CONTACT These home owners initially contacted their Designer to identify the reason that the floor in their upstairs bedroom suffered from a noticeable slant. The floor problem actually impacted a small bathroom and adjoining study also. Early on, the decision was made to re-design the footprint for the 3 rooms in conjunction with repairing the uneven floor. The approach was to gut all three spaces of walls and floors and start from scratch. The new spaces were designed with the clients needs for accessibility in mind. DESIGN The design effort included identifying the products to be used throughout the spaces. This included everything from the flooring to the wall paint. Kohler plumbing fixtures and Adelphi cabinetry were decided on first. A radiant heat grid was included for the bathroom floor. Lighting, paint and tile soon followed. Wood flooring was installed throughout the adjoining spaces. The master bedroom was redesigned to allow for entry from the study or the master bath via pocket doors. The study was given an access to the master bath also. The hardwood flooring ties the bedroom and study together and gives each room a very spacious feel. The original master bedroom was changed to incorporate a large walk-in closet that features custom storage throughout. The study that also doubles as the IT center for the home was updated with custom book cases and cabinetry from Adelphi Cabinets. When discussing the reapportioning of the entire space for the individual rooms the bathroom was given priority. The previous small bathroom did not include a window for natural light. The new design corrected that in a big way by incorporating an existing bedroom window into the new space. The decision was made early on to allow for the inclusion of a large shower with full granite walls and custom plate glass surround. The shower system includes both fixed and hand held shower heads. A thermostatic control system was included to eliminate scalding. A large bench seat of matching granite allows for relaxing while getting squeaky clean. A separate air massage tub from Kohler centered under the new windows allows for a relaxed moment while being caressed by all those tiny bubbles. His and her side by side vanity sinks allows for efficient use of the space. The Caxton sinks and coordinated toilet were selected to match the color of the tub and do so beautifully! CONSTRUCTION We started the project not knowing what we were going to find. The slanting floor upstairs was not evident in the ceiling of the first floor Once the demolition had been completed it was evident that the floor joists were at the heart of the problem. The home had been framed with floor joists that had been strung together to increase their length. Over time and with the house settling, the strung together joists started to droop from their connection point. This was concealed on the first floor by a large HVAC duct running through the garage. This was corrected by the addition of two laminated beams in the ceiling of the first floor (luckily in the garage) that re-supported the offending joists. THE END The project was a huge success in terms of problem solving and designing with budget and time frame in mind. The overall impact of the new space is impressive both visually and from a practicality point of view. The new master suite with upscale bathroom and study adds significant value to the home and the home owners quality of life!

We were able to create this wonderful outdoor environment with all they could have asked for. While the pool and spa may be simple on the surface, extensive planning went into this environment to incorporate the intricate deck pattern. During site layout and during construction, extreme attention to detail was required to make sure nothing compromised the precise deck layout. The pool is 42'x19' and includes a custom water feature wall, glass waterline tile and a fully tiled lounge with bubblers. The separate spa is fully glass tiled and is designed to be a water feature with custom spillways when not in use. LED lighting is used in both the pool and spa to create dramatic lighting that can be enjoyed at night. The pool/spa deck is made of 2'x2' travertine stones, four to a square, creating a 4'x4' grid that is rotated 45 degrees in relation to the pool. In between all of the stones is synthetic turf that ties into the synthetic turf putting green that is adjacent to the deck. Underneath all of this decking and turf is a concrete sub-deck to support and drain the entire system. The available outdoor space in any major metropolitan area is typically limited. The client was dedicated to increasing the amount of available outdoor space for entertaining and planting. The sustainable efforts that went into the interior renovations were continued in the exterior spaces with a series of green roof gardens. The lower level terrace features two separate spaces it was the largest. Directly out the glass rear doors of the house is a paved area using local materials that have high albedo. A couple of stairs down leads to a seating area surrounded by River Birch, ferns, and vines such as Virginia Creeper and Trumpet Honeysuckle which create a screen from the neighbor’ s yard. The second level garden is an extensive roof garden with approximately fifteen inches of soils. The space was planted with a variety of native meadow plants such as Purple Coneflower and Beardstongue, and Switchgrass. Fruit trees were planted in several corten steel containers. After a couple of years the client decided he wanted more use of the space so the meadow was thinned out and a path to the end was installed as well as creeping sedums in