Eichler Orange is a stunning expression of mid-century modern architecture. The vision in modernizing this historic Eichler home with a 21st-century makeover was to honor the work of Joseph Eichler and restore it to the 1964 icon of California modernism it once was.
The clean aesthetics of this home features glass walls, post and beam, tongue and groove ceilings, and oversize porcelain tile floors throughout. The free-flowing indoor/outdoor floorplan is highlighted with a signature atrium, and all material selections were made to honor the time period. Custom cherry cabinets and warm slab walnut doors grace the interior.
This home had significant structural termite damage with three-quarters of the framing needing replacement. Additionally, the original house did not come close to meeting the current seismic codes. During reconstruction, we upgraded the post and beam structure with seismic hold-downs and concealed fasteners. The house lacked energy efficiency due to its flat roof and did not meet California’s current Title 24 energy-efficient standards. While honoring its era, this fully renovated residence is now updated with today’s energy efficiencies, including all-aluminum dual-glazed windows and doors, new spray foam insulation atop the flat roof, and tankless water heaters.
A new photovoltaic solar system was added. We abandoned the radiant floor heat and installed a new high-efficiency ductless heating and air units to each room. This increased the building’s performance and provided each room with its own thermostat and control. This system also allowed us to eliminate soffits and ductwork and maintain the exposed tongue and groove ceiling throughout the home.
The living space next to the family and dining room was repurposed to relocate the washer and dryer and allowed space to add a third bathroom. The primary bathroom was also reconfigured for a larger layout.
The sleek kitchen design includes frameless Crystal Cabinets, professional-grade Miele appliances, a large stainless steel Sub-Zero refrigerator/freezer, and a generous Caesarstone countertop workspace.
The outdoor backyard living space captures the natural beauty of Southern California and mid-century modern features, including drought-resistant landscaping with decomposed granite planter areas and all-new concrete hardscape. A new spa was added to the existing pool, along with a new BBQ area and firepit.

Our client approached us while he was in the process of purchasing his ½ lot detached unit in Hermosa Beach. He was drawn to a design / build approach because although he has great design taste, as a busy professional he didn’t have the time or energy to manage every detail involved in a home remodel. The property had been used as a rental unit and was in need of TLC. By bringing us onto the project during the purchase we were able to help assess the true condition of the home. Built in 1976, the 894 sq. ft. home had extensive termite and dry rot damage from years of neglect. The project required us to reframe the home from the inside out.
To design a space that your client will love you really need to spend time getting to know them. Our client enjoys entertaining small groups. He has a custom turntable and considers himself a mixologist. We opened up the space, space-planning for his custom turntable, to make it ideal for entertaining. The wood floor is reclaimed wood from manufacturing facilities. The reframing work also allowed us to make the roof a deck with an ocean view. The home is now a blend of the latest design trends and vintage elements and our client couldn’t be happier!

This was the room that inspired the project, but when we first saw this space, the ceiling was caving in and termites had eaten through the original hardwoods. Miraculously, no one had painted these panels though! After shoring up the foundation, new roof, new ceiling, and new hardwoods throughout, this house with original (very substantial) stone fireplace is back to its 1913 glory, with the comfort of modern living as well-- from new HVAC, wiring, pipe systems, insulation-- the works!

2010 NARI CAPITAL COTY FINALIST AWARD, ADDITION
This home had formerly been a cross between a contemporary open interior and an ugly boxy front with various small additions. It looked uninviting in the front, appearing more like the side of a house with a portico stuck onto it, and the homeowner wanted it to be a classic warm design, incorporating a stunning entry both on the outside and inside. The project also required the creation of a guest room on the lower level of the addition and a larger master suite upstairs.
The renovation created an unusual front home addition, with a porch and master suite balcony, all with upgraded surfaces of brick, outdoor tile, vinyl no maintenance railing, hardwood flooring interiors, slate, marble and granite baths. A comfortable guest suite with full bath was added on the lower level with a large master bedroom suite upstairs complete with its own corner fireplace. The master bath included both shower and soaking Jacuzzi tub, with fine hardwood cabinetry and upgraded plumbing fixtures. Finally, the exterior was clad in textured concrete plank siding, and upgrade material that requires almost no maintenance and is moisture and termite resistant. This home now looks as dramatic on the outside as it is on the inside, and welcoming to everyone!

This Southern Florida farmhouse may look like it’s been there for generations but this brand new home is built by PBS Contractors to withstand everything that mother nature can throw at it.
The exterior walls are constructed with our ship-lap style 10″ Plank EverLog Siding and our vertical Board and Batten, pre-finished with a custom color we call Western Tan and Weatherall chinking in the same tone.
The siding is attached to 1×3 treated furring strips over rigid foam insulation and all are anchored to the 8″ CMU and cast-in-place concrete wall with concrete screws.
Our product is perfect the tropical climate of Florida and can withstand the daily rain, humidity, bugs, termites and when combined with solid building methods like CMU and ICF, hurricanes.

This Master Bath was remodeled after the new owner discovered excessive termite damage that required the entire bathroom, including the sub-framing and exterior walls, to be demolished. The bathroom was re-arranged to not include a tub/shower. This photo shows the completed work just before the glass partition for the walk-in shower was installed.
