar decks and trellises, exchanging black roofs for well insulated white roofs, were all part of a larger planning program to renovate all nine units. The prototype was implemented in 2012, to great approval and result. In 2013 a few more units were done. In 2014 the “House Masters” unit was done, with the remaining four units planned for future budgets.
Sustainable features include re-use of most materials on site, (former siding was able to become sheathing below metal panels), implementing the Stretch Energy Code for insulation, and putting new white roof membranes in place. Using FSC certified wood for decks and trellises, and using Rheinzink siding, a “200 year material” according to the manufacturer.
After nearly 40 years, Ronald Gourley’s AIA award winning Faculty Housing (1972) was beginning to show its age – plywood siding was delaminating, wooden decks splintering, and custom windows failing. Therefore, the opportunity to reinvent a piece of Mid-Century Modernism presented itself when two of the building’s eight alternating rooftop designs were to be rebuilt as prototypes for the remainder of the structure.
The strength of the original design was its rectilinear and symmetrical arrangement of internal and external spaces, but the difference between the two had become blurred over the decades. New zinc siding, mahogany decking, and stainless steel railings accentuate the defining elements and more clearly articulate the living spaces, breathing new life into the building and reinvigorating the surrounding campus.
Furthermore, the renovation also provided a chance to bring the structure up to modern energy standards and help meet Harvard’s lofty environmental goals. Insulation within the ceilings was more than tripled, white TPO roofing reduces the heat island effect, construction waste was minimized by recasting the siding as sheathing, and materials were selected not only for aesthetics, but for their longevity and ability to be recycled as well.
Harvard’s energy standards brought an uncharacteristic level of environmental care to this building. Roof structures are triple insulated, allowing separating interior from exterior in the most thermally efficient manner. North facing triple insulated skylights and white TPO roofing reduces the heat gain, but allows natural light to pour in. Materials were selected not only for aesthetics, but for their longevity. Zinc, for example, is made of 100% recycled material, and has duration of 200 years. Uncharacteristic levels of environmental care were common on this project.

Over the years, the Houston Museum District located in the Montrose neighborhood has morphed from a residential area into a lively art district, home to art galleries, museums, and aesthetically distinct buildings. When Dillon Kyle Architects set out to design their new office space across the street from the Houston Center for Photography, they needed creative solutions to fit a 5,000 square foot building plus parking on the lot’s small unique space.
The three-story building takes the form of an inverted L, a configuration that allows for maximized parking on the narrow corner lot. The cantilever space was built to shade the cars from the hot Texas sun, while also creating a semi-public place that invites pedestrians to interact with the space and peer inside as they walk through the neighborhood.
The interior design includes open ceilings, concrete walls, wood floors, residential scale furnishings and rugs and warm, neutral colors for a more industrial tone. The exterior has a commercial boxy look, so the team looked for creative cladding finishes to wrap the building and also serve as a rainscreen. After dismissing glass and papier-mâché options, the team settled on wood – Accoya® wood. “The idea was to use a material where you couldn’t tell where the patterns started and stopped, just one big continuous object,” said Peter Klein, architect at DKA.
An abstract leaf-like pattern is carved into 2,500 eight-foot long by eight-inches tall and 11/16-inches in depth, Accoya wood boards wrapping the entire building. The leaf pattern serves as a gentle reference to the live oak trees that line the neighborhood. The rainscreen is made of G80 galvanized steel sheets offset from the building with the Accoya leaf boards attached to it. “We settled on wood, and specifically Accoya wood, because it is easy to mill, and we knew we were going to leave it unsealed,” said Klein.
Because DKA had time, they inadvertantly put Accoya wood to the test by installing a four foot by eight foot sample wall on site. They watched the sample weather to a nice gray patina, which was the desired result. “Even left untreated, it didn’t warp or mildew or mold, and that let us know we were on the right path,” added Klein. The neutral gray tones coupled with its longterm durability, resistance to rot and insects made Accoya wood the ideal material for this project.
