The garage now boasts ample space for our client to showcase their cars, as well as entertain friends in the loft with a full bar and lounge. Some stunning details include a beautiful cable railing that leads to the loft, a walnut accent wall that adds additional architectural interest and works as a privacy barrier and entertainment center, and a notable bar with diamond plate details, thoughtful lighting, and the clients’ own “Lamborghini” sign to create a cohesive look within the whole garage condo. This unique concept provides an opportunity for car enthusiasts and like-minded individuals to own a private garage which they can personalize and showcase their collector cars or luxury vehicles. It also provides a unique community for people who share a passion for motorsports—or anything that has an engine—with hosted events throughout the year. With a variety of garage sizes within the AutoMotorPlex, the garage condos have one thing in common, they start out as empty shells, waiting for new owners to envision a space to showcase their prized possessions and entertain family, friends, and clients.

This expansive outdoor deck and garden is the ultimate in luxury entertaining, lounging, dining and includes amenities for shade, a vegetable garden, outdoor seating, outdoor dining, grilling and a glass enclosure with heaters to get the most enjoyment and extended use year round. Rooftopia incorporated multiple customized Renson pergolas into the central dining and lounge areas. Each of three Renson pergola systems and their unique features are controlled with the touch of a button. The motorized overhead louvers can be enjoyed open or fully closed to provide shade and a waterproof cover. Each pergola has integrated dimmable LED lighting in the roof blades or louvers. The seating and lounge area was designed with gorgeous modern furnishings and a luxurious fire table. The lounge area can be fully enclosed by sliding glass panels around its walls, to capture the heat from the fire table and integrated Renson heaters. A privacy and shade screen can also be retractable at the west to offer another layer of protection from the intensity of the setting sun. The lounges also feature an integrated sound system and mobile TV cabinet so the space can be used year round to stay warm and cozy while watching a movie or a football game. The outdoor kitchen and dining area features appliances by Hestan and highly customized concrete countertops with matching shelves mounted on the wall. The aluminum cabinets are custom made by Urban Bonfire and feature accessories for storing kitchen items like dishes, appliances, beverages, an ice maker and receptacles for recycling and refuse. The Renson pergola over the dining area also integrates a set of sliding loggia panels to offer a modern backdrop, add privacy and block the sun. Rooftopia partnered with the talented Derek Lerner for original artwork that was transformed into a large-scale mural, and with the help of Chicago Sign Systems, the artwork was enlarged, printed and installed as one full wall of the penthouse. This artwork is truly a special part of the design. Rooftopia customized the design of the planter boxes in partnership with ORE Designs to streamline the look and finish of the metal planter containers. Many of the planter boxes also have toe kick lighting to improve the evening ambiance. Several large planters are home to birch trees, ornamental grasses, annual flowers and the design incorporates containers for seasonal vegetables and an herb garden. Our teams partnered with Architects, Structural engineers, electricians, plumbers and sound engineers to upgrade the roof to support the pergola systems, integrate lighting and appliances, an automatic watering system and outdoor sound systems. This large residential roof deck required a multi year development, permitting and installation timeline, proving that the best things are worth the wait.

