A complete kitchen and powder room remodel in Herndon, Virginia, designed around two clear priorities: open up the kitchen to the rest of the main level, and create an experience that felt warm and timeless rather than trendy. The original layout had a wall separating the kitchen from the dining room and an awkward fridge wall that limited both storage and traffic flow. Our solution involved removing the dividing wall (confirmed non-load-bearing), tightening the new dining room opening to 66 inches, and extending the fridge wall 25 inches into the kitchen to create a proper full-height pantry run. The result is a kitchen that breathes — open to the dining and living areas, with clear sight lines from the island to the bay windows at the far end. Design Approach The clients came in knowing they didn't want white. They didn't want navy. They wanted something with real wood character — the kind of finish that ages well and looks more like furniture than stock kitchen cabinetry. Cherry was the answer to that question. We anchored the room around contrast: warm cherry cabinetry against clean white walls and white quartz, black hardware grounding the cherry's warmth, and a single waterfall island acting as the architectural focal point. Stainless appliances, brushed gold pendant accents, and the herringbone hardwood floor pull the room together without any one element shouting for attention. The Cabinetry Medallion Gold Line Sonoma Cappuccino — a stained cherry finish that catches light differently throughout the day. All-plywood box construction, solid wood doors and drawer fronts, soft close everywhere, US-made with a lifetime warranty. Four pull-out drawers built into the pantry bottoms keep the deep storage actually usable rather than a black hole. Cabinet hardware is Top Knobs Riverside Pulls in flat black — 40 pulls across drawers and doors, plus three longer pulls on the 36-inch base drawers. The black was a deliberate decision: with cherry and stainless already providing warm and cool tones, brass or gold would have been one warm tone too many. Black grounds the cabinetry and gives the kitchen its architectural definition. The Island and Countertops MSI Calacatta Miraggio Gold quartz throughout — perimeter counters, island, waterfall ends, and the powder room. The Gold variant has subtle warm veining that pairs with cherry where cooler whites would have fought the wood tone. The island gets a full waterfall edge — slabs book-matched, miters precise, the finished edge essentially seamless. Treating the island as architectural sculpture rather than just functional storage. The black undermount farmhouse-style sink ties back to the hardware throughout the rest of the kitchen. The Backsplash MSI Metro Gold tile — small format white and gold tiles in a herringbone-adjacent pattern with intermittent gold accents. Full height, continuous behind the floating shelves and behind the hood. Four custom floating shelves are spaced above a 3-inch countertop ledge: first shelf 18 inches above the ledge, second shelf 9 inches above that, third 18 inches above the second. The shelves are stained to match the cabinetry. The backsplash continues behind the shelves and behind the hood, so the wall reads as a continuous textured surface that the shelves and hood float in front of. The Appliances This is a serious cooking kitchen. The clients chose a 48-inch Wolf gas range, a Sub-Zero built-in refrigerator integrated into the cherry cabinet wall, a Wolf microwave drawer in the island base, and a Bosch dishwasher. For ventilation, we installed a 1200 CFM hood paired with a make-up air system to balance the negative pressure that hood pulls. New ducting was routed through the exterior siding on the side of the house. The Flooring MSI engineered hardwood throughout the entire main level — approximately 800 square feet — installed in a Bramlett herringbone pattern. Herringbone adds roughly 15-20 percent to material and labor costs because of the angled cuts and waste factor, but the result is a floor that reads as more considered and luxurious than standard plank flooring. Finished with 4.5-inch white wood baseboards throughout. The Powder Room A small room with a big personality. The clients chose a deep blue and teal scallop pattern wallpaper (client-supplied, we installed) and paired it with the same Sonoma Cappuccino cherry vanity used in the kitchen — material continuity between the spaces. Powder room countertop is the same MSI Calacatta Miraggio Gold quartz from the kitchen with a rectangular white undermount sink. Hardware on the powder room vanity is Top Knobs Riverside in honey bronze rather than the kitchen's flat black — the warm bronze pulls the brass tones from the faucet into the millwork and complements the wallpaper. Blau-Thompson Residence This Civil War era, 1680-square-foot three-story row house is located in the Italian Market section of Philadelphia. The BluPath Design principals and their young child were the clients. The project goal was to upgrade a traditional housing type to meet a contemporary lifestyle, applying both sustainable criteria and clean, modern yet sensual aesthetics. The challenge of the property (only 830 square feet in lot size) was to create a design that was small, but smart. The structure formerly housed a luncheonette with two apartments above. The interior was gutted and renovated into a single family home. The construction of a small rear addition added a new kitchen on the first floor and new bathrooms on the second and third levels. The east-west orientation of the home was ideal for the roof-mounted solar collectors, which were installed to provide domestic hot water and supplement the new radiant floor heating system. Exterior sensors improve the efficiency of the heating system's response to fluctuations in outside temperature. A new white-coated, rubber membrane roof reduced the structure's heat gain by 20 percent. A water catch system collects rainwater and air conditioner condensation to water the home's small rear garden. Large windows and skylights bring light deep into the row house and reduce the use of light fixtures. The rear yard garden features ipe decking (a dense, water-repellent hardwood) on permeable compacted gravel to minimize storm water runoff. BluPath Design’s principals used the project to demonstrate how