The Accoya wood pieces were milled using a CNC machine, which programmed the patterns. Arista Construction and its crew installed the pieces and they “knocked it out of the park,” according to DKA Architects

This proposal is for a new two-story home on the vacant heavily wooded lot with an existing 150-foot-long driveway lined by several beautiful oak trees culminating in a behemoth 43-inch oak tree where the driveway meets the main lot. The far end of the driveway terminates in a grove of three 43/40/43-inch redwoods and at the very center of the vacant lot stands a gargantuan V-twin 59-inch redwood tree paired with a “small” 29-inch redwood tree. The owners want to build a beautiful contemporary-styled home for their family that fully enjoys and embraces the mature trees on their cozy 65-foot by 100-foot lot.
As with all small, constrained lots, this project’s site design started first with meeting the relatively large parking and car maneuvering requirements. Menlo Park’s Department of Transportation typically requires side-facing garages to have 24-feet of backup space. So that they could give the largest feature redwood tree on site an added four feet (50%) of clearance outside of its critical root zone, the owners agreed to install a vehicle turntable at the end of their driveway to eliminate the extra four feet of space needed to back up and turnaround. This allowed them to pull their garage forward an additional four feet towards the front property line on the panhandle side, drastically reducing the rest of the home’s impact on the gargantuan V-Twin paired redwood tree at the center of the lot.
One of the owners has mobility issues, and accordingly, they first sought to design a one-story floor plan that incorporated all their family’s needs including plenty of covered patio and deck space to enjoy our fantastic California weather. But that single-story footprint spread too far into the critical root zones of several of the redwood trees on site, even despite the use of the vehicle turntable. During my interview process with the owners, they made it clear to me that one of their primary concerns is ensuring that the largest trees on site would thrive and become features of their new home after construction is complete. The single-story designs that removed the grove of three huge redwood trees were non-starters, as was the skimpy 5x10 master bath I designed when trying to squeeze the whole house program into an overly compromised single-story design. It was therefore deemed necessary to go with a two-story design despite the owner’s mobility issues. This two-story design has a much more compact ground floor footprint and has no bedrooms downstairs, other than the detached ADU. The owners must give up the floor area and incur the costs to install a residential elevator to access their upstairs master suite.
Our ground floor footprint is smaller due to the two-story design decision, and our foundation is pulled away from the trees thanks to the vehicle turntable. Yet, a tiny portion of the home’s ground floor footprint still encroaches into the critical root zones of the largest 59” redwood tree. Therefore, as outlined in the Arborist Report prepared by Aesculus Arboricultural Consulting, the structural engineers are incorporating an array of drilled piers and shallow-grade beams for the main home’s foundation and deck area nearest the redwood’s critical root zone. This drilled piers and grade beam foundation is a type of “bridging” foundation as outlined in Aesculus’ report to preserve the health of these trees that the property was designed around. The rest of the foundation will be constructed as an insulated slab-on-grade foundation to minimize the number of steps and ramps needed for the owners to enjoy their home and patio areas.
Despite the owner’s desire to keep as many trees as possible on site, and despite the smaller ground floor footprint and the advantage of the vehicle turntable, the need for a 20x20-foot garage and 20x20/25-foot guest parking space on our panhandle lot requires the removal of two heritage trees in the required driveway, a 16” coast redwood, and a 17” coast redwood. An alternate design, such as swapping the garage and guest parking locations north-to-south, still requires the removal of these two trees for vehicle maneuvering but has the added disadvantage of cutting off the home’s sightlines to the behemoth 43” oak tree just outside the currently proposed front patio space and living room. Jim Redman of Elements Landscape is proposing 13 new trees be planted on site to replace the lost value of these two heritage coast redwood trees.
