A retired couple desired a valiant master suite in their “forever home”. After living in their mid-century house for many years, they approached our design team with a concept to add a 3rd story suite with sweeping views of Puget sound. Our team stood atop the home’s rooftop with the clients admiring the view that this structural lift would create in enjoyment and value. The only concern was how they and their dear-old dog, would get from their ground floor garage entrance in the daylight basement to this new suite in the sky? Our CAPS design team specified universal design elements throughout the home, to allow the couple and their 120lb. Pit Bull Terrier to age in place. A new residential elevator added to the westside of the home. Placing the elevator shaft on the exterior of the home minimized the need for interior structural changes. A shed roof for the addition followed the slope of the site, creating tall walls on the east side of the master suite to allow ample daylight into rooms without sacrificing useable wall space in the closet or bathroom. This kept the western walls low to reduce the amount of direct sunlight from the late afternoon sun, while maximizing the view of the Puget Sound and distant Olympic mountain range. The master suite is the crowning glory of the redesigned home. The bedroom puts the bed up close to the wide picture window. While soothing violet-colored walls and a plush upholstered headboard have created a bedroom that encourages lounging, including a plush dog bed. A private balcony provides yet another excuse for never leaving the bedroom suite, and clerestory windows between the bedroom and adjacent master bathroom help flood the entire space with natural light. The master bathroom includes an easy-access shower, his-and-her vanities with motion-sensor toe kick lights, and pops of beachy blue in the tile work and on the ceiling for a spa-like feel. Some other universal design features in this master suite include wider doorways, accessible balcony, wall mounted vanities, tile and vinyl floor surfaces to reduce transition and pocket doors for easy use. A large walk-through closet links the bedroom and bathroom, with clerestory windows at the high ceilings The third floor is finished off with a vestibule area with an indoor sauna, and an adjacent entertainment deck with an outdoor kitchen & bar.

The Cabinetry Medallion Gold Line Sonoma Cappuccino — a stained cherry finish that catches light differently throughout the day. All-plywood box construction, solid wood doors and drawer fronts, soft close everywhere, US-made with a lifetime warranty. Four pull-out drawers built into the pantry bottoms keep the deep storage actually usable rather than a black hole. Cabinet hardware is Top Knobs Riverside Pulls in flat black — 40 pulls across drawers and doors, plus three longer pulls on the 36-inch base drawers. The black was a deliberate decision: with cherry and stainless already providing warm and cool tones, brass or gold would have been one warm tone too many. Black grounds the cabinetry and gives the kitchen its architectural definition. The Island and Countertops MSI Calacatta Miraggio Gold quartz throughout — perimeter counters, island, waterfall ends, and the powder room. The Gold variant has subtle warm veining that pairs with cherry where cooler whites would have fought the wood tone. The island gets a full waterfall edge — slabs book-matched, miters precise, the finished edge essentially seamless. Treating the island as architectural sculpture rather than just functional storage. The black undermount farmhouse-style sink ties back to the hardware throughout the rest of the kitchen. The Backsplash MSI Metro Gold tile — small format white and gold tiles in a herringbone-adjacent pattern with intermittent gold accents. Full height, continuous behind the floating shelves and behind the hood. Four custom floating shelves are spaced above a 3-inch countertop ledge: first shelf 18 inches above the ledge, second shelf 9 inches above that, third 18 inches above the second. The shelves are stained to match the cabinetry. The backsplash continues behind the shelves and behind the hood, so the wall reads as a continuous textured surface that the shelves and hood float in front of. The Appliances This is a serious cooking kitchen. The clients chose a 48-inch Wolf gas range, a Sub-Zero built-in refrigerator integrated into the cherry cabinet wall, a Wolf microwave drawer in the island base, and a Bosch dishwasher. For ventilation, we installed a 1200 CFM hood paired with a make-up air system to balance the negative pressure that hood pulls. New ducting was routed through the exterior siding on the side of the house. The Flooring MSI engineered hardwood throughout the entire main level — approximately 800 square feet — installed in a Bramlett herringbone pattern. Herringbone adds roughly 15-20 percent to material and labor costs because of the angled cuts and waste factor, but the result is a floor that reads as more considered and luxurious than standard plank flooring. Finished with 4.5-inch white wood baseboards