At the apex of a quiet cul de sac, with the Brunswick Commons trail meandering just footsteps from the backyard, an active retired couple wanted to build their forever home. They wanted the most efficient house they could build with at least 100% of the energy coming from their rooftop solar array. Even with a wall of pine trees directly to the south Michael Maines was able to design a house that, with high attention to detailing, we were able to make a net positive energy home. The 48 solar panels on the roof will make more than enough to power everything in the home and the extra will be credited toward the couple’s camp in northern Maine. Our diligent focus on air sealing paid off with a blower door shell test of .12 ACH50 (for comparison, passive house requires below .60 ACH50). With 12 inch thick double stud walls packed tight with recycled cellulose insulation, and heated and cooled with heat pumps, this house will stay comfortable all year round.

The Glenhill house settles gracefully into a mature pine forest, its form composed as a quiet
study of light, proportion, and crafted detail. A two-story residence lifted above a drive-through
garage, it is designed as a sequence of framed views — each room capturing the vertical
rhythm of pines, shifting daylight, and the subtle movement of the landscape. Boundaries
dissolve as floor-to-ceiling glass opens living spaces to broad terraces and cantilevered
balconies, allowing the forest to inhabit the interior as much as the residents inhabit the site.

glows lantern-like within the pines, revealing a composition where structure, material, and
nature are held in delicate balance. It is a dwelling shaped less as an object in the woods and
more as a crafted extension of the forest itself.
The project began with an unexpected challenge: the original lot, once selected for its beauty,
became untenable when neighboring homeowners objected to the presence of a modern house.
Rather than compromise the vision, the team embraced a new site, one even more deeply
woven into the pine forest, and treated the change as an opportunity to refine the project’s
relationship to nature and craft.
Working within a densely wooded parcel required choreography as much as construction.
Limited access routes, the need to preserve mature trees, and the precision demands of steel
erection shaped a carefully phased process. Contractors navigated the site with restraint,
placing each piece of steel like a line of poetry between trunks. The resulting frame, powerful
yet minimal, was later infilled with lumber to create a hybrid system — efficient, warm, and
capable of carrying cantilevers far beyond what wood alone could achieve. These extended
overhangs became the project’s quiet gesture of shelter and shadow. Collaboration with the interior designer was integral to the home’s harmony. Together, the team
refined material transitions so stone, wood, and metal could pass from exterior to interior with a
single visual glance. Craftsmanship elevated everyday moments: concealed hardware, sculpted
millwork, and the sourcing of a solid limestone soaking tub, carved from a single block, all
contribute to the home’s sense of intentional calm.
What emerged is a house shaped by constraint, strengthened by collaboration, and refined
through an unwavering commitment to detail — an architectural refuge where complexity was
transformed into clarity, and obstacles into opportunities for deeper expression.
Material selection became an essential extension of the home’s design philosophy, reinforcing
the crafted clarity of each space. Hand-selected stone slabs were book-matched for the
fireplace and bath walls, creating veined compositions that read like natural murals. Custom-
built windows, engineered with specialty-coated glazing and rigorously pressure-tested, provide
both protection and extraordinary visual transparency. Above, concealed truss framing houses
recessed air diffusers and hidden shades, allowing ceilings to remain quiet and uninterrupted.
The horizontal planes of the flat roof are achieved with a commercial-grade membrane system,

The Warmup StickyMat is designed for use within an adhesive layer under tiles or within a leveling compound under other floor finishes.

It’s always a great surprise to find old tiled flooring hidden underneath carpet or linoleum which appears especially common with 19th century properties where it’s not unusual for the owners to uncover fantastically patterned, original Victorian tiled floors and, naturally, they want to restore them to their former glory. If you have a property of this type you might want to look under the carpets.
The majority of the time, however, these tiles have been covered up for decades, allowing for thick layers of muck to build-up and are invariably damaged carpet grippers, surface glue and adhesive tape.
This was pretty much the case with this customer who lives in the town of Warminster and was keen to have her own newly discovered Victorian hallway brought back to life, and called me down to see what could be done. Upon arrival at the property, I determined that the tiles would definitely require a very deep clean, including the remove of numerous glue stains, followed by the application of a new seal.
Before I could begin the deep cleaning process, I needed to remove the carpet grippers and surface glue, attempting to remove as much as possible by hand using a scraper.
For the particularly stubborn areas, I applied Tile Doctor Remove & Go, a powerful stripper specially designed to break down adhesives and solvents, and left it to dwell for 20 minutes to eat through the glue deposits. I then attached a black pad to a rotary machine and scrubbed the area thoroughly to clean the affected areas, before removing the resulting slurry using a wet vacuum and rinsed with clean water.
Once I was satisfied that all of the glue had been removed, I proceeded to soak the floor using a solution of the high alkaline cleaner known as Tile Doctor Pro Clean. This is a versatile product that can be used on a wide range of natural stone floors to deal with heavy soil build-up.
I left the Pro-Clean to dwell for ten minutes, and then scrubbed it into the tiles to remove the ingrained dirt and also to break down any old and ineffectual seals. The floor was then once again rinsed thoroughly with clean water which was then extracted using a wet vacuum before being left to dry for a couple of days.
Upon our return to the property I immediately tested the floor for damp using a damp meter. This is an extremely important test to carry out before sealing any kind of tiled flooring, due to the fact that excess moisture left over from cleaning can cloud the sealer and damage its ability to protect against dirt and stains.
Thankfully, the damp test revealed no excess moisture, and I was able to proceed with sealing the tiles. My choice of sealer was Tile Doctor Seal and Go, a water-based topical sealer that simultaneously provides both a stain resistant surface seal and a durable and aesthetically pleasing low sheen finish, also being water based it doesn’t give off a smell as it dries.
This is a very cost effective product that is highly suitable for use on Victorian and Quarry tiles, I applied five costs to achieve the desired finish.
The customer was very pleased with the final results. It’s always satisfying to restore original Victorian tiled floors to looking their best once again – and this one was no exception.