This contemporary architectural design features clean lines, and an abundance of full-height windows and large skylights to best take in the immense trees on site. To blend in with the forest-like setting, the home boasts a mix of rich textures and features a color palette of natural wood tones contrasted with dark blue and black. Once through the new steel gate at the street and down the 150-foot tree-lined driveway, a large covered front patio becomes visible past the neighbor’s detached accessory structure. The covered patio is just across the driveway from the beautiful 43” behemoth coast live oak. The single plane of the covered patio roof is delicately supported by a pair of steel posts in a “V-twin” configuration much like the largest redwood trees that tower over the center of the lot and will still be visible above the new two-story home, even from the front yard. The patio is covered in a dark-colored standing seam roof, with steel C-channel fascias, and tongue-and-groove wood ceiling planks on the underside. Generously sized skylights on the patio roof and inside the living area allow for impressive views of the amazing oak canopy as well as precious natural light.
Supporting the sloped covered patio on the other side is the two-car garage with a secondary bedroom suite stacked above the garage. This two-story volume is to be clad in vertical clear-coated redwood siding, to tie in with the grove of three 43-inch redwood trees just beyond. The garage door, and the bank of windows for Bedroom#2 above feature a steel fascia eyebrow header feature to provide shade and overhang protection, as we are not proposing a large overhang at this “redwood trunk”. The garage and bedroom volume are pulled 16 feet away from the side property line, instead of the minimum required setback of 6’-6”, thus leaving plenty of room for the redwood grove and existing mature pear tree to continue to thrive. This existing mature green screen in this 16-foot-wide side yard is a feature worth soaking in, which is why tall windows with low sill heights are proposed for both the stairs and the upstairs hallway. Though it may be infrequent to approve side-facing 2nd floor windows with sill heights as low as what we’re proposing, we are confident that the mature green screen and the over 16-foot-wide side yard are sufficient to provide for the continued privacy of our neighbor’s rear yard space, especially considering theses windows are in walkway zones.
The covered patio at the front entry is also bound by the 10-foot-tall living room. The great room is clad in a dark blue brick veneer, which wraps around all three sides of the living room. Upon entering the home from the covered patio, you are immediately greeted with one of the most impressive features of the home’s design: a 10-foot-tall by 24-foot-wide set of sliding glass doors. From the entry, this huge opening gives merely an initial glimpse of the massive trunks of the gargantuan V-twin redwoods sitting at the center of the lot. All three sliding glass panels open directly out into the smaller partially covered deck in the rear. This roof overhang element matches the design of the front patio with a steel C-channel fascia and a large skylight. But the rear deck’s roof element is set flat at a ten-foot ceiling height so that the living room’s ceiling seems to float above and out beyond the expanse of full-height sliding doors, thus creating an indoor-outdoor living space that will feel much larger than the home’s actual footprint. This rear covered deck is smaller than the patio in the front and also has a mix of solid and open-slatted roofing to allow for more solar access for the relatively small amount of open sky available.
The downstairs living room is open to the dining and kitchen areas, as well as the stair-and-elevator tower beyond. The stair tower is very open and glassy, and the stairs wind up and around the redwood-clad elevator tower. From certain perspectives in the 16-foot-wide side yard, it will almost seem as if the grove of three redwoods has a fourth tree that the house and the stairs were carefully built around. Other than the 3-foot-wide windows, the exterior walls of the stair tower, downstairs utility spaces, and Bedroom#3 above are finished in cement plaster, painted dark blue and black. The sloped roof over the stair-and-elevator tower continues cleanly over the area of upstairs Bedroom#3. This roof level is set by the side daylight plane and only yields an inside wall height of just under 6 feet in height. The owners are satisfied that the rest of this upstairs room has a nice vaulted ceiling to make up for the one short wall under the daylight plane.