throughout. The Powder Room A small room with a big personality. The clients chose a deep blue and teal scallop pattern wallpaper (client-supplied, we installed) and paired it with the same Sonoma Cappuccino cherry vanity used in the kitchen — material continuity between the spaces. Powder room countertop is the same MSI Calacatta Miraggio Gold quartz from the kitchen with a rectangular white undermount sink. Hardware on the powder room vanity is Top Knobs Riverside in honey bronze rather than the kitchen's flat black — the warm bronze pulls the brass tones from the faucet into the millwork and complements the wallpaper. New sconce, kept the existing toilet (refinishing or replacing a working toilet is wasted money in a powder room remodel), and a Panasonic Whisper Green exhaust fan. This 1950's kitchen hindered our client's cooking and bi-weekly entertaining and was inconsistent with the home's mid-century architecture. Additional key goals were to improve function for cooking and entertaining 6 to 12 people on a regular basis. Originally with only two entry points to the kitchen (from the entry/foyer and from the dining room) the kitchen wasn’t very open to the remainder of the home, or the living room at all. The door to the carport was never used and created a conflict with seating in the breakfast area. The new plans created larger openings to both rooms, and a third entry point directly into the living room. The “peninsula” manages the sight line between the kitchen and a large, brick fireplace while still creating an “island” effect in the kitchen and allowing seating on both sides. The television was also a “must have” utilizing it to watch cooking shows while prepping food, for news while getting ready for the day, and for background when entertaining. Meticulously designed cabinets provide ample storage and ergonomically friendly appliance placement. Cabinets were previously laid out into two L-shaped spaces. On the “top” was the cooking area with a narrow pantry (read: scarce storage) and a water heater in the corner. On the “bottom” was a single 36” refrigerator/freezer, and sink. A peninsula separated the kitchen and breakfast room, truncating the entire space. We have now a clearly defined cool storage space spanning 60” width (over 150% more storage) and have separated the ovens and cooking surface to spread out prep/clean zones. True pantry storage was added, and a massive “peninsula” keeps seating for up to 6 comfortably, while still expanding the kitchen and gaining storage. The newly designed, oversized peninsula provides plentiful space for prepping and entertaining. Walnut paneling wraps the room making the kitchen a stunning showpiece.

In downtown Argenta, North Little Rock a new three story building was constructed to house Cregan's Irish pub on the first floor, corporate offices on the second floor and condo's on the third floor. John Rogers Design provided interior and lighting design services for a client who was open to new ideas. The owner moved from a spacious home in suburban west Little Rock. He wanted to scale down while having plenty of space to entertain and display his impressive art collection. He has working knowledge of architecture and had definite ideas on design. He also made time to get involved in the planning and design phases of the project. It was a wonderful collaboration made in design heaven. This space was a blank slate, only the perimeter demising walls that separated tenet space were in place. The owner wanted all his furnishings and accessories incorporated into the space plan. Our services were to space plan, design all millwork, select all interior finishes, lighting design and develop the interior architectural documents with an architect. This kitchen is located in the center of a rectangular living space. The old shaker style green cabinets, large stainless steel appliances and a two tier island with pendant lights were the focal point of the condominium. In keeping with the owner’s desire for the kitchen to “blend into” the contemporary look and feel of the condo, we changed the wood flooring to black porcelain tiles, dark sleek cabinets, a black granite top and backsplash, antiqued waterfall island top and replaced all lighting with small recessed can lighting. The walls of cabinets are all the same depth with matching black granite backsplash balanced with large cabinets left and paneled refrigerator right. The cooktop area almost appears to be “carved out”. The kitchen now melts into the background of the owners more contemporary look. Large open windows overlooking a more urban landscape give it a sense of openness. Because this condominium is on the third floor of an old commercial building, we were limited on the size of the granite slab that we could get into the building. To avoid a boring seam . . . we inlaid a piece of wood in between the granite sections adding a trimmed appearance to the granite sections. The client is very pleased that she has achieved her desired kitchen atmosphere in keeping with the contemporary motif that she has created in her condominium.