sustainability can be integrated with beauty and function, with sensual materials and colors, well-proportioned and light-filled rooms, economic use of space, and thoughtful details. A retired couple desired a valiant master suite in their “forever home”. After living in their mid-century house for many years, they approached our design team with a concept to add a 3rd story suite with sweeping views of Puget sound. Our team stood atop the home’s rooftop with the clients admiring the view that this structural lift would create in enjoyment and value. The only concern was how they and their dear-old dog, would get from their ground floor garage entrance in the daylight basement to this new suite in the sky? Our CAPS design team specified universal design elements throughout the home, to allow the couple and their 120lb. Pit Bull Terrier to age in place. A new residential elevator added to the westside of the home. Placing the elevator shaft on the exterior of the home minimized the need for interior structural changes. A shed roof for the addition followed the slope of the site, creating tall walls on the east side of the master suite to allow ample daylight into rooms without sacrificing useable wall space in the closet or bathroom. This kept the western walls low to reduce the amount of direct sunlight from the late afternoon sun, while maximizing the view of the Puget Sound and distant Olympic mountain range. The master suite is the crowning glory of the redesigned home. The bedroom puts the bed up close to the wide picture window. While soothing violet-colored walls and a plush upholstered headboard have created a bedroom that encourages lounging, including a plush dog bed. A private balcony provides yet another excuse for never leaving the bedroom suite, and clerestory windows between the bedroom and adjacent master bathroom help flood the entire space with natural light. The master bathroom includes an easy-access shower, his-and-her vanities with motion-sensor toe kick lights, and pops of beachy blue in the tile work and on the ceiling for a spa-like feel. Some other universal design features in this master suite include wider doorways, accessible balcony, wall mounted vanities, tile and vinyl floor surfaces to reduce transition and pocket doors for easy use. A large walk-through closet links the bedroom and bathroom, with clerestory windows at the high ceilings The third floor is finished off with a vestibule area with an indoor sauna, and an adjacent entertainment deck with an outdoor kitchen & bar.

This La Jolla condo, located steps away from Wind n Sea beach was our client's third home we completed for them in San Diego. As vacation rental property owners, this Texas couple plans on making this their retirement escape in the years to come. In the meantime, the design had to be suitable for short time renters. Keeping our clients' needs in mind, the interior design was geared to appeal to the out of towners. With a focus on durability, clean, simple and modern coastal design, we're all pretty certain this little gem is going to stand out amongst its competition. The formula is pretty simple, but our job is to make it happen! :) Most of the furnishings were custom-made to fit the space perfectly, taking advantage of every inch and maximizing the space. Doubling up 2 full size beds in each of the guest rooms made this vacation rental property perfect for families and large groups. One of our biggest challenges? Finding pieces we loved that had no metal accents! ((The salt air takes its toll on those pieces faster than you'd ever guess when you're this close to the ocean!) Challenges with your backyard space? Yeah, that's no problem for us. In this space, the deck could not be attached to the house because of the way this turn-of-the-century home was built. The house is 100 years old and the basement door is right in the middle of the back of the house, preventing an attached deck. Another big challenge on this space was that the lot sloped up the hill and away from the house. So what did we do? We excavated and put in retaining walls and build it into the side of the hill, while maintaining integrity of the backyard space and driveway. This La Jolla condo, located steps away from Wind n Sea beach was our client's third home we completed for them in San Diego. As vacation rental property owners, this Texas couple plans on making this their retirement escape in the years to come. In the meantime, the design had to be suitable for short time renters. Keeping our clients' needs in mind, the interior design was geared to appeal to the out of towners. With a focus on durability, clean, simple and modern coastal design, we're all pretty certain this little gem is going to stand out amongst its competition. The formula is pretty simple, but our job is to make it happen! :) Most of the furnishings were custom-made to fit the space perfectly, taking advantage of every inch and maximizing the space. Doubling up 2 full size beds in each of the guest rooms made this vacation rental property perfect for families and large groups. One of our biggest challenges? A complete kitchen and powder room remodel in Herndon, Virginia, designed around two clear priorities: open up the kitchen to the rest of the main level, and create an experience that felt warm and timeless rather than trendy. The original layout had a wall separating the kitchen from the dining room and an awkward fridge wall that limited both storage and traffic flow. Our solution involved removing the dividing wall (confirmed non-load-bearing), tightening the new dining room opening to 66 inches, and extending the fridge wall 25 inches into the kitchen to create a proper full-height pantry run. The result is a kitchen that breathes — open to the dining and living areas, with clear sight lines from the island to the bay windows at the far end. Design Approach The clients came in knowing they didn't want white. They didn't want navy. They wanted something with real wood character — the kind of finish that ages well and looks more like furniture than stock kitchen cabinetry. Cherry was the answer to that question. We anchored the room around contrast: warm cherry cabinetry against clean white walls and white quartz, black hardware grounding the cherry's warmth, and a single waterfall island acting as the architectural