Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls. The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted. The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing. Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface. Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency. The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. The replacement process eliminated common weak points, such as numerous seams and poor edge sealing, which were vulnerabilities in the old roofing system. The result is a streamlined, secure installation that provides peace of mind and long-term value, with a lifespan extending well beyond the original roof.

Mixed-use commercial and residential buildings are allowed with a floor area bonus of 20% with a public plaza. With tower regulation, there is no minimum lot coverage requirement, and no rule regarding the distribution of floor area allows the tallest buildings in the city. There are plenty of luxury residential buildings in New York City, but they don’t serve innovative young people and entrepreneurs. Co-living buildings do not provide proper workspaces within the facility. Dynamic Garage Door specializes in Tuscan Architectural beautification in the Newport Beach, CA through our custom designed and hand made architectural shutters, garden gates and garage doors. This Newport-Mesa Tuscan home was exquisitely decorated with a combination of custom gates, decorative shutters and balcony barn door style shutters all handcrafted out of authentic, century-old reclaimed barn wood specifically harvested for this custom project. Beginning with the balcony shutters which actually slide from side to side like a real barn door we worked a charming rustic shutter design that would typically be seen in the Tuscan Riviera. We opted for sliding shutters as the balcony spacing limited the swing action of even bi-folding shutters. Incorporating real barn door hardware railing and crowing it behind the faux reclaimed wood beam made an excellent statement while adding functional shutters that can be shut close for comfort during the summer morning when the sun beats down into the master suite. The four shutter leafs are decorated with real hand forged dummy straps that were hammered and crafted by hand to achieve that gorgeous rustic charm typical of Tuscan architecture. The reclaimed barn wood from a century-old barn gives off a timeless appearance that increase in characters as the years go by. Because rustic barn wood has already aged beautifully over hundreds of years, the next century will only increase its authentically gorgeous appearance. The culmination of this project has been a meticulous collaborative input of our in-house head designer and the clients themselves. Although the completion of this project is lengthy and intricate, the results speak volumes and the wait simply justifies the outcome. The rest of thew windows on this Tuscan home have been accessorized with rustic barn wood as well and accentuated with our custom designed and handmade dummy iron hinge straps. Our dummy hardware is so authentically done in the same tradition used for hundreds of years in Europe to create shutter hardware that looks authentic and functional although it is only decorative. The details of our custom shutters is evident in the slightest of details including the bolts used to hold the shutter straps in place. Each of the shutter also has a decorative ring pull with a hand-hammered back plate which enhances the appearance of true functional shutters and defining that authentic Tuscan look. The beauty of this Tuscan home is visible throughout the entire property including the garden gates, garage doors and entry door. Again, for the garden gates, we went with rustic barn wood carefully crafted to preserve the original surface that has aged over hundreds of years but building the gates on galvanized steel frames that will ensure structural durability for the next few hundred years. The gates are highly secure, sound and can definitely hold back a crowd with authentic rustic charm. Don't be fooled with the simple-looking gate design. It is quite intricate with its 45 degree angle cuts around the perimeter of the trim which deviates water away from crevices that would otherwise make the gates vulnerable to the accumulation of moisture from the elements, sprinkler system or simply air humidity since the home is located near the ocean. Each one of the garden gates is equipped with European style mortise lock mechanisms and roller catches. The available outdoor space in any major metropolitan area is typically limited. The client was dedicated to increasing the amount of available outdoor space for entertaining and planting. The sustainable efforts that went into the interior renovations were continued in the exterior spaces with a series of green roof gardens. The lower level terrace features two separate spaces it was the largest. Directly out the glass rear doors of the house is a paved area using local materials that have high albedo. A couple of stairs down leads to a seating area surrounded by River Birch, ferns, and vines such as Virginia Creeper and Trumpet Honeysuckle which create a screen from the neighbor’ s yard. The second level garden is an extensive roof garden with approximately fifteen inches of soils. The space was planted with a variety of native meadow plants such as Purple Coneflower and Beardstongue, and Switchgrass. Fruit trees were planted in several corten steel containers. After a couple of years the client decided he wanted more use of the space so the meadow was thinned out and a path to the end was installed as well as creeping sedums in between the steppers. A spiral stair case leads to the upper level garden. When you reach the top of the stairs in the summer months a vegetable garden full of tomatoes, eggplant, and peppers thrives in planting boxes. Beyond the garden is another seating area. At the front end of the building a line of Eastern Red Cedars is planted to create a privacy wall from the neighbors across the street. The plant palette is predominately native species that can withstand the tough conditions of the limited soil depth and the heat of the sun. Plants such as Bee Balm, Prickly Pear, and Wild Petunia have done exceptionally well on the green roof. When needed they can be irrigated using the house’s grey water system. Our Modern Aspen ave. project was a home that grew out of our clients desire to have a modern home in the heart of the art filled, mountain-biking-community of Fruita, Colorado. Our original concept was to renovate an older existing home to be able to better function as a 2-3 bedroom home for her friends and family to come stay, ride bikes, play and enjoy downtown Fruita. Due to a combination of the poor quality of the existing structure, an almost non existent foundation and discovered geotechnical site conditions, the project became a new construction dream getaway. Design Concept: In developing this project our client desired, a modern, open floor plan home filled with natural light and a durable maintenance free exterior. From this program we massed the home into 3 distinctly separate zones contained within 3 simple modern forms; a transitional entry space, the public living spaces and the private bedroom spaces. These zones of the home were each to become visible from the exterior through the use of 3 separate durable exterior material claddings of wood, stucco and steel respectively. Spaces: The entry of the home, clad in wood, was created as a transitional space between the exterior and the living spaces by creating a feeling of compression before entering into the voluminous, light filled, living area. The large volume, tall windows and natural light of the living area allows for light and views to the exterior in all directions. The custom kitchen cabinets and cabinetry storage are “tucked in” under the stairs and loft allowing for a sense of refuge while in the “command center” of the home. In this design every inch of usable space was thoughtfully incorporated into its function. The private bedroom zone of the home has bedrooms stacked on 2 levels with the master suite on the main level and guest bedrooms and guest bath above. These Bedrooms adjoin a loft area that flows onto a covered and well shaded 2nd level deck. The loft and 2nd level deck allows for a separate living space to relax and gather with family and friends. Garage and Exterior landscaping: This project also considered our clients' need for storage and love for travel by creating storage space for an Airstream camper in the oversized 2 car garage at the back of the property. The design of the garage was flat roofed in order to preserve views and light on the north side of the home, while also allowing room for a photovoltaic (PV) solar system to offset electrical needs. The “lawn” and landscaping of the home were designed as a part of a no maintenance exterior requirement. Although wanting to be maintenance as maintenance free as possible on the exterior, her love for dogs required the home to have some form of grass, so we opted for a K-9 Grass turf system that is designed for pets and allows the turf to be rinsed into the soil through the use of a typical sprinkler system. Energy Efficiency: As in all of our homes, we design and built this project with increased energy efficiency standards in mind. Our standards begin below grade by designing our foundations with insulated concrete forms (ICF) for all of our exterior foundation walls, providing the below grade walls with an R value of 23. As a standard, we also install a passive radon system and a heat recovery ventilator to efficiently mitigate the indoor air quality within all of the homes we build. Above grade, the exterior walls on this home are built with 2x6 construction and sheathed with the Zip R-3 system allowing for an air and weather tight, R-27 exterior wall assembly. The flat roofs of the home are insulated with a hybrid closed cell foam and batt insulation system creating an affordable R-45 insulation. These roofs are covered with a reflective white, TPO membrane roof to reflect the excess heat during the hot summer months. The pitched roofs of the home are vented insulated with a breathable R-50 blown fiberglass insulation.

