Paul Despenas: Homeowners from Dows, Iowa have done business with Midwest Construction back in 2005 when they purchased replacement windows for, Chad Arndt. Revolve updated the home’s curved features, such as the classical columns and rounded bay windows, to achieve this beautiful transformation. The removal of shutters and the enlargement of existing windows with modern frames and thermal glass enhanced the home’s visual appeal, increased interior natural light, and improved energy efficiency, contributing to the overall well-being of the homeowners. Gone are the days of painted-shut windows; the new windows now open smoothly, bringing a refreshing change! In keeping with the original design of the house, Revolve maintained the existing second-floor porch along the front, eliminating the picket railing and traditional molding. These elements were replaced with square columns and a minimalist custom horizontal metal railing system. Additionally, the team thoughtfully enhanced the continuous masonry façade by removing sections of brick and replacing them with a contemporary wood rainscreen. This adjustment added depth to what was previously a flat elevation and tied together areas of the house that were re-clad from vinyl siding to wood plank. The design team also redefined the geometry of the multiple rooflines and third-floor dormers to create a cohesive overall design. Carefully selected paint and stain colors added warmth and dimension to the updated exterior. Modern elements were introduced into the outdoor space, resulting in a cozy outdoor living area complete with a gas-powered fireplace and a large-screen TV—perfect for enjoying Ravens games with friends and family.

A lakeside home with limited outdoor space was in dire need of an innovative solution to transform this extremely dated backyard into an entertaining destination. The design solution incorporated an infinity edge pool, automated fire pit, outdoor kitchen, cabana, sun deck, and state of the art technology. The design was presented in 3-D to help the clients fully understand the creative use of space and elevation. The pool structure was literally cut in half to be prepared to increase the size and add an infinity edge. Due to the expansive soils and the new pool structure being built within 30” of the water’s edge, advanced construction techniques for stabilization were incorporated. The soil was chemically injected to control expansive movement and tight access concrete piers combined with helical anchors were installed to shore the new pool structure and infinity edge basin. In addition, the new decks were built over the water with many helical anchors installed in the water and drilled to over 30 kips per pier. The decks were designed to hold parking structure weight, not just a family entertaining. In addition, again due to the expansive soils and extreme slope the new deck, built from the latest technology decking supplied by Trex, was constructed on more than 50 concrete piers. The entire backyard incorporates the latest technology and can all be controlled via the home owner’s smart phone or computer. A few of the Amenities include; fully automated fire pit, multiple color changing LED lights in the pool and basin, under water speakers, full surround A/V system, deck accent lighting, step lights, cabana lighting and accents, water features, and more. This house was designed to maintain clean sustainability and durability. Minimal, simple, modern design techniques were implemented to create an open floor plan with natural light. The entry of the home, clad in wood, was created as a transitional space between the exterior and the living spaces by creating a feeling of compression before entering into the voluminous, light filled, living area. The large volume, tall windows and natural light of the living area allows for light and views to the exterior in all directions. This project also considered our clients' need for storage and love for travel by creating storage space for an Airstream camper in the oversized 2 car garage at the back of the property. As in all of our homes, we designed and built this project with increased energy efficiency standards in mind. Our standards begin below grade by designing our foundations with insulated concrete forms (ICF) for all of our exterior foundation walls, providing the below grade walls with an R value of 23. As a standard, we also install a passive radon system and a heat recovery ventilator to efficiently mitigate the indoor air quality within all of the homes we build.

