It lies just 800 yards (732 metres) from Manhattan's southern-most tip, and reachable by ferry from both there or downtown Brooklyn. Governors Island Welcome Center by Office III The Friends of Governors Island asked Office III to design the wooden structure, but with a few constraints: it had to be prefabricated, temporary and portable, and pitched to them just six weeks later. Governors Island Welcome Center by Office III The studio – founded by Stephanie Lin, Ryan Golenberg, and Sean Canty from Harvard's Graduate School of Design – looked to the island's Georgian Revival-style barracks and two military forts for subtle references. The building was in poor condition and required a complete overhaul, as well as a new addition to house the commercial kitchen and dining room. The Looms’ design team of Liz Winship and Mary Beth Ferro were brought in early on in the process to work closely with the architects and contractors to collaborate in designing a space that would blend the historic integrity of the period building and the neighborhood with the practical, code-driven requirements of a multi-functional commercial space. The “look” was to be inspired by Nantucket’s unique land and seascape, while also feeling a little “on trend” and contemporary. The outdoor lighting here is by Hubbardton Forge of Vermont. It was chosen for its handmade look, innovative design and modern American blacksmith aesthetic. The door is the repainted original door to the building.

Parx Casino is owned and operated by Greenwood Gaming & Entertainment, Inc. and includes high stakes gaming, horse racing, premium entertainment and multiple restaurants and amenities. It's doors are open 24 hours a day. In the midst of an economic downturn, Parx brought in many much needed jobs, stimulating the local economy. The construction of the Parx Casino project began in 2008. The main portion our landscape installation ran the course of 2009 and into 2010. We originally were contracted to install a landscape that was already designed. The owner however was not totally satisfied with the design that he had commissioned, so we made a few recommendations to them. We took a leap of faith and installed one section of the landscape as a mock-up for a concept that we envisioned. Hoping to stir some interest and excitement and help the client draw in huge numbers of patrons, our concept included a high energy, formal and contemporary layout based upon low hedging and bright panels of color to match the Parx Casino logo. Lines were clean to compliment the building theme and layout. We were given the owners blessing right away and proceeded to redesign the majority of the newly re-developed site. There were a number of demanding deadlines and site related challenges. The site is very windy and open. Large volumes of vehicular and pedestrian traffic pulse through the site's veins continuously. The scale of the building and property is immense. In order to complete a project of this magnitude, a large labor force was utilized. Overnight and overtime hours were sometimes a necessity. Our veteran supervisory team ensured a good quality product on demand. Great quantities of the highest quality plant materials were needed to soften the huge expanse of asphalt, concrete and building facade. Massive 20 foot evergreen trees were brought in as a wind break, softening the building and obscuring the view to the valet security areas. Views were kept open from the main road to allow visitors a clear view of building entrances and mega-sized digital signage. A hardy mix of evergreen, deciduous and herbaceous plant materials were used to stir seasonal interest year round. Bright colors light the way down the main boulevard, drawing in the masses toward the casino entrances. We installed an automatic overhead and drip irrigation system to help keep the windy site from drying out. To supply the expansive landscape with water, we provided a large pump, which pushed thousands of gallons of water through a 4” main. The two-wire system features a smart controller and pressure regulating heads. The installation project as a whole was very successful. We took a plan that was given to us, made it our own, and turned our vision into reality. The client so satisfied that they've contracted us to maintain the landscape we implemented ever since. The casino shows no signs of slowing down. Thousands of patrons test their luck daily at Parx. The local economy, strengthened. The Lower Bucks strip is once again the place to be. Sometimes things just happen organically. This client reached out to me in a professional capacity to see if I wanted to advertise in his new magazine. I declined at that time because as team we have chosen to be referral based, not advertising based. Even with turning him down, he and his wife decided to sign on with us for their basement... which then upon completion rolled into their main floor (part 2). They wanted a very distinct style and already had a pretty good idea of what they wanted. We just helped bring it all to life. They wanted a kid friendly space that still had an adult vibe that no longer was based off of furniture from college hand-me-down years. Since they loved modern farmhouse style we had to make sure there was shiplap and also some stained wood elements to warm up the space. This space is a great example of a very nice finished basement done cost-effectively without sacrificing some comforts or features.

Our skilled team was able to do all the intricate cuts around the sign, cameras, doors, cupboards to finish the green wall. It is all about understanding the growing pattern of real plants no one better than our designer Paul Alder who personally came to site to identify the areas where the green wall needed that special effect of natural growing patterns. Before the green wall was installed there was only the physical barrier of the glass that did not define clearly the existence of a coffee space, with the installation of an artificial green wall we achieved to soften the area of white walls that now moves into a leisure area of thorough enjoyment. Now the green wall draws you into the café meeting area creating a great and pleasant atmosphere from the time visitors and co-workers come into the building the reception area offers a warm welcoming space.

Rooftopia incorporated multiple customized Renson pergolas into the central dining and lounge areas. Each of three Renson pergola systems and their unique features are controlled with the touch of a button. The motorized overhead louvers can be enjoyed open or fully closed to provide shade and a waterproof cover. Each pergola has integrated dimmable LED lighting in the roof blades or louvers. The seating and lounge area was designed with gorgeous modern furnishings and a luxurious fire table. The lounge area can be fully enclosed by sliding glass panels around its walls, to capture the heat from the fire table and integrated Renson heaters. A privacy and shade screen can also be retractable at the west to offer another layer of protection from the intensity of the setting sun. The lounges also feature an integrated sound system and mobile TV cabinet so the space can be used year round to stay warm and cozy while watching a movie or a football game. The outdoor kitchen and dining area features appliances by Hestan and highly customized concrete countertops with matching shelves mounted on the wall. The aluminum cabinets are custom made by Urban Bonfire and feature accessories for storing kitchen items like dishes, appliances, beverages, an ice maker and receptacles for recycling and refuse. The Renson pergola over the dining area also integrates a set of sliding loggia panels to offer a modern backdrop, add privacy and block the sun. Rooftopia partnered with the talented Derek Lerner for original artwork that was transformed into a large-scale mural, and with the help of Chicago Sign Systems, the artwork was enlarged, printed and installed as one full wall of the penthouse. This artwork is truly a special part of the design. Rooftopia customized the design of the planter boxes in partnership with ORE Designs to streamline the look and finish of the metal planter containers. Many of the planter boxes also have toe kick lighting to improve the evening ambiance. Several large planters are home to birch trees, ornamental grasses, annual flowers and the design incorporates containers for seasonal vegetables and an herb garden. Our teams partnered with Architects, Structural engineers, electricians, plumbers and sound engineers to upgrade the roof to support the pergola systems, integrate lighting and appliances, an automatic watering system and outdoor sound systems. This large residential roof deck required a multi year development, permitting and installation timeline, proving that the best things are worth the wait.

This homeowner in Downingtown, PA wanted to replace two standard white garage doors with a more distinctive, modern design that would better complement the home’s exterior. This was a team effort between the client and myself, to bring her dream kitchen to gorgeous fruition. The custom paint color she choose is a grayed out blue-green called Benjamin Moore Puritan Gray which changes color depending on the time of day. And the centerpiece was her Lacanche range from France. Don't fall in love with her white carrera marble countertops, I will make you sign a waiver. LOL