The rest of the ground floor adjacent to the stair tower consists of a small utility wing containing a half-bath, laundry, storage area, and an exterior alcove for the electric heat pump HVAC unit. This short wing also gives more accessible access to the rear yard deck, as well as a backdrop for an outdoor kitchen. The bright white stone backsplash for the outdoor kitchen provides contrast to the otherwise consistent use of cement plaster painted dark blue and black for the two-story wing closest to the detached ADU. Though Bedroom#3 is stacked directly above this small wing, it is relatively short to comply with the side daylight plane of this narrow lot. Still, to further help break up the scale of this wall, another steel fascia eyebrow element is set about 8 feet above the rear deck.
The master suite sits centered above the ten-foot-tall great room. The master bedroom and its balcony, as well as the master bathtub area, have a commanding view of the central redwood trees and their impressive canopy, though the balcony is mostly recessed and should pose no privacy concerns to the neighbor’s rear yards. The master balcony parapet is clad in the same brick veneer continuing up from the living room below. A dark-painted metal rail makes up the rest of the open guardrail height. The entire length of the master balcony is comprised of 9-foot-tall sliding glass doors, but the area above the doors, as well as the area below the master bathroom windows, is accented with more redwood siding. The remainder of the master suite bathroom and walk-in closet is finished in cement plaster painted dark blue. The master bathroom has one side yard-facing window but will be frosted glass for both the owner’s and the neighbor’s privacy.
The 2nd floor is capped under a simple gable roof design with one roof ridge and varying eave and rake overhangs depending on the 2nd-floor layout and solar orientation. Since these roof planes are quite difficult to see in the middle of the heavily wooded panhandle lot, we are proposing a white TPO roofing for these two upper roof planes as a more sustainable choice compared to more dark-colored roofing like the covered patios and detached ADU.
The owners also wish to build a detached 292-square-foot Accessory Dwelling Unit (ADU) as an office and guest suite. For the ADU foundation to be situated outside the central redwood tree’s critical root zone, this relatively tiny structure takes advantage of the narrower 4-foot side and rear setbacks allowed for ADUs smaller than 800 square feet. The small L-shaped detached ADU frames a wonderful quasi-courtyard around the gargantuan V-twin redwoods at the center of the lot. The ADU shares a matching material palette consisting of cement plaster painted blue and black, vertical redwood siding and soffits, and thin brick veneer. The ADU also features large full-height windows. The only difference between the main home and the ADU material palette is that the roofing will be a dark composition shingle roofing since it will be quite visible from the master balcony.

The clients called me on the recommendation from a neighbor of mine who had met them at a conference and learned of their need for an architect. They contacted me and after meeting to discuss their project they invited me to visit their site, not far from White Salmon in Washington State.
Initially, the couple discussed building a ‘Weekend’ retreat on their 20± acres of land. Their site was in the foothills of a range of mountains that offered views of both Mt. Adams to the North and Mt. Hood to the South. They wanted to develop a place that was ‘cabin-like’ but with a degree of refinement to it and take advantage of the primary views to the north, south and west. They also wanted to have a strong connection to their immediate outdoors.
Before long my clients came to the conclusion that they no longer perceived this as simply a weekend retreat but were now interested in making this their primary residence. With this new focus we concentrated on keeping the refined cabin approach but needed to add some additional functions and square feet to the original program.
They wanted to downsize from their current 3,500± SF city residence to a more modest 2,000 – 2,500 SF space. They desired a singular open Living, Dining and Kitchen area but needed to have a separate room for their television and upright piano. They were empty nesters and wanted only two bedrooms and decided that they would have two ‘Master’ bedrooms, one on the lower floor and the other on the upper floor (they planned to build additional ‘Guest’ cabins to accommodate others in the near future). The original scheme for the weekend retreat was only one floor with the second bedroom tucked away on the north side of the house next to the breezeway opposite of the carport.
Another consideration that we had to resolve was that the particular location that was deemed the best building site had diametrically opposed advantages and disadvantages. The views and primary solar orientations were also the source of the prevailing winds, out of the Southwest.