Governors Island Welcome Center by Office III The pavilion is the first-ever welcome centre for Governors Island, and was added to help tourists better navigate the small island in the city's harbour. It lies just 800 yards (732 metres) from Manhattan's southern-most tip, and reachable by ferry from both there or downtown Brooklyn. Governors Island Welcome Center by Office III The Friends of Governors Island asked Office III to design the wooden structure, but with a few constraints: it had to be prefabricated, temporary and portable, and pitched to them just six weeks later. Governors Island Welcome Center by Office III The studio – founded by Stephanie Lin, Ryan Golenberg, and Sean Canty from Harvard's Graduate School of Design – looked to the island's Georgian Revival-style barracks and two military forts for subtle references. Governors Island Welcome Center by Office III A butterfly roof covers an 800-square-foot (74-square-metre) wooden deck to protect visitors from the sun, while remaining open to the grassy lawn. Governors Island Welcome Center by Office III Underneath, an information kiosk is the only fully enclosed structure. Polycarbonate windows and slatted wood serve as semi-walls, which create triangular nooks and lounging areas. Governors Island Welcome Center by Office III Office III collaborated with Laufs Engineering Design for structural engineering. The team chose timber louvres to resist the vertical loads of the roof, while a pentagon-shaped core supports the floor deck. Governors Island Welcome Center by Office III Marine-grade plywood lines the interior, while cedar planks cover the exterior. Both materials are resilient to New York's infamous summer rainstorms. Design agency Pentagram created the custom typeface, titled Guppy Sans, for Governors Island in 2014. The Hills on Governor's Island by West 8 Related story West 8 creates artificial hills on New York's Governors Island Only open in the summer months, Governors Island is a popular day-trip destination. Citygoers ferry over to see the Statue of Liberty from a recently completed hilly park by the Dutch architecture firm West 8, or for enjoying music festivals and seasonal installations, like last year's City of Dreams Pavilion by Folio.

This was a team effort between the client and myself, to bring her dream kitchen to gorgeous fruition. The custom paint color she choose is a grayed out blue-green called Benjamin Moore Puritan Gray which changes color depending on the time of day. And the centerpiece was her Lacanche range from France. Don't fall in love with her white carrera marble countertops, I will make you sign a waiver. LOL

