Phase 2 of our Modern Cottage project was the complete renovation of a small, impractical kitchen and dining nook. The client asked for a fresh, bright kitchen with natural light, a pop of color, and clean modern lines. The resulting kitchen features all of the above and incorporates fun details such as a scallop tile backsplash behind the range and artisan touches such as a custom walnut island and floating shelves; a custom metal range hood and hand-made lighting. This kitchen is all that the client asked for and more!

Karri, the Founder and CEO of both Smart Playrooms and Project Playroom designed this absolutely stunning Bespoke playroom in South Beach Miami. Karri worked with her SP team in New York but travelled frequently to the location to ensure her design came to life beautifully. She is so proud of the end result. Nestled in a penthouse overlooking the majestic Miami Beach ocean, lies a marvelously designed Smart Playroom focused on pretend and active play and with safety in mind. Commissioned by a family longing to create an enchanting space for their grandkids, a third of the living area was transformed into an engaging play space. A stunning two-story Playhouse steals the spotlight, adorned with custom fluted wood siding and monkey bars to a foam pit. A slide spirals down from the upper level, while an exclusive Project Playroom mural morphs seamlessly into a rock climbing wall. Carefully considering the panoramic vistas, we included a spider man net that allows the homeowners to still see the incredible views from the living room. The netting also provides a way to get down from the monkey bars if they can’t make it all the way across to the foam pit. The floor mat was custom designed by Karri. She wanted to create a water ripple effect in the clients favorite colors: pink, red, blue and green. This Bespoke Smart Playroom stands as a testament to creativity and craftsmanship, a sanctuary where joy and imagination intertwine against the backdrop of breathtaking views. We are so incredibly proud of this impressive and gorgeous educational Playroom.

Alongside Jeff King & Company, Marina Blvd., won CotY 2016 National Winner of Landscape Design/Outdoor Living The project was to transform an existing flat roof and master bedroom suite floor into a dramatic deck with kitchen, dining and living areas leading to a stair to an upper deck for America’s Cup race viewing. The existing home is a 3-story 4,000 square foot Spanish Mission-style home built in the 1920’s and sits directly across from the St. Francis Yacht Club on Marina Boulevard in San Francisco – a prime location. No changes were possible for the historic façade and the new construction was to be out of view from the street, as much as possible. Going up the traditionally detailed stairway with decorative railing, you land at the third floor which becomes contemporary in style for the redesigned master bedroom suite, guest bath, sitting room and the roof deck. Large roof decks require careful attention to waterproofing and a Bison pedestal system was used to create a level deck surface and easy maintenance. Heavy ceramic tile pavers were interspersed with walkable in-floor skylights on the main deck with ipe wood floors at the upper deck and stairs. From both the master bedroom and the outdoor deck you can access a sitting room with large pocket or sliding doors to enclose it. If watching the fireworks on July 4th and it gets cold, people can move to the sitting room which has a fireplace to watch in a heated environment. The sitting room gas fireplace is surrounded by steel with a figured steel panel re-purposed from old sea pier metal that has been cleaned and sealed. A guest bath is adjacent to the master bath for guest use. A square recessed pattern tile was used to tie the old Spanish Mission-style feeling into the new more contemporary walls. In a large home that was short on storage, a large built-in armoire was built into the master bathroom for extra capacity. The project took two and a half years to complete including design and construction, in part due to historic reviews by the State of California.

Having two boys, the old pink bath just wouldn't work. The challenge was to come up with something that the boys could grow in to and a design that wouldn't quickly lose it's appeal. The navy blue vanity became the focal point and the bronze hardware gave it a masculine edge. Matte white subway tile paired with a light grey grout added a bit of interest to the walls. Wood grain tile in a light grey was chosen to make the space look larger and brighter. The large oval mirrors paired with mini-pendants added some depth and interest as well.