between the steppers. A spiral stair case leads to the upper level garden. When you reach the top of the stairs in the summer months a vegetable garden full of tomatoes, eggplant, and peppers thrives in planting boxes. Beyond the garden is another seating area. At the front end of the building a line of Eastern Red Cedars is planted to create a privacy wall from the neighbors across the street. The plant palette is predominately native species that can withstand the tough conditions of the limited soil depth and the heat of the sun. Plants such as Bee Balm, Prickly Pear, and Wild Petunia have done exceptionally well on the green roof. When needed they can be irrigated using the house’s grey water system. Built in 1904, The Chatsworth was reintroduced in 2015 with expanded floor plans, incredible amenities and a private club-like atmosphere. transFORM’s Senior Design Manager Rozalia Kiss, worked with the HFZ Capital Group to create a striking bedroom sized walk-in closet, which was recently featured in the New York Times article : Closets as Big as Some Apartments. The article identifies spacious closets as the latest must-have in some of the city’s most expensive condominiums. Quickly becoming an essential part of the modern home, a walk-in closet adds style and convenience to your daily routine. Designed in a clean white finish and tastefully accented with complementing polished chrome hardware, this custom walk-in closet delivers tons of functional and accessible space. These South Shore of Boston homeowners are no different than many recent clients who show an interest in upgrading their dated and aged bathrooms. The pool is 42'x19' and includes a custom water feature wall, glass waterline tile and a fully tiled lounge with bubblers. The separate spa is fully glass tiled and is designed to be a water feature with custom spillways when not in use. LED lighting is used in both the pool and spa to create dramatic lighting that can be enjoyed at night. The pool/spa deck is made of 2'x2' travertine stones, four to a square, creating a 4'x4' grid that is rotated 45 degrees in relation to the pool. In between all of the stones is synthetic turf that ties into the synthetic turf putting green that is adjacent to the deck. Underneath all of this decking and turf is a concrete sub-deck to support and drain the entire system. Stress increases the risk of chronic diseases, the leading cause of death and disability with around 75% (Source 1a, 1b). Improving human health through a thoughtfully designed environment is as important as energy conservation and carbon sequestration. We can also address all three goals with similar solutions, such as allocating large green areas, water features, and diverse uses in proximity. Nature makes people happier and healthier, and it also absorbs stormwater and can be used for renewable energy production. Therefore, we can achieve resiliency for both environment and society easily together. Amoeba Fusion aims to empower societies by providing a space for decentralized, innovative start-up communities. onE.GLobe considers the built environment a living, breathing, multiplying organism, evolving in nature with harmony. The structure can grow horizontally and vertically by adding new cores in different directions per each site condition. It creates public plazas shaded and shielded by the building as it grows. Fully self-sufficient structure houses flexible 3D printed dwellings and workspaces surrounded by semi-open garden spaces and atrium. Thirty feet deep floor plates receive daylight from the exterior and atrium and can conveniently be used as open-plan office space. Electrical, plumbing, and HVAC systems are distributed through modular floor plates, on which 3D printed modules are flexibly plugged in. 3D printed inflatable shells with indoor air cleaning plants house a plug-in kitchen, bedroom, workspace, and bathroom modules. The bridge-connected clusters have decentralized systems with the off-grid micro-grid integrating renewable energy sources and excess energy storage. Compact layouts provide space for an increasing number of entrepreneurs, making them socialize and inspire near their accommodation. Eliminating corridors in dwelling units with an efficient design and replacing them with the garden space surrounding units achieve this endeavor. Amoeba Fusion New York is located at a General Commercial Zoning district in NYC with residential and commercial uses. The site currently accommodates six towers. This project explores a more resilient design solution for an innovative, diverse community for the post-pandemic world. Located in the Lincoln Square neighborhood in Manhattan, bordering Hell’s Kitchen with countless restaurants, the site is close to various public transportation, universities, cultural spaces, and businesses, making it ideal for an innovative, creative crowd. Mixed-use commercial and residential buildings are allowed with a floor area bonus of 20% with a public plaza. With tower regulation, there is no minimum lot coverage requirement, and no rule regarding the distribution of floor area allows the tallest buildings in the city. There are plenty of luxury residential buildings in New York City, but they don’t serve innovative young people and entrepreneurs. Co-living buildings do not provide proper workspaces within the facility. For these reasons, onE.GLobe aims to investigate ways to design long-term live-work-play environments for innovative young people and ease the effects of the future pandemics with its efficient, flexible dwelling units and workspaces surrounded by semi-open garden spaces, atrium, rooftops, public plazas, and wet ponds.