focal point. Stainless appliances, brushed gold pendant accents, and the herringbone hardwood floor pull the room together without any one element shouting for attention. The Cabinetry Medallion Gold Line Sonoma Cappuccino — a stained cherry finish that catches light differently throughout the day. All-plywood box construction, solid wood doors and drawer fronts, soft close everywhere, US-made with a lifetime warranty. Four pull-out drawers built into the pantry bottoms keep the deep storage actually usable rather than a black hole. Cabinet hardware is Top Knobs Riverside Pulls in flat black — 40 pulls across drawers and doors, plus three longer pulls on the 36-inch base drawers. The black was a deliberate decision: with cherry and stainless already providing warm and cool tones, brass or gold would have been one warm tone too many. Black grounds the cabinetry and gives the kitchen its architectural definition. The Island and Countertops MSI Calacatta Miraggio Gold quartz throughout — perimeter counters, island, waterfall ends, and the powder room. The Gold variant has subtle warm veining that pairs with cherry where cooler whites would have fought the wood tone. The island gets a full waterfall edge — slabs book-matched, miters precise, the finished edge essentially seamless. Treating the island as architectural sculpture rather than just functional storage. The black undermount farmhouse-style sink ties back to the hardware throughout the rest of the kitchen. The Backsplash MSI Metro Gold tile — small format white and gold tiles in a herringbone-adjacent pattern with intermittent gold accents. Full height, continuous behind the floating shelves and behind the hood. Four custom floating shelves are spaced above a 3-inch countertop ledge: first shelf 18 inches above the ledge, second shelf 9 inches above that, third 18 inches above the second. The shelves are stained to match the cabinetry. The backsplash continues behind the shelves and behind the hood, so the wall reads as a continuous textured surface that the shelves and hood float in front of. The Appliances This is a serious cooking kitchen. The clients chose a 48-inch Wolf gas range, a Sub-Zero built-in refrigerator integrated into the cherry cabinet wall, a Wolf microwave drawer in the island base, and a Bosch dishwasher. For ventilation, we installed a 1200 CFM hood paired with a make-up air system to balance the negative pressure that hood pulls. New ducting was routed through the exterior siding on the side of the house. The Flooring MSI engineered hardwood throughout the entire main level — approximately 800 square feet — installed in a Bramlett herringbone pattern. Herringbone adds roughly 15-20 percent to material and labor costs because of the angled cuts and waste factor, but the result is a floor that reads as more considered and luxurious than standard plank flooring. Finished with 4.5-inch white wood baseboards throughout. The Powder Room A small room with a big personality. The clients chose a deep blue and teal scallop pattern wallpaper (client-supplied, we installed) and paired it with the same Sonoma Cappuccino cherry vanity used in the kitchen — material continuity between the spaces. Powder room countertop is the same MSI Calacatta Miraggio Gold quartz from the kitchen with a rectangular white undermount sink. Hardware on the powder room vanity is Top Knobs Riverside in honey bronze rather than the kitchen's flat black — the warm bronze pulls the brass tones from the faucet into the millwork and complements the wallpaper. New sconce, kept the existing toilet (refinishing or replacing a working toilet is wasted money in a powder room remodel), and a Panasonic Whisper Green exhaust fan. Saturday July 18, Time TBD | Boston The Macallen Building and Court Square Press Courtyard by Michael Blier, RLA, ASLA of Landworks Studio, Inc., with architect Nader Tehrani of NADAAA Located in a rapidly evolving area on the outskirts of South Boston, the Macallen Building condominium community features an award-winning landscape that evokes the neighborhood’s industrial heritage while demonstrating modern principles of sustainable development. Awarded LEED Gold certification in 2008, the project’s attention to sustainability permeates all aspects the three-tiered landscape. Paving materials, tree plantings, and lighting adorn an entry-level courtyard on the ground floor, known as “Macallen Way.” The second level landscape covers the roof of the parking garage, providing recreational space for building residents as well as a graphic garden designed to be viewed from the condominiums above. The third level—including a sloping green roof and terrace garden—is integral to the building’s achievement of LEED certification as the green space is specifically designed to improve stormwater management, ameliorate the urban heat island effect, and provide additional insulation to the building. Through use of these design elements, the landscape greatly diminishes the ecological impact of development and serves as a model for sustainable development throughout the evolving region. In addition to the Macallen Building attendees will also get to visit the adjacent Court Square Press Courtyard which won the American Society of Landscape Architect's 2006 Award of Excellence in the General Design category. THIS WAS A PLAN DESIGN ONLY PROJECT. Built in North Myrtle Beach, SC, this home is a fantastic match for the Avenues of that coastal region. The Pinehurst was built for a couple who wanted elegant/casual living, with minimal exposure to the street on the side of the home. A secondary guest cottage was built over the third and fourth car garage, opening to a breezeway to the main house and outdoor living. Granting living and entertaining space within, The Pinehurst has the space for quaint times alone, but has plenty of elbow room for entertaining guests. Master Bedroom space is abundant in this home, with a second floor location at the rear, with a princess tray and luxury bathroom with all of the amenities. Four bedrooms are on the second floor with private and semi-private bathrooms. A 5th Bedroom/Study is found on the first floor off of the Living Room, with a private full bath, and a private porch for taking in the breeze when getting away from the grind. A great southern home with plenty of character and appeal.

