The homeowner of this traditional home requested a traditional pool and spa with a resort-like style and finishes. AquaTerra was able to create this wonderful outdoor environment with all they could have asked for. While the pool and spa may be simple on the surface, extensive planning went into this environment to incorporate the intricate deck pattern. During site layout and during construction, extreme attention to detail was required to make sure nothing compromised the precise deck layout. The pool is 42'x19' and includes a custom water feature wall, glass waterline tile and a fully tiled lounge with bubblers. The separate spa is fully glass tiled and is designed to be a water feature with custom spillways when not in use. LED lighting is used in both the pool and spa to create dramatic lighting that can be enjoyed at night. The pool/spa deck is made of 2'x2' travertine stones, four to a square, creating a 4'x4' grid that is rotated 45 degrees in relation to the pool. In between all of the stones is synthetic turf that ties into the synthetic turf putting green that is adjacent to the deck. Underneath all of this decking and turf is a concrete sub-deck to support and drain the entire system. These South Shore of Boston homeowners are no different than many recent clients who show an interest in upgrading their dated and aged bathrooms. They are looking to modernize, reflecting today’s bath trends but also desire increased re-sale value with new fixtures, tile and ventilation system. Given the time we spend in our baths, it is not surprising. (A recent Houzz, survey found that 60% of people occupy their bathrooms for at least one hour per day plus 58% of people surveyed said they use their smart phone or tablet to handle a multitude of activities.) This stunning full bath Renovision involved replacing the existing builder-grade vanity, sink and faucet with striking dark blue cabinetry featuring a bank of three deep drawers on each side of a two-door sink base. This client likes the new standard vanity height, no 34.5” which allows more storage space for cosmetic and cleaning supply items. Silestone’s Blanco Zeus countertop clearly modernizes the look and feel of this bath and doesn’t take away from the grey wood-look planked porcelain tiled floor which is on trend. The tub/shower walls with niche for shampoos and 3”x6” white subway tiles reflect a classic, clean and fresh look. The curved shower rod provides additional room while showering and its chrome finish ties in with the new shiny fixtures. Adding a few architectural elements definitely enhanced this bath. Renovisions re-worked the existing closet space with a custom built piece which included open shelving to store bath towels and door(s) on the bottom to accommodate laundry hamper. For this couple, planning to move back to their rambler home in Arlington after living overseas for few years, they were ready to get rid of clutter, clean up their grown-up kids’ boxes, and transform their home into their dream home for their golden years. The old home included a box-like 8 feet x 10 feet kitchen, no family room, three small bedrooms and two back to back small bathrooms. The laundry room was located in a small dark space of the unfinished basement. This home is located in a cul-de-sac, on an uphill lot, of a very secluded neighborhood with lots of new homes just being built around them. The couple consulted an architectural firm in past but never were satisfied with the final plans. They approached Michael Nash Custom Kitchens hoping for fresh ideas. The backyard and side yard are wooded and the existing structure was too close to building restriction lines. We developed design plans and applied for special permits to achieve our client’s goals. The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access. The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator. The garage door was widened and a solid cedar door was installed to compliment the cedar siding. The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet. We installed matching brick for a seam-less exterior look. The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows. A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible. The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade. A second HVAC system was added in the attic for all new areas. The back side of the master bedroom was covered with floor to ceiling windows and a door to step into a new deck covered in trex and cable railing. This addition provides a view to wooded area of the home. By excavating and leveling the backyard, we constructed a two story 15’x 40’ addition that provided the tall ceiling for the family room just adjacent to new deck, a breakfast area a few steps away from the remodeled kitchen. Upscale stainless-steel appliances, floor to ceiling white custom cabinetry and quartz counter top, and fun lighting improved this back section of the house with its increased lighting and available work space. Just below this addition, there is extra space for exercise and storage room. This room has a pair of sliding doors allowing more light inside. The right elevation has a trapezoid shape addition with floor to ceiling windows and space used as a sunroom/in-home office. Wide plank wood floors were installed throughout the main level for continuity. The hall bathroom was gutted and expanded to allow a new soaking tub and large vanity. The basement half bathroom was converted to a full bathroom, new flooring and lighting in the entire basement changed the purpose of the basement for entertainment and spending time with grandkids. Off white and soft tone were used inside and out as the color schemes to make this rambler spacious and illuminated. Final grade and landscaping, by adding a few trees, trimming the old cherry and walnut trees in backyard, saddling the yard, and a new concrete driveway and walkway made this home a unique and charming gem in the neighborhood.

