All premises in which the work was carried out was provided to us for 3 days. During this time, we had to remove all lights, grille ventilation systems, as well as safety sensors and fire extinguishing systems. Other exterior improvements included new leaders and gutters, insulation, and new siding in some locations. These upgrades were balanced with maintaining as many as the original details of the house as possible. When you walk into the house, you still sense the original character and charm of the house, but are surrounded by modern amenities and environmentally sensitive finishes. Specific renovations include updated and reconfigured bathrooms throughout, a new kitchen, finishing of the basement, and repurposing of several rooms so the house would have better flow. In 2011 the family moved back to New York City, and new owners purchased this Maplewood home. We had the pleaser of working with them to design further improvements to the house necessitated by their growing family. We added a porte cochere, a family-room, and increased the ceiling height in their master bedroom. These improvements augmented our design work previously completed in 2008, and the house continues to be a blend of traditional old-house details with modern, contemporary furnishings that perfectly suite a family with young children.

In this project, our clients purchased an existing restaurant fraught with stormwater management issues on the property. Runoff from an adjacent state highway and parking lot regularly flooded the kitchen. Additionally, a man-made pond on the property had become a problematic breeding ground for mosquitos that virtually prohibited outdoor dining during the summer. Both challenges restricted the restaurant from operating at its fullest potential. Our design/build team’s goals were to address the water runoff and mosquito issues using environmentally and financially sustainable practices. Lowering the grades around the building and parking, we were able to direct the runoff into a dry streambed enriched with water-worn cobbles and river stones and planted banks. We addressed the mosquito problem by increasing the pond’s depth, adding an aeration system, and planting the banks with wildflowers. By raising the outdoor dining, guests now overlook the pond and pleasing landscape. Natural breezes at this higher level help alleviate mosquitosl.

The stylish one-piece Faz outdoor bar has additional sections to increase your serving capacity for large gatherings. The Faz has a solid counter top or an optional compartment for ice or accessories at one end. A corner section or additional straight section are also available. Patio kitchen plans these days require the ability to incorporate high-tech, modern appliances into timeless – even ancient-looking – environments. You can see this juxtaposition pulled off perfectly in this outdoor kitchen by Outdoor Homescapes of Houston. “A smart patio kitchen plan requires not only a balance of the new and old,” says Outdoor Homescapes owner Wayne Franks, “but a blending of new elements – like an outdoor kitchen – with the existing home and outdoor living features like a pool, hardscaping or landscaping.” In this case, explains Franks, the existing 25-by-15-foot pool had a craggy edge of moss rock boulders, plus a spa and firepit faced with a rough Scabos splitface travertine. “The overall look was rustic and naturalistic,” says Franks, “so we of course wanted the new outdoor kitchen island to match.” Hence the 14-foot-long outdoor kitchen island with a raised bar, also faced in the Scabos splitface travertine and topped with a Normandy granite countertop. The hardscaping around it is Kool Deck® textured concrete. “People used to shy away from busy textures in outside patio kitchen plans, but now they’re embracing them,” notes Franks. “They’re increasingly attracted to the beautiful imperfections and irregularities of nature – there’s more of an authenticity and character to it.” Now, for the high-tech part: A Traeger wood pellet grill. Traeger grills are becoming increasingly popular for their ability to infuse amazing, rich flavor and for their versatility (they can grill, bake, smoke, slow cook, braise and barbecue). This premier model, the Memphis Pro 304, features 562 square inches of cooking space and a three-in-one cooking system (high-temperature grill, low-and-low smoker and true-convection-oven roasting and baking). It also has an intuitive Intelligent Temperature Control (see the display panel to the left of the grill) that can be set for cooking and internal temperature. A programmable food probe tells you when the internal temperature is reached and drops the grill down to a programmed lower temperature to keep the food warm till serving. Our clients for this Silicon Valley remodel wanted us to enlarge their existing kitchen by expanding into their adjacent dinette and family room area and address heat and glare issues caused by the afternoon sun at the rear of the residence. Our remodel eventually addressed almost all of the ground floor rooms. In addition we coordinated the addition of new windows throughout the house and “refreshed” the front entry and rear façade. We expanded the kitchen into the dinette area by creating an informal bar area to replace their existing dinette area. We increased indoor-outdoor flow by creating a wall of French doors and windows at the rear which included solar shading integrated into the rear wall by means of a system of interior wall panels defined by carefully laid out reveals. We created a dropped ceiling between the kitchen and the family room to define the bar counter area. A new, minimalist fireplace design replaced the existing brick fireplace. Wenge-colored cabinets and soft putty-colored walls in the dining/family room create a serene overall unity to the space.
