While this design is technically a duplex, it has the feeling of two separate houses: both follow the same design language but each frontage is distinct, as opposed to the more common mirror-image duplex design. In turn, this orientation gives each home its own unique floorplan, maximising privacy, ventilation and natural daylight. Upon entering, one is drawn by the light down the long hall to the garden which lights up the ground floor. Your eye is also attracted to the shapes and lines created by the contemporary stairway. Meals with family and friends are a priority for this client and each home has all 4 bedrooms upstairs, with the ground floor dedicated to open-plan living. This unrestricted space further promotes the light and airy atmosphere. The street-corner duplex has at the back a large garage that faces the house and is fully open to the courtyard garden – this space doubles as a substantial undercover entertaining area. JUMA architects were contacted for the interior design of a shell-state apartment on the coast. The structural construction, the plastering, the floor screed and the technical fittings (heating ducts, plumbing, electricity and ventilation) of the apartment had already been realised. It soon became apparent, however, that the assignment could not be limited to the interior decoration only, as the placement of kitchen, bathroom and dressing room in the existing plan turned out to be entirely impractical. More extensive renovation work was needed to meet the needs of the customer. The structure of the unit was therefore slightly adjusted to make the bathroom and dressing larger and more functional. Also, the living room was dominated by a huge radiator that drew all the attention. To solve this problem, new pipes were laid to accommodate an integrated heating element in the sideboard. Gas pipes were fitted in the kitchen for the gas cooker which JUMA included in the design as a real eye-catcher. The sinks, in contrast, were given a more discreet placement. Light oak parquet was selected for the floors throughout the apartment. The natural appearance of the wood gives all the rooms a warm feel. The built-in furniture was custom made and is finished in black satin lacquer to contrast the light-coloured wood. The dominant colour palette is deliberately kept very simple and neutral and is complemented with light grey tones and colour accents. The colour choice was in fact inspired by a beautiful picture of the coast. The freestanding furniture and overall decorations were also selected or designed by JUMA architects. The arrangement of the seating area is very playful and atypical. JUMA did not want to put in a couch that would divide the space in two. The composition is meant to create a very open ambiance. Inspiration for a small transitional 3/4 medium tone wood floor bathroom remodel in San Francisco with furniture-like cabinets, gray cabinets, an undermount sink and marble countertops

Porch and terrace repaired, redesigned, and revived for sunny, year-round space. These homeowners had an existing porch in their home, but it was failing. Both the porch and adjoining terrace were over the garage, which added technical complexity to building this project. The terrace had been redone and the structure was fine, but the porch structure was failing. It needed to be completely repaired. Since the space needed to be completely redone, the homeowners decided to not just recreate the old space, but redesign it and make it the bright year-round space they dreamed of. The final design choices include floor heat, to keep the space warm and cozy year-round, and full windows, to keep the bitter winter winds outside. What the homeowners most love about the room is that while the rest of the house is traditional and a bit darker, this room is always bright and cozy, with lots of light, year-round. The windows can open up during the summer season to let the sounds of the birds and scents of the grills in, or stay closed to enjoy bright sunlight during the winter. Year-round sunlight - without even needing to wear socks!

Eleven of this stair design have been installed in the community with more underway. Stair Safety: These stairs were designed and built to comply with all local building codes. The design of the room was in two parts: aesthetics and technical. The amazing sound is due to 7 in wall and in ceiling Meridian DSP speakers plus an audio processor.