We love it when a home becomes a family compound with wonderful history. That is exactly what this home on Mullet Lake is. The original cottage was built by our client’s father and enjoyed by the family for years. It finally came to the point that there was simply not enough room and it lacked some of the efficiencies and luxuries enjoyed in permanent residences. The cottage is utilized by several families and space was needed to allow for summer and holiday enjoyment. The focus was on creating additional space on the second level, increasing views of the lake, moving interior spaces and the need to increase the ceiling heights on the main level. All these changes led for the need to start over or at least keep what we could and add to it. The home had an excellent foundation, in more ways than one, so we started from there. It was important to our client to create a northern Michigan cottage using low maintenance exterior finishes. The interior look and feel moved to more timber beam with pine paneling to keep the warmth and appeal of our area. The home features 2 master suites, one on the main level and one on the 2nd level with a balcony. There are 4 additional bedrooms with one also serving as an office. The bunkroom provides plenty of sleeping space for the grandchildren. The great room has vaulted ceilings, plenty of seating and a stone fireplace with vast windows toward the lake. The kitchen and dining are open to each other and enjoy the view. The beach entry provides access to storage, the 3/4 bath, and laundry. The sunroom off the dining area is a great extension of the home with 180 degrees of view. This allows a wonderful morning escape to enjoy your coffee. The covered timber entry porch provides a direct view of the lake upon entering the home. The garage also features a timber bracketed shed roof system which adds wonderful detail to garage doors. The home’s footprint was extended in a few areas to allow for the interior spaces to work with the needs of the family. Plenty of living spaces for all to enjoy as well as bedrooms to rest their heads after a busy day on the lake. This will be enjoyed by generations to come.

Eichler Orange is a stunning expression of mid-century modern architecture. The vision in modernizing this historic Eichler home with a 21st-century makeover was to honor the work of Joseph Eichler and restore it to the 1964 icon of California modernism it once was. The clean aesthetics of this home features glass walls, post and beam, tongue and groove ceilings, and oversize porcelain tile floors throughout. The free-flowing indoor/outdoor floorplan is highlighted with a signature atrium, and all material selections were made to honor the time period. Custom cherry cabinets and warm slab walnut doors grace the interior. This home had significant structural termite damage with three-quarters of the framing needing replacement. Additionally, the original house did not come close to meeting the current seismic codes. During reconstruction, we upgraded the post and beam structure with seismic hold-downs and concealed fasteners. The house lacked energy efficiency due to its flat roof and did not meet California’s current Title 24 energy-efficient standards. While honoring its era, this fully renovated residence is now updated with today’s energy efficiencies, including all-aluminum dual-glazed windows and doors, new spray foam insulation atop the flat roof, and tankless water heaters. A new photovoltaic solar system was added. We abandoned the radiant floor heat and installed a new high-efficiency ductless heating and air units to each room. This increased the building’s performance and provided each room with its own thermostat and control. This system also allowed us to eliminate soffits and ductwork and maintain the exposed tongue and groove ceiling throughout the home. The living space next to the family and dining room was repurposed to relocate the washer and dryer and allowed space to add a third bathroom. The primary bathroom was also reconfigured for a larger layout. The sleek kitchen design includes frameless Crystal Cabinets, professional-grade Miele appliances, a large stainless steel Sub-Zero refrigerator/freezer, and a generous Caesarstone countertop workspace. The outdoor backyard living space captures the natural beauty of Southern California and mid-century modern features, including drought-resistant landscaping with decomposed granite planter areas and all-new concrete hardscape. This award winning design incorporated elegant though understated fixtures. The cabinetry was finished in Lustrolite Acrylic high gloss wall panels to maximize light reflection and increase durability. Reflective silver tiles were used in the backsplash and below the cabinets. Complimentary light tone ceramic tile, marble counter tops and light wall color were selected to increase luminosity.