The homeowner of this traditional home requested a traditional pool and spa with a resort-like style and finishes. We were able to create this wonderful outdoor environment with all they could have asked for. While the pool and spa may be simple on the surface, extensive planning went into this environment to incorporate the intricate deck pattern. During site layout and during construction, extreme attention to detail was required to make sure nothing compromised the precise deck layout. The pool is 42'x19' and includes a custom water feature wall, glass waterline tile and a fully tiled lounge with bubblers. The separate spa is fully glass tiled and is designed to be a water feature with custom spillways when not in use. LED lighting is used in both the pool and spa to create dramatic lighting that can be enjoyed at night. The pool/spa deck is made of 2'x2' travertine stones, four to a square, creating a 4'x4' grid that is rotated 45 degrees in relation to the pool. In between all of the stones is synthetic turf that ties into the synthetic turf putting green that is adjacent to the deck. Underneath all of this decking and turf is a concrete sub-deck to support and drain the entire system. Inspiration for a transitional l-shaped ceramic tile eat-in kitchen remodel in Phoenix with an undermount sink, raised-panel cabinets, medium tone wood cabinets, granite countertops, multicolored backsplash, glass tile backsplash, stainless steel appliances and an island

Bathroom. The goal here is to install washer and dryer under countertop. To solve this task, countertop was elevated a little bit higher then average standard. Since space under countertop is busy with washer and dryer, the biggest challenge was to install sink boul. If simply put sink on the countertop, then it goes to high, because countertop already was elevated to allow washer and dryer remain under it. I did not consider shallow sinks, because they are not convenient at all. Also it was not possible to install under mount sink, because there are washer and dryer. Eventually i found sink that is half in, and half above countertop, and increase a little bit of countertop thickness. As a result this solution allow to have both washer and dryer, comfortable pretty deep sink and huge countertop to keep bathroom stuff on it. Another important element in the bathroom is tankless electrical water heater, Its New York, so water tank for all units installed on the roof. Building is old and big, so sometimes building tank is lack of hot water. To set tankless electrical water heater two extra valves were installed on hot and cold pipes. In case there is no hot water, i close main hot water valve, open cold one that right before heater, to let cold water go inside heater, and open another valve, that deliver hot water into the system after heater. This task also required installation of new electrical cable, because tankless heaters requires a lot of power. The last thing is pretty big, 48”x30”, embedded wall cabinet, with three big parts and mirror doors. To support this cabinet, extra wood frame structure was built inside wall, that was designed thicker to allow build-in cabinet set inside.

This house was designed to maintain clean sustainability and durability. Minimal, simple, modern design techniques were implemented to create an open floor plan with natural light. The entry of the home, clad in wood, was created as a transitional space between the exterior and the living spaces by creating a feeling of compression before entering into the voluminous, light filled, living area. The large volume, tall windows and natural light of the living area allows for light and views to the exterior in all directions. This project also considered our clients' need for storage and love for travel by creating storage space for an Airstream camper in the oversized 2 car garage at the back of the property. As in all of our homes, we designed and built this project with increased energy efficiency standards in mind. Our standards begin below grade by designing our foundations with insulated concrete forms (ICF) for all of our exterior foundation walls, providing the below grade walls with an R value of 23. As a standard, we also install a passive radon system and a heat recovery ventilator to efficiently mitigate the indoor air quality within all of the homes we build.
