Our client approached us while he was in the process of purchasing his ½ lot detached unit in Hermosa Beach. He was drawn to a design / build approach because although he has great design taste, as a busy professional he didn’t have the time or energy to manage every detail involved in a home remodel. The property had been used as a rental unit and was in need of TLC. By bringing us onto the project during the purchase we were able to help assess the true condition of the home. Built in 1976, the 894 sq. ft. home had extensive termite and dry rot damage from years of neglect. The project required us to reframe the home from the inside out. To design a space that your client will love you really need to spend time getting to know them. Our client enjoys entertaining small groups. He has a custom turntable and considers himself a mixologist. We opened up the space, space-planning for his custom turntable, to make it ideal for entertaining. The wood floor is reclaimed wood from manufacturing facilities. The reframing work also allowed us to make the roof a deck with an ocean view. The home is now a blend of the latest design trends and vintage elements and our client couldn’t be happier! Eichler Orange is a stunning expression of mid-century modern architecture. The vision in modernizing this historic Eichler home with a 21st-century makeover was to honor the work of Joseph Eichler and restore it to the 1964 icon of California modernism it once was. The clean aesthetics of this home features glass walls, post and beam, tongue and groove ceilings, and oversize porcelain tile floors throughout. The free-flowing indoor/outdoor floorplan is highlighted with a signature atrium, and all material selections were made to honor the time period. Custom cherry cabinets and warm slab walnut doors grace the interior. This home had significant structural termite damage with three-quarters of the framing needing replacement. Additionally, the original house did not come close to meeting the current seismic codes. During reconstruction, we upgraded the post and beam structure with seismic hold-downs and concealed fasteners. The house lacked energy efficiency due to its flat roof and did not meet California’s current Title 24 energy-efficient standards. While honoring its era, this fully renovated residence is now updated with today’s energy efficiencies, including all-aluminum dual-glazed windows and doors, new spray foam insulation atop the flat roof, and tankless water heaters. A new photovoltaic solar system was added. We abandoned the radiant floor heat and installed a new high-efficiency ductless heating and air units to each room. This increased the building’s performance and provided each room with its own thermostat and control. This system also allowed us to eliminate soffits and ductwork and maintain the exposed tongue and groove ceiling throughout the home. The living space next to the family and dining room was repurposed to relocate the washer and dryer and allowed space to add a third bathroom. The primary bathroom was also reconfigured for a larger layout. The sleek kitchen design includes frameless Crystal Cabinets, professional-grade Miele appliances, a large stainless steel Sub-Zero refrigerator/freezer, and a generous Caesarstone countertop workspace. The outdoor backyard living space captures the natural beauty of Southern California and mid-century modern features, including drought-resistant landscaping with decomposed granite planter areas and all-new concrete hardscape. This house had a very old kitchen cabinets, old appliances, was very small with walls that was separating the kitchen and dining room and kitchen and laundry room. the sub floor was not even and was sinking down in the laundry room area from bad wood rough and termite. we opened up the 2 walls from the dining room all the way to the back wall with supporting posts and beams, we fixed and raised the damaged floor area by adding new cripple wall drilled to existing foundation and we cut and sistered the floor joists. we removed the old plaster walls and ceilings, frame out new exterior door and kitchen window. adding replumbing and rewiring the kitchen and the entire house and upgrading the panel box to 200 amp. relocating the water heater and installing new tankless water heater outside. adding new insulation on exterior walls, waterproof membrane and adding new wood siding to the exterior wall in the kitchen area. we covered the floor joists with plywood, cover the plywood with waterproof membrane, adding cement board on top and applying red guard waterproof membrane to the cement board, then we installed new tiles. we covered all walls and ceiling with drywall and paint, then we installed the kitchen cabinets, counter top, backsplash tile, appliances and light fixtures.

This Southern Florida farmhouse may look like it’s been there for generations but this brand new home is built by PBS Contractors to withstand everything that mother nature can throw at it. The exterior walls are constructed with our ship-lap style 10″ Plank EverLog Siding and our vertical Board and Batten, pre-finished with a custom color we call Western Tan and Weatherall chinking in the same tone. The siding is attached to 1×3 treated furring strips over rigid foam insulation and all are anchored to the 8″ CMU and cast-in-place concrete wall with concrete screws. This client was looking for an economical, simple wooden deck for their summer entertaining. We went with budget-friendly pressure treated wood. Pressure treated lumber deters termites and decay. This deck-style could also be built with cedar, or high-performance trex composite boards. Wooden decks can be completed fairly quickly, within a short time span depending on the size.