Challenges with your backyard space? Yeah, that's no problem for us. In this space, the deck could not be attached to the house because of the way this turn-of-the-century home was built. The house is 100 years old and the basement door is right in the middle of the back of the house, preventing an attached deck. Another big challenge on this space was that the lot sloped up the hill and away from the house. So what did we do? We excavated and put in retaining walls and build it into the side of the hill, while maintaining integrity of the backyard space and driveway. The homeowners wanted their outdoor space on the same level as the play area with swingset so that they could watch the kids while they relax. Nailed it! This customer from the historic city of Cardiff was keen to see what Tile Doctor could do to put some life back into their treasured Limestone kitchen floor that was laid in 2008. My first observations were mainly centred on the horrific condition of the surface which although adequately sealed initially the floor had not received any subsequent maintenance and its condition had deteriorated over time. The light shining in from the patio doors highlighted all the imperfections in the floor caused by surface wear and tear commonly seen in high traffic areas such as a kitchen. Upon closer inspection, there were further problems: the floor was stained and scuffed, and in most places the sealer had worn off completely allowing the dirt to become ingrained into the pores of the Limestone. Additionally the grout was recessed but was now flush with the tile surface due to dirt build-up. There were also areas contaminated with grease and kitchen cooking oil. The Limestone floor tiles were 20mm thick French Limestone, and had been laid very well so there was no requirement to do any tile or grout repairs however to get this floor back to its original condition the surface would need to be reconditioned using the Tile Doctor four stage burnishing system. I started by giving the floor a wash with a medium dilution of Tile Doctor Pro-Clean, focusing mainly on the grout lines in order to remove the muck that had built-up there. I used a special stiff grout brush for this activity; it’s quite narrow and ideal for grout scrubbing. This worked well, but the significant build-up of dirt along some of the grout lines meant more work was required. I tackled this problem with a hand scraper assisted with steam. At the end of this process, the whole floor was then rinsed down with water to remove any soil and the resulting slurry was then extracted using a wet vacuum. The next step was to start the burnishing process, which basically involves applying four diamond encrusted floor pads in sequence over the floor. Each pad is a different grade, starting with the most abrasive coarse pad and moving through to the finer grades using a little water to lubricate and rinsing away any slurry between each pad. I eventually finished with the extra fine pad which builds up shine and lustre on the tile; it had taken two days to clean the grout and burnish the Limestone but the floor was much improved and so after a final rinse down I left the floor to dry off overnight with the aid of the underfloor heating. During this time, I also addressed the stained Limestone in the area of the kitchen where the dustbin was situated. This had been a major upset for the customer and I’m happy to report I managed to deal with it. However, it was quite an involved process, so I’ll write about this in a separate post. On the third day I came back to seal the floor, checking first that it had dried sufficiently with a damp meter. Fortunately, the underfloor heating had done a great job of drying the stone and I was able to seal the floor using three coats of Tile Doctor Colour Grow sealant. This sealant not only provides a durable seal but also penetrates deep into the pores of the stone protecting it from within and enhancing the natural colours of the Limestone in the process. After the final layer of sealant, I worked over the floor again with the extra fine burnishing pad both to add shine again following sealing, and to ensure that no smear marks were visible as the lighting conditions were unforgiving and highlighted any imperfections. The customer was delighted with the results: so much so, in fact, that they booked me in to restore their Victorian hallway floor as well but that’s a story for another time!
