This Limestone tiled floor installed in a kitchen and family room at a property in Wellingborough is a great example of how this material can lose its appearance without a regular maintenance plan in place. The customer called me as not only was she concerned that the floor had lost its lustre the grey grout had become very stained and almost black in heavy traffic areas, in fact my customer had originally asked about re-grouting but I was confident it could be cleaned. I provided a quote which they were happy to accept. The area was a nice wide 6 metre by 5 metre space and except for a few items of furniture that would need moving around there were relatively few obstacles. I reasoned the most efficient way to restore the polished appearance of the Limestone would be to use a set of diamond encrusted Burnishing Pads. These are fitted to a rotary machine and applied to the stone in sequence from coarse to smooth. It’s an effective process that cuts back the layer of dirt on the floor and then we build back up the polish. We started burnishing the Limestone with a coarse 400-grit pad fitted to a rotary machine and applied with a little water for lubrication. The coarse pad is very good at removing dirt and old sealers from stone and once completed the resultant surface water and loose dirt is removed using a wet vacuum. At this point I turned my attention to the badly stained grout lines, and applied a strong solution of Tile Doctor Pro-Clean which was scrubbed in along the grout lines using a stiff grout brush, this is necessary as the recessed nature of the grout makes it difficult for the rotary pads to reach it. I then repeated the burnishing process with the medium 800-grit pad and fine 1500-grit pad, the 800-grit pad removes any small surface scratches and the 1500-grit further refines the look of the Limestone slowly restoring its polished appearance. After the whole floor had been burnished in this way it was given a further rinse with water and the soil extracted as before. I then inspected the floor to see if more work would be needed. I was not fully happy with how some of the grout lines had responded, some were still slightly stained, and some marks were visible in the high traffic areas. I had already discussed on my initial visit with the client that this might be the case and it was agreed between us that should this be the case I would apply a Tile Doctor Grout Colourant in Light Grey to recolour all the grout lines and achieve a uniform finish. The stone and grout was still damp from cleaning and polishing, so I decided to leave the grout colouring until the following day. On day two I started by grout recolouring all the grout lines, it’s a straight forward process but can be a little tedious where there is a lot of grout to cover. Once complete I allowed the grout colour to dry for a couple of hours before moving onto the next step. The last pad to be applied in the stone burnishing process is the very fine 3000-grit polishing pad which is applied dry to the tiles using a small amount of water sprayed onto the floor and leaves the stone dry and with a polished silk finish. The floor was then sealed using two coats of Tile Doctor Ultra Seal Sealant allowing the first coat to dry before applying the second. Ultra-Seal is an impregnating sealer that works by occupying the pores in the stone thereby preventing dirt from becoming ingrained there. It’s also a natural look sealer that doesn’t affect the appearance of the stone. My customer was very happy with the transformation of her floor and provided the feedback copies below. Limited storage and poor organization made meal prep a tedious task, and entertaining guests a logistical nightmare. The laundry room, often overlooked, was equally problematic. Its cramped layout and lack of storage made laundry day a chore, and the noise of the washing machine echoed through the living room. To compound the issue, the absence of dedicated office spaces made working from home a constant struggle. One makeshift office was squeezed into the dining room, while another was relegated to the basement. The family was hesitant to embark on a major renovation, fearing the challenges and uncertainties that come with such a project. Finding a reliable contractor, ensuring timely completion, and worrying about potential shoddy workmanship were all valid concerns. We understood their anxieties and were committed to providing a smooth and stress-free experience. Our team crafted a design that addressed each of their concerns, transforming their home into a functional and stylish space. We reimagined the laundry room, creating a custom storage solution and incorporating a stackable washer and dryer. The open hallway to the living room was enclosed, creating a spacious closet with ample storage. The laundry room now seamlessly connected to the kitchen, simplifying the grocery unloading process. A former juliette balcony was converted into a dedicated office space, providing a peaceful and productive work-from-home environment. The dated and cluttered ensuite bathroom received a luxurious makeover. A clever pull-out storage system in the shower wall and a spacious niche provided much-needed organization. While every renovation project has its challenges, this one was remarkably smooth. The only significant hurdle was some additional structural work required in the basement to support the new office space. Our experienced team handled this efficiently, minimizing any disruption. The final result is a home that truly reflects the family's personality and lifestyle. The laundry room, now a cheerful and organized space with soft green cabinets, patterned floor tiles, and gold accents, showcases our attention to detail. The kitchen is a stunning centerpiece, featuring a striking combination of blue and white cabinets, dark hardwood floors, and a sleek white backsplash. The adjacent beverage bar, with its glass-fronted upper cabinets, provides an elegant space for entertaining. The ensuite bathroom is a spa-like retreat, with large-format marble tiles, a black vanity, and chrome fixtures creating an atmosphere of understated luxury. The renovation has had a profound impact on the family's daily life. Ample storage throughout the house has banished clutter, making it easier to maintain a tidy home. The seamless flow from the laundry room to the kitchen has streamlined the grocery unloading process, and the dedicated office spaces have transformed the work-from-home experience. Beyond the physical transformation, it was the shared moments and laughter that made this project truly special. The family's enthusiasm and good humor were contagious. One of the clients, with his big personality, even starred in a walk-through video of the finished project, showcasing his infectious joy. From choosing tiles to navigating unexpected challenges, the entire process was filled with warmth and collaboration. Even their four-year-old son, initially shy, warmed up to our site leader, Gus, nicknaming him "Gus the Bus," a moniker that endeared him to the entire team.

The owners of this house in Adwick Le Street, which is North of Doncaster, were fed up with the appearance of the Grout in their Ceramic tiled kitchen floor. They had not been able to keep the grout clean and it was now patchy, discoloured, darker and consequently always looked dirty. I visited the property, to survey the floor and could see the Ceramic tiles and where in good condition, but the grout lines were really letting the kitchen down. I discussed with my client the option of re-colouring the grout, which they agreed was sensible, anything to keep the impossible grout clean. The alternative of scraping out the grout and replacing would be a messy and time-consuming option which we both agreed was not the choice they wanted to go for. I gave them a price to complete the work which they were happy to go ahead with. Before any grout colouring could be done the grout first needed to be prepared, this was done using Tile Doctors Grout Colourant Pre-Treater which is an acid-based cleaner specially made for the job. This product cleans and prepares the grout for the colourant to ensure a better contact with the colourant later. It’s very simple to apply and is simply sprayed onto the grout lines, left to dwell for five minutes and then scrubbed into the grout by hand. Once done the soiled pre-treater is rinsed off with water and removed with a wet vacuum. Once the grout lines are dry, they are ready to be coloured, unfortunately this is a manual process which take a lot of attention to detail and can be quite tedious. The best way of doing it I have found is go get down on your hands and knees with a toothbrush and gently scrub the colourant into each grout line, any colourant that seeps over onto the tiles needs to be quicky wiped away before it dries. The one upside however is observing the highly satisfying transformation of the grout as the result is instant and you can see the improvement as you go along. There are ten grout colours of Tile Doctor Grout Colourant to choose from and in this case the owners had chosen Natural Grey. If you want to save a few points they also sell a Grout Colourant kit that contains both the colourant and the pre-treater. The grout colourant is epoxy based so it remains water and stain proof and will last for years. I’m not sure the pictures I took do the transformation justice, but my client was over the moon with the difference it had made to the floor. The patchy grout was gone and then whole room seemed brighter. For regular cleaning I recommended the use of Tile Doctor Neutral Tile Cleaner which will keep the floor looking good but is gentle enough to use every day and won’t compromise the colourant.
