Antique oriental carpets were the inspiration, with all finishes chosen to coordinate. Furniture and materials were chosen for comfort, beauty and durability. High ceilings demanded appropriate scale; glass-topped tables function without intruding. The living room stepdown tripping hazards are marked with a walnut floor transition. I did a complete new planting design for this project which is a single family home in the suburbs of Towson. The garden is 1/3 acre in size. Most of the existing plants, including many non-native ground covers, like English Ivy, shrubs, and trees, were removed in order to bring in the sunlight for pollinators and remove interference with the power lines. I designed and installed a mostly native plant garden that is designed to be beautiful to view with many flowers blooming all season long and varied textures and movement with ornamental grasses and provides habitat and food for pollinators, like butterflies, bees, and hummingbirds, and for songbirds. From builder standard to designer upgrade. A recent project of ours in Harrison NY had us taking an adequate builder designed kitchen to something much more special. The original layout led to traffic jams while entertaining and valuable storage was lost due to the fact that the cabinets did not go to the ceiling. The new design moves the refrigerator out of the traffic pattern that often lead to gridlock in previous years as well as providing ample storage for trays and baking sheets in the slim pantry. Grillwork doors allow for airflow from the air-conditioning vents, while still allowing for cabinets to the ceiling. A professional grade range replaces the old smaller model, with a heavy-duty hood to assure complete ventilation no matter what the cook creates. The microwave moves farther down the work triangle to assure that the heating of a cup of coffee or bag of popcorn need never interfere with the chef again. Equally of value is the island mini-frig not just to chill the occasional bottle of wine, but to keep the kids sodas out the main refrigerator. And then there is the desk/ command central area. The formerly blank wall where no piece of furniture seemed to fit, because of the radiator, has become an efficient home office. With room for two people to work, grown-ups can search Food Network for recipes while the kids do their homework – problem area solved!

These changes addressed all of the clients’ pain points and improved the kitchen’s functionality, efficiency, and aesthetic.

This dream bathroom has everything one can wish for an ideal bathroom escape. It doesn’t just look fabulous – it works well and it is built to stand the test of time. This bathroom was designed as a private oasis, a place to relax and unwind. Spa-like environment is created by expansive double-sink custom vanity, an elegant free standing tub, and a spacious two-person barrier-free shower with a floating bench. Toilet is concealed within a separate nook behind a pocket door. Main bathroom area is outlined by a tray ceiling perimeter. The room looks open, airy and spacious. Nothing interferes with the ceiling design and overall space configuration. It hasn’t always been that way. Former layout had serious pitfalls that made the room look much smaller. The shower concealed behind solid walls protruded into the main area clashing with the tray ceiling geometry. Massive shower stall took up significant amount of the room leaving no continuous wall space for a double sink vanity. There were two separate vanities with a dead corner space between them. At the same time, the toilet room was quite spacious with just one fixture in the far end. New layout not only looks better, it allows for a better functionality and fully reveals the space potential. The toilet was relocated to occupy the former linen closet space slightly expanded into adjacent walk-in closet. Shower was moved into the bigger alcove, away from the tray ceiling area. It opened up the room while giving space for a gorgeous wall-to-wall vanity. Having a full glass wall, the shower extends the space even further. Sparkling glass creates no barrier to the eyesight. The room feels clean, breezy and extra spacious. Gorgeous frameless shower enclosure with glass-to-glass clamps and hinges shows off premium tile designs of the accent shower wall. Free standing tub remained in its original place in front of the window. With no solid shower walls nearby, it became a focal point adorned with the new crystal chandelier above it. This two-tier gorgeous chandelier makes the bathroom feel incredibly grand. A touch of luxury is showing up in timeless polished chrome faucet finish selections as well. New expansive custom vanity has his and her full height linen towers, his and her sink cabinets with two individual banks of drawers on the sides and one shared drawer cabinet in the middle containing a charging station in the upper drawer. Vanity counter tops and floating shower seat top are made of high-end quartz. Vessel sinks resemble the shape and style of the free-standing tub. To make the room feel even more spacious and to showcase the shower area in the reflection, a full size mirror is installed over the vanity. Crystal sconces are installed directly into the mirror. Crisp classic white tile gives the room a timeless sense of polish and luxury. Walls around the perimeter of the entire bathroom are tiled half way. Three rows of 12”x 24” porcelain tile resembling white marble are crowned with a thin row of intricate glass tiles with marble accents, and a chair rail tile. Tile design flows into a spacious barrier-free two-person walk-in shower. Two more tile patterns of the same tile collection are brought into play. Rear wall is adorned with a picture frame made out of 12”x12” tiles laid at 45 degree angle within the same chair rail and glass tile border. Shower floor is made of small hexagon tiles for proper drainage. Shower area has two hidden from plain sight niches to contain shampoo bottles and toiletries. The rear side of the niches is made of glass mosaics for a waterfall effect. To showcase the picture frame inside the shower, the accent shower wall is washed with cascading light from a discrete LED strip tucked in a cove behind “floating” shower ceiling platform. Multiple shower heads (two ceiling-mount rain heads, one multi-functional wall mount shower head, and a handheld shower) are able to provide a fully customizable shower experience. Despite of many hard surfaces and shiny finishes, which can sometimes lead to a cold impersonal feeling, this bathroom is cozy and truly welcoming. This sense of warms is maintained by exclusive multi-functional layered lighting. Carefully designed groups of lights (all having a dimmer control) can be used simultaneously, in various combinations, or separately to create numerous different effects and perfect atmosphere for every mood and occasion. Some lights have smart controls and can be operated remotely. Amazing effect can be achieved by dimmable toe kick perimeter lighting. With the ceiling lights turned off, the vanity looks as if it is floating in the air. Multifaceted crystal fixtures produce cascades of sparkling rainbow reflections dancing around the room and creating an illusion of a starry sky. Programmable radiant heating floor offers additional warmth and comfort to the room. This bathroom is well suited for either a quick morning shower or a night in for ultimate relaxation with a champagne toast and a long soak in the freestanding tub.