The resolve was to provide a semi-circular low-profile earth berm on the south/southwest side of the structure to serve as a wind-foil directing the strongest breezes up and over the structure. Because our selected site was in a saddle of land that then sloped off to the south/southwest the combination of the earth berm and the sloping hill would effectively created a ‘nestled’ form allowing the winds rushing up the hillside to shoot over most of the house. This allowed me to keep the favorable orientation to both the views and sun without being completely compromised by the winds.

This 10,000 sf townhouse sits on one of Manhattan’s most beautiful Upper East Side streets and so the goal of the project was to return the house to its original grandeur. Previously a Kips Bay designer showcase house, the rooms were each designed in a differing style and therefore the lack of cohesion and flow made the house seem choppy. In addition, much of the interior was superficial in the sense that plumbing fixtures were not all connected, walls were “false walls” built in front of existing and much of the construction had to be rebuilt.
The scope included creating a large gourmet kitchen in the rear of the ground floor by closing off the winding corridor and creating a new door opening centered on the main entry hall with a paneled arched pocket door mimicking the original detailing of the parlor floor. The kitchen has a Calacatta Gold stone center island and dinning area flanked by counters that run the length of the east and west walls with glass front upper cabinets. A built-in buffet on the south wall anchors the space. A mud room, with access to the delivery entrance and additional storage space was added off the kitchen. A new slim profile steel and glass French door provides access to a new steel rear deck and stairs to the rear yard. On the second floor, a new tile floor was added throughout and RRA designed new stone mantle pieces fabricated from England in the living and dining rooms.
On the 3rd floor, a new wall was constructed in the 11’ wide central hallway to allow a new 135 sf master closet with custom designed built-in storage units and accessories. This concept was carried through to the 4th floor on a smaller scale and 4 new storage closets were added in the hallway. The existing bathroom on the 4th Floor was gutted and redesigned including a new 5’x5’ extra deep soaking tub and new fixtures. Silver travertine tiles were used throughout to give the room a durable, waterproof finish while also providing a warm, luxurious feel.
The 5th floor was converted into a playroom and TV room for the family’s two young children and was outfitted with chalkboard paint along the entire east wall in the play area and a bold color block wall treatment in the TV room. A new cork floor was installed for durability and resilience to lots of activity yet providing a soft and sustainable floor treatment for its intended user. A full laundry room was also created floor with new cabinetry, plumbing, and floor and wall tile. Additionally, 3 full baths and a powder room were refitted with tumbled travertine tiles on the top two floors. The exterior of the building was refurbished and new lighting and painted doors and frames were installed in accordance with Landmark designation. An additional challenge on the project was that a previously built extension on the PH level was illegally overbuilt and the property had received a violation. A 9 month process of filing drawings, completing zoning analyses and meetings with the DOB Commissioners ensued to get the extension approved allowing us to obtain a permit for the remainder of the work and complete the Certificate of Occupancy.
In spite of the complex process and scattered program, the completed townhouse has a cohesive aesthetic throughout, with upgraded amenities befitting this grand representation of elite New York living.

Once home to antiquarian Horace Walpole, ‘Heckfield Place’ has been judiciously re-crafted into an ‘effortlessly stylish' countryside hotel with beautiful bedrooms, as well as two restaurants, a private cinema, Little Bothy spa, wine cellar, gardens and Home Farm, centred on sustainability and biodynamic farming principles.
Spratley & Partners completed the dramatic transformation of the 430-acre site in Hampshire into the UK’s most eagerly anticipated, luxury hotel in 2018, after a significant programme of restoration works which began in 2009 for private investment company, Morningside Group.
Later, modern additions to the site, which was being used as a conference centre and wedding venue, were largely unsympathetic and not in-keeping with the original form and layout; the house was extended in the 1980s with a block of bedrooms and conference facilities which were small, basic and required substantial upgrading. The rooms in the listed building had also been subdivided, creating cramped spaces and disrupting the historical plan of the house.
After years of careful restoration and collaboration, this elegant, Grade II listed Georgian house and estate has been brought back to life and sensitively woven into its secluded landscape surroundings.