Saturday June 27, 10:00 to 11:30am | Brooklyn Monroe Place by Robin Key of Robin Key Landscape Architecture The landscape architect worked closely with the owners to design the front and rear gardens of this Brooklyn Heights townhouse. Located in a historic district, the front garden ironwork and original bluestone sidewalk were restored with the approval of the New York City Landmarks Preservation Commission. In the rear garden, materials were carefully selected to create a balance between the historic landscape and the new elements. The stone patios, laid using salvaged bluestone already existing on the site, are defined by two linear, stacked-stone fountains where water cascades gently into low pools. A raised wood deck at the back of the property is nestled within a bed of soft moss and wispy ferns, creating a peaceful seating area surrounded by woodland plantings. Here modern garden furniture and sculpture create a bold contrast. Throughout the property, the site’s existing mature trees were preserved to serve as a framework for the garden. Q: Tell us about your Valencia floor. A: Out of all our interior selections, we began with our choice of flooring. Even though the Valencia Walnut flooring is softer than most wood species, we are careful with it, and Walnut is what we wanted. Our Walnut floor feels almost cushiony underfoot compared to Oak or Hickory. We are careful not to drag furniture over it and we do not wear our outside shoes in the house. I’ve done a lot of work with Walnut so I knew how it would perform. The feeling you get from Walnut is worth putting up with the risk of damage. I love that it’s like a piece of beautiful furniture. We lie on it and do our stretches on it. It’s super comfortable. The Walnut flooring is the significant feature for creating the luxurious, warm and cozy atmosphere for the house we were wanting.

This ADU is the perfect space for a student making their first step towards independence. Located in Los Angeles this ADU is spacious and comes with tons of great amenities. Adding a murphy bed that double as a desk allows for a versatile space for students to finish projects and get a good night's sleep. This ADU even has a built in projector and projector screen to allow tenants to entertainment guest while still maximizing space. The homeowners were very impressed with the work and couldn’t wait to start making a little more income renting out their brand new ADU!! The owner wanted her master suite to be a daily retreat, a place to get away and relax in her tub. The existing bathroom didn't have a tub and two small closets that opened into the cramped space. An extensive collection of jewelry and shoes overflowed chaotically into the bathroom. In the master bedroom a small desk tucked into a corner by a third small closet took up valuable real estate. The master bath and bedroom were gutted and reconfigured. The closets moved out of the bathroom, and by stealing space above the stairwell and the aforementioned desk nook, a large walk in closet with built in storage was designed at one end of the bedroom. An additional wall of cabinets that houses the TV also serves as a place for shoes and accessory storage. In the new master bath, a new tiled walk in shower with a frameless shower door, and a freestanding bathtub give the room a much more spacious feel. Luxe finishes like marble, handmade tiles, and sleek custom cabinetry add to the spa like feel of the new master bath. A new custom makeup vanity adds even more storage, and the full length mirror disguises another storage cabinet. At the end of the day, the client loves to soak in the tub as she looks out over the treetops in this second story master suite retreat.

Awarded LEED Gold certification in 2008, the project’s attention to sustainability permeates all aspects the three-tiered landscape. Paving materials, tree plantings, and lighting adorn an entry-level courtyard on the ground floor, known as “Macallen Way.” The second level landscape covers the roof of the parking garage, providing recreational space for building residents as well as a graphic garden designed to be viewed from the condominiums above. The third level—including a sloping green roof and terrace garden—is integral to the building’s achievement of LEED certification as the green space is specifically designed to improve stormwater management, ameliorate the urban heat island effect, and provide additional insulation to the building. Through use of these design elements, the landscape greatly diminishes the ecological impact of development and serves as a model for sustainable development throughout the evolving region. In addition to the Macallen Building attendees will also get to visit the adjacent Court Square Press Courtyard which won the American Society of Landscape Architect's 2006 Award of Excellence in the General Design category. This La Jolla condo, located steps away from Wind n Sea beach was our client's third home we completed for them in San Diego. As vacation rental property owners, this Texas couple plans on making this their retirement escape in the years to come. In the meantime, the design had to be suitable for short time renters. Keeping our clients' needs in mind, the interior design was geared to appeal to the out of towners. With a focus on durability, clean, simple and modern coastal design, we're all pretty certain this little gem is going to stand out amongst its competition. The formula is pretty simple, but our job is to make it happen! :) Most of the furnishings were custom-made to fit the space perfectly, taking advantage of every inch and maximizing the space. Doubling up 2 full size beds in each of the guest rooms made this vacation rental property perfect for families and large groups. One of our biggest challenges? Finding pieces we loved that had no metal accents! ((The salt air takes its toll on those pieces faster than you'd ever guess when you're this close to the ocean!) This is an organic Lime Wash done with a true lime wash product as opposed to a brick mortar or concrete that is often seen on new houses. This product can be applied as a solid coating making the surface completely white, or can be applied and "washed off" in many artistic ways, as seen here. Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. The carriage house structure holds a cozy guest space with additional lake views, so that extended family and friends can all enjoy this vacation retreat together. Photo by Eric Roth