A groundbreaking residential construction project in Connecticut, executed by HSL Builders, challenges the stereotypical notion of modern architecture as a mere "box." Knotty alder, full glass entry with a viewing window from the adjacent room immediately details a stone, cave-like entry into the wine room. Individual bottles, display, bulk storage and presentation shelves adorn this inviting space. Displays are all accented with LED lights on a dimmable transformer. THE SETUP This remodeling project transformed a catchall room into a cinema-style theater designed for family entertainment and relaxation. The original space, which housed a small TV, older furniture, and various children’s toys, was reimagined to create a sophisticated, adult-friendly home theater with ample seating and modern amenities. Design Objectives: Create a Dark Theater Space: Ensure the room mimics a traditional movie theater environment. Provide Comfortable Theater Seating: Include enough seating for the family and guests. THE RENEWED SPACE Design Solutions: Natural Light Control: Installed blackout remote shades on the back window and painted the walls dark charcoal to reduce natural light infiltration. Seating Arrangement: Built a second level for the back row of seating to ensure unobstructed views for all movie watchers. Located in the picturesque Portsmouth, this private residence truly embraces its location, capturing views from every angle plus allowing air to enter and keeping the interiors cool during summer months. Numerous doors and windows make the home appear as though its inhabitants are a natural part of their surroundings—as is the home. The design team needed to source screens for the doors and windows that would let in the fresh air without blocking the stunning beachfront views. The selected mesh type – Phifer’s 18/14 insect mesh in charcoal color – offers great visibility to the outside, lets in the breeze, and keeps the insects from entering the home. The resulting cross ventilation is used to reduce the need for air conditioning in summer by letting cool air into the home during the breezier morning and evening hours. During cool days or in the spring or fall, air conditioning dependence is now virtually eliminated by using screens throughout the day. Integration with design: The designers selected Legacy door screens and Serene window screens as the best solution for the home`s custom designed Kolbe windows and doors. Professionally installed to match the varying sizes of each opening, the screens retract completely out of sight into their color-matched housings, preserving the look and design of the windows and the doorway. The homeowners chose an exterior mount application so the screens would not interfere with interior shades. In addition, it provided us options to mount the screens on the outside so that we could have our window treatments mounted inside the frame to show off the millwork, plus keep the views. Custom Home Theater The creative minds behind Theater Monster put their heads together to develop an inspired and unique home theater for the residents of this particular home. They wanted to design a rustic theater that their client would be proud to show to guests, so it was a must to think outside the box. After conducting extensive research, Eldorado Stone was selected to meet their design needs and Autumn Leaf RoughCut was applied to the main walls. Additionally, they incorporated further visual appeal by constructing a modern, rolling tongue and groove ceiling to resemble a sound wave. Surprisingly, the use of architectural stone veneer in this space didn’t interfere with the quality of sound throughout the home theater. The rough edges of the stone helped to break up the sound waves emitted from the sound system and resulted in an even emission of sound in this space. Smooth walls typically cause refraction of sound unless heavily insulated, so the stone did double-duty by not only looking aesthetically appealing but also acting as natural insulation. Considering this was the first time the professionals at Theater Monster veered from more standard materials and utilized stone in a theater, they couldn’t have been happier with the end result.