Keeping the existing footprint of this North Oaks master bath we gave it a much-needed upgrade to improve the function of the shower, upgrade plumbing fixtures and increase the rooms storage. We took part of the room down to the studs to improve insulation and rewire parts of the room. Because this room was always cold we expanded an existing multi-aqua heat exchange system to provide in-floor heat and an additional thermostatic controlled unit to provide supplementary heat when needed. I used 12” X 24” porcelain tiles for the floor and shower walls, a stone veneer feature wall behind the tub, shower and toilet wall with a glass/stone/metal mixed mosaic for the backsplash and shower accent. Cambria Bellingham was used on the vanity and tub deck tops and large glass panels were used to create the shower enclosure and define the tub and toilet areas giving the room a bright and open feel. The client chose fabric inserts for the closet doors instead of the louver style doors originally specified for the project. I switched the locations of the shower and toilet to double the shower size. I also designed custom cherry cabinets and installed two 48” x 27” Roburn uplift cabinets more than doubling the room’s storage space. The make-up area at the far end of the room includes a lift-top in the center section that includes a large mirror on the underside of the top and abundant organized storage for beauty supplies and jewelry. These South Shore of Boston homeowners are no different than many recent clients who show an interest in upgrading their dated and aged bathrooms. They are looking to modernize, reflecting today’s bath trends but also desire increased re-sale value with new fixtures, tile and ventilation system. Given the time we spend in our baths, it is not surprising. (A recent Houzz, survey found that 60% of people occupy their bathrooms for at least one hour per day plus 58% of people surveyed said they use their smart phone or tablet to handle a multitude of activities.) This stunning full bath Renovision involved replacing the existing builder-grade vanity, sink and faucet with striking dark blue cabinetry featuring a bank of three deep drawers on each side of a two-door sink base. This client likes the new standard vanity height, no 34.5” which allows more storage space for cosmetic and cleaning supply items. Silestone’s Blanco Zeus countertop clearly modernizes the look and feel of this bath and doesn’t take away from the grey wood-look planked porcelain tiled floor which is on trend. The tub/shower walls with niche for shampoos and 3”x6” white subway tiles reflect a classic, clean and fresh look. The curved shower rod provides additional room while showering and its chrome finish ties in with the new shiny fixtures. Adding a few architectural elements definitely enhanced this bath. THE SETUP The original primary bathroom was characterized by a disjointed and segmented layout. The shower featured a bulky glass-block enclosure that overwhelmed the space visually. There was a considerable amount of open, unused space, and despite having a his and hers vanity, the arrangement lacked personal space for each user, as they shared the conjoined space between the sinks. The toilet was inconveniently located right by the door, with a half-wall partition meant to provide privacy but instead contributing to a cramped and unbalanced feel. Overall, the bathroom’s layout and design were fragmented, failing to make the most of the available space and lacking adequate storage solutions. Design objectives: - Reconfigure the layout to enhance functionality and flow. - Create an elegant, upscale aesthetic that is light and bright. - Incorporate specialized storage solutions for female hair care needs. - Increase overall storage capacity. - Develop a spa-like shower experience. - Provide a significant wow factor to the space. THE REMODEL Design challenges to be solved: - Repositioning the toilet to a more suitable location. - Designing hair care storage solutions without cluttering the elegant space. - Balancing an upscale, elegant design with a feminine touch in the color palette. - Increasing the brightness of the room without adding windows. - Completely replacing the existing shower to create a spa-like experience. - Planning new storage solutions without adding bulkiness or clutter to the cabinetry. THE RENEWED SPACE Design solutions: Toilet Relocation: Moved the toilet by the window, creating a better overall layout that also opened up two full walls for cabinetry and storage solutions. Specialized Vanity Storage: The left side of the left vanity is the wife’s. Open shelves facing across the vanity can be used for decorative or daily needs items. Pull-out docking drawers with power outlets and metal basins handle hot hair appliances. Bright and Elegant Color Scheme: White cabinets, countertops, floors, and shower walls keep the space bright. The just-off-white wall color with a hint of pink adds a feminine touch. Thin wainscoting with white trim offers traditional-leaning elegance. Layered Lighting Strategy: Ceiling can lights, sconces, lighted mirrors, and toe-kick lighting were installed. Natural light-rated bulbs keep the space bright and natural-feeling. Spa-Like Shower: An extra-large shower was created using the same floor tile materials for continuity. Equipped with a Kohler Anthem system with a shower head, hand-held, and four body sprays. His and Hers niches for separate body care product storage. Enhanced Storage Solutions: Added a linen cabinet within the vanity area for efficient storage of towels and bathroom essentials. This elegant bathroom feels incredibly spacious now. The color palette and lights keep the room bright and cheery. Gold fixtures, the herringbone pattern on the floor, and exquisite trim work add an elegant touch. With the husband and wife having their own vanity wall sections joined at the corner, each user truly has their own space within the space. The clients are very happy with the final result.