Parx Casino is owned and operated by Greenwood Gaming & Entertainment, Inc. and includes high stakes gaming, horse racing, premium entertainment and multiple restaurants and amenities. It's doors are open 24 hours a day. In the midst of an economic downturn, Parx brought in many much needed jobs, stimulating the local economy. The construction of the Parx Casino project began in 2008. The main portion our landscape installation ran the course of 2009 and into 2010. We originally were contracted to install a landscape that was already designed. The owner however was not totally satisfied with the design that he had commissioned, so we made a few recommendations to them. We took a leap of faith and installed one section of the landscape as a mock-up for a concept that we envisioned. Hoping to stir some interest and excitement and help the client draw in huge numbers of patrons, our concept included a high energy, formal and contemporary layout based upon low hedging and bright panels of color to match the Parx Casino logo. Lines were clean to compliment the building theme and layout. We were given the owners blessing right away and proceeded to redesign the majority of the newly re-developed site. There were a number of demanding deadlines and site related challenges. The site is very windy and open. Large volumes of vehicular and pedestrian traffic pulse through the site's veins continuously. The scale of the building and property is immense. In order to complete a project of this magnitude, a large labor force was utilized. Overnight and overtime hours were sometimes a necessity. Our veteran supervisory team ensured a good quality product on demand. Great quantities of the highest quality plant materials were needed to soften the huge expanse of asphalt, concrete and building facade. Massive 20 foot evergreen trees were brought in as a wind break, softening the building and obscuring the view to the valet security areas. Views were kept open from the main road to allow visitors a clear view of building entrances and mega-sized digital signage. A hardy mix of evergreen, deciduous and herbaceous plant materials were used to stir seasonal interest year round. Bright colors light the way down the main boulevard, drawing in the masses toward the casino entrances. We installed an automatic overhead and drip irrigation system to help keep the windy site from drying out. To supply the expansive landscape with water, we provided a large pump, which pushed thousands of gallons of water through a 4” main. The two-wire system features a smart controller and pressure regulating heads. The installation project as a whole was very successful. We took a plan that was given to us, made it our own, and turned our vision into reality. The client so satisfied that they've contracted us to maintain the landscape we implemented ever since. The casino shows no signs of slowing down. Thousands of patrons test their luck daily at Parx. The local economy, strengthened. The Lower Bucks strip is once again the place to be. With education being key to our remodel process, our designer discussed lighting elements, space planning, cabinet options and finish materials with our homeowners. To begin, she talked about under cabinet and above cabinet lighting options. They also discussed the popularity and functionality of LED lights for task, decorative and ambient lighting scenes. Eavesdropping on our conversation, one of the brothers chimed in on how often they had to change the recessed ceiling fixtures. That comment from the brother led our designer to increase our scope of work to add dimmable LED can lights in the color frequency close to daylight. Now it was time to complete the finish selections. Product selection had to go quickly, as the homeowner was only able to dedicate one long weekend to shop. With this goal in mind, our designer made choosing plumbing products and decorative lighting an online event. Then they went to an appliance showroom and granite/tile showroom to make the final choices. Our designer made sure they found a gorgeous set of slabs for the granite above the cooktop, since it was a key factor for the client and her mother. With all the selections made, final space plan drawings and the electrical layout complete, the client met with our designer to sign off on all the paperwork and move forward with their new kitchen. The key improvements incorporated into the final design were: LED can lights, under cabinet and above cabinet lights all on dimmers. Accessible items for wheelchair use with a touch-free faucet and microwave drawer . Extra deep counter space and seating at the island. Additional storage cabinets under the seating area of the island. Decreased traffic flow issues by adjusting refrigerator/freezer location and double oven cabinet. Plug strips under the wall cabinets to eliminate backsplash outlets. An expansive granite slab backsplash centered on the cooktop area. Our project manager started the job with rough electrical and rough plumbing, as the homeowner had enlisted the assistance of a family friend to remove the kitchen cabinets and re-install them in her garage. The plumbing was straight forward with the gas line already in place and the sink location staying in the island. The electrician wired for the new under-cabinet and above cabinet LED strip lights. The sconce locations were adjusted for the new bar top location, as were a row of can lights to accommodate for an even pour of ambient light throughout the space. The new LED can lights are a hit, as none have needed to be changed out. Our project manager specializes in trim carpentry so he did the cabinet install to keep our schedule on time. The cabinets went in smoothly except for the custom refrigerator panel. One of the panels needed to be remade three times, as each time it was produced the manufacturer’s quality control caught a defect. Our project manager worked closely with manufacturer and homeowner to keep everyone in the loop waiting patiently on its arrival. When it came time for the quartzite installation, we worked closely with our fabricator at cut layout to create the focal point at the hood. His team did an excellent job with the installation. The sink area was a surprise. They went above and beyond in framing the sink with the similar vein to the hood backsplash. Upon installation, the tile backsplash just did not do justice to the amazing quartzite. Discussion with the family and pictures sent to the homeowner lead to a decision to call the fabricator to see how much quartzite might be left. He had just enough to complete the island and beverage center. In the end, the backsplash worked out beautifully in all stone. We met our schedule for the end date of the project and the wheelchair-bound sister was able to move in. For this large Italian family, big meals with lots of family and friends in the new wonderful hub/kitchen is now a part of their happy life. Mission accomplished.

They wanted a kid friendly space that still had an adult vibe that no longer was based off of furniture from college hand-me-down years. Since they loved modern farmhouse style we had to make sure there was shiplap and also some stained wood elements to warm up the space. This space is a great example of a very nice finished basement done cost-effectively without sacrificing some comforts or features.

“The Falls” at Snohomish Cascade, located in Snohomish, Washington, is a planned community of three divisions that was developed by Donald Leavitt from March 2, 1988 – August 9, 1989. The community is a family friendly neighborhood with cul-de-sacs, a waterfall, parks, trails, Totem Falls Elementary School, and nearby shopping. The HOA contacted Northwest Outdoor Lighting in the fall of 2019 for a landscape lighting quote. They had old lighting that was constantly being damaged or buried under foliage. After renovating their electrical and signage, they finally called to say they were ready for the new outdoor lighting we quoted. We installed 6w LED uplights and washes with all wiring in conduit. We highlighted the totem poles, trees and the new sign for easy visibility at night. The water fall falls 15-20 feet from top. It took our team one day to complete the lighting installation and now the whole street corner is welcoming and bright!