Nearly every inch of this 1908 Ravenna home was upgraded, and the interior layout was re-envisioned. On the main floor, the kitchen and dining room locations were swapped to connect the kitchen to the living room. A spa-like bathroom was added upstairs to create an inviting new master suite, with heated floors, a double vanity, and a large shower. A spacious walk-in closet with a custom-designed organization system completes the luxurious appointments. The basement was dug down for increased head height, and a new laundry room, bedroom, and bonus room were added. All new mechanical, electrical, and plumbing systems were installed, and the exterior was refreshed, with all new siding and rebuilt porches, including high-end composite decking and railings. THE SETUP The original primary bathroom was characterized by a disjointed and segmented layout. The shower featured a bulky glass-block enclosure that overwhelmed the space visually. There was a considerable amount of open, unused space, and despite having a his and hers vanity, the arrangement lacked personal space for each user, as they shared the conjoined space between the sinks. The toilet was inconveniently located right by the door, with a half-wall partition meant to provide privacy but instead contributing to a cramped and unbalanced feel. Overall, the bathroom’s layout and design were fragmented, failing to make the most of the available space and lacking adequate storage solutions. Design objectives: - Reconfigure the layout to enhance functionality and flow. - Create an elegant, upscale aesthetic that is light and bright. - Incorporate specialized storage solutions for female hair care needs. - Increase overall storage capacity. - Develop a spa-like shower experience. - Provide a significant wow factor to the space. THE RENEWED SPACE Design solutions: Toilet Relocation: Moved the toilet by the window, creating a better overall layout that also opened up two full walls for cabinetry and storage solutions. Specialized Vanity Storage: The left side of the left vanity is the wife’s. Open shelves facing across the vanity can be used for decorative or daily needs items. Pull-out docking drawers with power outlets and metal basins handle hot hair appliances. Bright and Elegant Color Scheme: White cabinets, countertops, floors, and shower walls keep the space bright. The just-off-white wall color with a hint of pink adds a feminine touch. Thin wainscoting with white trim offers traditional-leaning elegance. Layered Lighting Strategy: Ceiling can lights, sconces, lighted mirrors, and toe-kick lighting were installed. Natural light-rated bulbs keep the space bright and natural-feeling. Spa-Like Shower: An extra-large shower was created using the same floor tile materials for continuity. Equipped with a Kohler Anthem system with a shower head, hand-held, and four body sprays. His and Hers niches for separate body care product storage. Enhanced Storage Solutions: Added a linen cabinet within the vanity area for efficient storage of towels and bathroom essentials. This elegant bathroom feels incredibly spacious now. The color palette and lights keep the room bright and cheery. Gold fixtures, the herringbone pattern on the floor, and exquisite trim work add an elegant touch. With the husband and wife having their own vanity wall sections joined at the corner, each user truly has their own space within the space. The clients are very happy with the final result.

HNA Hardscape Project Award Winner Permeable Paradise Grand Island, Nebraska Grindstone Hardscapes The goal was to create a maintenance-free system with extreme curb appeal for these homeowners when installing their new driveway, patio, and front entrance. The entire project is permeable and heated, including the front steps. The three piece paver used Gascony Tan for the field to match the home and Brookestone slate for accents. The field was laid at a 45 degree angle to the house, a solution to the road not being square to any entrance on the driveway or walk. The pavers never see the snow or ice on them. Both are drained through the joints as soon as touching the surface. The heat cord had to be fastened to wire mesh on top of the rock base to hold it in place, and then the bedding layer was screeded over it. Traditional paver edging/grid was used on the driveway as an edge restraint, with a decorative concrete curb being laid over top of it, to increase strength and tie it in with the landscapes on the property. Each entrance to the circle drive and to the front door is announced by custom columns built on each side. There are 9 columns total. Each includes four LED low voltage lights for nighttime accent, and one holds a built in mailbox and package delivery shelf. All mail and packages can be picked up right from the car window.

This modern-style executive home takes full advantage of the views and rocky terrain. The homeowners are retirees whose goal was to build a home that they could age in place in. Taking their needs into consideration, we created a large open concept design that takes advantage of the natural light and scenery while enabling the owners full accessibility throughout. All the primary rooms are located on the main floor with guest and additional spaces on lower floors. All door widths were increased and a roll thru shower was installed to allow for wheelchair accessibility if required in the future. The entire house is controlled by a state of the art iPad home automation system controlling media, mechanical systems, lighting & security. "Light & Bright" are the items our client wanted us to focus on, with "Light" we wanted to capture as much as natural light from the large windows as possible. As for "Bright" we kept most of the finishes grey and white and clean. Pops of colour and warm hardwood flooring tie the entire space together.