Because this condominium is on the third floor of an old commercial building, we were limited on the size of the granite slab that we could get into the building. To avoid a boring seam . . . we inlaid a piece of wood in between the granite sections adding a trimmed appearance to the granite sections. The client is very pleased that she has achieved her desired kitchen atmosphere in keeping with the contemporary motif that she has created in her condominium.

Challenges with your backyard space? Yeah, that's no problem for us. In this space, the deck could not be attached to the house because of the way this turn-of-the-century home was built. The house is 100 years old and the basement door is right in the middle of the back of the house, preventing an attached deck. Another big challenge on this space was that the lot sloped up the hill and away from the house. So what did we do? We excavated and put in retaining walls and build it into the side of the hill, while maintaining integrity of the backyard space and driveway. The homeowners wanted their outdoor space on the same level as the play area with swingset so that they could watch the kids while they relax. Nailed it! As vacation rental property owners, this Texas couple plans on making this their retirement escape in the years to come. In the meantime, the design had to be suitable for short time renters. Keeping our clients' needs in mind, the interior design was geared to appeal to the out of towners. With a focus on durability, clean, simple and modern coastal design, we're all pretty certain this little gem is going to stand out amongst its competition. The formula is pretty simple, but our job is to make it happen! :) Most of the furnishings were custom-made to fit the space perfectly, taking advantage of every inch and maximizing the space. Doubling up 2 full size beds in each of the guest rooms made this vacation rental property perfect for families and large groups. One of our biggest challenges? Finding pieces we loved that had no metal accents! ((The salt air takes its toll on those pieces faster than you'd ever guess when you're this close to the ocean!) This black and red Victorian tiled hallway at a property in Newport, the third largest city in Wales, had a timeless charm about it, and a classic diamond pattern. Unfortunately, the tiles had lost their colour, leaving them looking dull and lifeless. It was clear to me, upon further inspection, that the existing sealer had failed, allowing dirt to become trapped in the pores of tile. This can be a very difficult problem to rectify without the right professional assistance; everyday household cleaners are rarely suitable for sealed floors and acidic cleaners can actually male the problem worse. The tiles needed a deep clean with strong products, followed by a fresh, robust surface seal to prevent dirt from becoming trapped again in the future. I started cleaning the tiles with a strong dilution of Tile Doctor Pro Clean, worked in to the stone as per usual by using a rotary machine fitted with a black scrubbing pad. Pro Clean is a reliable alkaline cleaner that works well on most kinds of natural stone, and while I could see it made a difference here, it was clear something stronger was required to remove what was left of the old sealer. To remove this, I applied a dilution of Tile Doctor Remove and Go, which is a dedicated stripper that is safe to use on tile and stone for the purposes of breaking down old sealers, waxes, paints, and adhesives, and this proved effective in getting rid of all the old sealer. Once the cleaning was complete, I rinsed the floor thoroughly to remove any trace of chemicals left over from the cleaning products, before leaving it to dry overnight. I came back to the property the next day and, after checking the floor was completely dry, I proceeded to seal the floor using eight coats of Tile Doctor Seal and Go. This types of sealer is known as ‘topical’, which means that it builds up a solid layer of protection on the surface of the tile. Topical sealers tend to be more suitable to Victorian and Quarry tiles as they typically require a lot of sealer due to their porosity and these types of sealer are less costly. Seal and Go also adds a nice aesthetically pleasing low sheen finish. As you can see from the second photo, this did wonders to the tiles and really brought this classic Victorian pattern back to life. Another satisfied client for the Monmouthshire Tile Doctor.
