A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. Located on a quiet street adjacent to campus the existing, historic home was deconstructed and materials donated or reused where possible. Challenged to find high efficiency windows that were historic commission acceptable, the team installed Klearwall awnings or casements over fixed glass (to mimic double hungs) with simulated divided lites (u-values as low as 0.13). A high solar heat gain coefficient (0.58) facilitates the passive solar gain for winter months, while well designed overhangs and a pergola shade summer sun. Double stud walls have 2¼” closed cell foam plus 8½” dense pack cellulose for a R-49 cavity. The exterior sheathing is R-6.6 Zip Wall System with taped seams to create the continuous air barrier. Inside the solid concrete foundation is 3” closed cell foam behind 2x4 stud walls and R-32 cellulose in the cavity. Prefabricated TJI joists frame the attic floor, an insulated “room” houses the heat recovery ventilator and ductwork, and blown in cellulose blankets it all in R-86. The house tested 0.6ACH50 proving the effectiveness of its air-tight envelope and attention to air sealing.
Heating and cooling is provided by efficient air source heat pumps (9.2 HSPF, 16.5 SEER) and delivered by short duct runs which tested extremely tight. A heat pump water heater provides domestic hot water and an on-demand switch, with an occupancy sensor at each bath, ensures hot water is delivered fast and efficiently. Low flow fixtures are WaterSense certified, appliances are Energy Star labeled, and all LED lighting. A Zehnder Novus 300 (93.3% efficient) HRV supplies 112 cfm of continuous fresh air while using only 32 watts of power and running quietly. The homeowners control the mechanical ventilation through the intuitive wall-mounted control pad to shut off or increase the ventilation. Chemicals and contaminants were reduced by using low VOC and GreenGuard certified sealants, adhesives, primers, and paints. A walk-off matt at the side entry and hardwood floors help control dirt and dust. The granite front steps were salvaged and local stone used for the patio and stone walls. Storm water runoff from the roof, patio, and driveway is managed by the rain garden. The native landscaping is low maintenance, a community garden produces vegetables, and the chicken coop is powered by its own roof mounted PV panels.

This Indian Sandstone Patio in Bolton-Le-Sands near Lancaster had not been cleaned successfully for several years. Although the owner had power washed it on occasion, that won’t rid you of Black Spot, Mould, Lichen etc and this will build-up over the years. It does clean the stone up to a certain standard but at some point, it will need further treatment.
My client had now reached this point and decided to give Tile Doctor a call to have it renovated. We discussed the Patio which ran around the house and calculated that it measured approximately 60m2. With the measurements and a summary of the issues I was able to work out a quote which they were happy to accept.
To improve the appearance of the stone I started by giving it a power wash to remove the general grime and dirt. I used a top of the range Karcher Pressure Washer for this which can apply up to 20 bars of pressure. The machine also comes with a spinner attachment results in a much more even clean than simply using the spray head.
The patio was left to dry for thirty minutes before applying neat Tile Doctor Patio & Brick Driveway Cleaner. Please note this is a very powerful product meant for professional use so if you’re using it always wear gloves and protective glasses. You leave it on the stone for ten minutes or longer before working it in. The directions on the back of the bottle say recommend leaving it for two to four hours, but its general advice. Personally, I find it is best to test the timing on a small inconspicuous area first, leave it on for say ten minutes then add a bit of water, scrub the surface and if the Black Spot disappears then that is all the time you need. If the stain is stubborn, increase the time. The two to four hour recommendation is really for difficult Black Spots that have become ingrained into the stone and then the product needs longer to digest the stain before it can work.
Once that was done, I used the power washer on low pressure to wash the products off the stone and into the sewerage drain, a wet vacuum comes in handy for this. Don’t dispose of it into the grass or planting areas as the strong chemicals in the product could upset them. Many properties have a soak away to capture rainwater from gutters, so you need to make sure it’s the sewage drain you are using.
As you can see on the pictures, this product really does work and got rid of the Black Spot completely. To maintain the patio a regular jet wash was recommended, the household versions are ideal for keeping it clean and tidy.
Due to the size of the Sandstone patio the whole process took around six hours to complete. Once done though the patio looked transformed and was all ready for a barbeque and some guests. Hopefully, it will stop raining long enough for this to happen.

I was called out to clean a Porcelain tiled floor at a newly built property in Winwick near Huntingdon. The tiles were heavily marked with grout and dirt and were impossible to get clean. To make things worse the tiles were pale, almost white, in colour which made the staining more obvious. It was clear to me that the builder had not managed to polish off all the grout after tiling and this had now set hard on the surface.
This is a very common problem known as Grout Haze and fortunately there is a solution, in that it can be removed by giving the tiles a rinse with an acidic tile cleaner called Tile Doctor Grout Clean-up. To prove the point, I carried out a quick demonstration so the new owners could appreciate the difference.
I always like to test porcelain tiles for a reaction to acid prior to commencing work as acidic cleaners can have a negative effect on some types of polished porcelain however this one had a textured feel to it so there was no issue.
The test went well so having got the go head I began by first cleaning the tiles with a medium dilution of Tile Doctor Pro-Clean, this was left for about ten minutes before being worked into the tile with a black scrubbing pad fitted to a rotary machine. I also used a stiff brush along the grout lines to make sure the grout was as clean as the tile.
This process generates a lot of soiling which was then extracted using a truck mount machine. By Truck Mount I’m referring to a powerful cleaning machine that’s fitted into my van, it blasts the floor with hot water and then immediately extracts it using an equally powerful vacuum to grey tank in the vehicle, it’s incredibly effective and leaves very little water on the floor afterwards.
The next step was to tackle the grout haze and this is done as before by Acid Washing the floor using a dilution of Tile Doctor Grout Clean-up and scrubbing into the tile as before. Again, the resultant soils were extracted as before using the truck mount.
The floor was then speed dried using Dripods which are small horizontal fans designed to blow air downwards and ideal for drying carpets and hard floors. Once dry, a coat of Tile Doctor Ultra-Seal was applied, left to dry and any excess buffed away with a White pad.
The work was completed in one day and completely transformed the floor much to the delight of my customer who left the following message in a subsequent email:
“Thank you very much indeed, we are delighted with the floor.”
I’m pleased to say I have since returned to the neighbourhood and completed another identical grout removal job at a neighbour’s property who had the same issue with builder.
