This large-scale condominium renovation marked our clients’ transition from a family home into a spacious 1980s-era residence that required a complete rethinking of its layout. Although generous in size, the original plan was dark and compartmentalized, with limited natural light and a kitchen that no longer supported the clients’ passion for cooking and entertaining.
Our design approach focused on opening the home to improve flow, sightlines, and functionality. Walls were removed to allow daylight to travel throughout, while a custom wood slat feature defines the entry with warmth and architectural interest. Relocating the dining area made it possible to expand the kitchen and integrate a temperature-controlled wine cellar, resulting in a light-filled, highly functional home designed to support the way our clients live today.

A 10,355 sq ft home built ground-up on a 16,418 sq ft lot in Brentwood Park, north of Sunset. Seven bedrooms, nine bathrooms, three stories, and an elevator.
New construction is rare in Brentwood Park — the lots are generous, the housing stock is old and it almost never turns over. Most of what gets built there is a renovation behind an existing façade.
The lower level is the part that took the engineering. A full subterranean floor carrying a cinema, fitness studio, sauna, steam shower, temperature-controlled wine room, game lounge and bar, plus guest and staff accommodation. Basements are uncommon in Los Angeles for a reason.
Above it, a chef's kitchen with marble counters, walk-in pantry, breakfast area and coffee bar, opening through retractable walls of glass to a resort-style pool, spa, outdoor kitchen and lawn. Formal dining, private office and a guest suite on the main level. Four ensuite bedrooms upstairs plus a primary suite with a private terrace, fireplace, dual dressing rooms and a book-matched marble bath. A detached guest studio with its own kitchenette and bathroom.
Four fireplaces. Solar. Stone tile and wood throughout. Three-car garage behind a circular driveway.

Overall Style
The design blends:
modern luxury
coastal contemporary
transitional elegance
The room emphasizes clean lines, natural textures, and refined materials while maintaining a light, airy atmosphere.
Key Features
Geometric wood ceiling detail: The striking chevron-patterned wood ceiling creates a major architectural focal point and adds warmth and texture to the otherwise soft palette.
Elegant chandelier: The long linear brass chandelier with fabric shades introduces a refined, timeless feel while complementing the room’s symmetry.
Soft neutral palette: Pale woods, muted sage-gray walls, creamy whites, and light upholstery create a calm and sophisticated ambiance.
Minimalist dining furniture: The clean-lined dining table and textured upholstered chairs feel upscale yet understated.
Glass wine room: The temperature-controlled glass wine display is a standout luxury feature, adding visual drama and a modern entertaining element.
Layered lighting: Wall sconces, chandelier lighting, and illuminated wine shelving create a warm, inviting glow.

This stunning custom pool is a perfect balance of modern sophistication and timeless tradition.
At over 40,000 gallons, this large-scale pool was engineered with meticulous precision. It features two chillers for optimal temperature control and an advanced in-floor cleaning system with 75 strategically placed heads to ensure effortless maintenance and crystal-clear water.
Aesthetically, the design showcases clean, contemporary lines softened by warm, traditional details. The raised brick beam mirrors the home’s exterior, while imported black limestone coping adds a striking, high-end finish that contrasts beautifully with the reflective water surface. The pool’s position—centered on the covered patio—creates a direct visual connection to the home, inviting effortless indoor-outdoor living.
The result is a showpiece that combines craftsmanship, creativity, and architectural harmony—a backyard retreat that is as functional as it is visually captivating.
