This living room got an upgraded look with the help of new paint, furnishings, fireplace tiling and the installation of a bar area. Our clients like to party and they host very often... so they needed a space off the kitchen where adults can make a cocktail and have a conversation while listening to music. We accomplished this with conversation style seating around a coffee table. We designed a custom built-in bar area with wine storage and beverage fridge, and floating shelves for storing stemware and glasses. The fireplace also got an update with beachy glazed tile installed in a herringbone pattern and a rustic pine mantel. The homeowners are also love music and have a large collection of vinyl records. We commissioned a custom record storage cabinet from Hansen Concepts which is a piece of art and a conversation starter of its own. The record storage unit is made of raw edge wood and the drawers are engraved with the lyrics of the client's favorite songs. It's a masterpiece and will be an heirloom for sure.

Three structures are located on a 6,500 sqft, sloped lot. The main house is squeezed between front setbacks, a drainage easements through the middle, an access easement to the north and a 30’ topography following height limit. The street level contains an office, a bedroom, an entry and a garage. The lower level contains indoor /outdoor living spaces separated by a glass wall. Sharing this glass wall is the master bedroom. The Studio 420 is located to the west of the drainage easement and contains the parts and tools needed to repair their grown up toys (a dune buggy, motor cycles, an antique sports car, and a three wheeled vehicle). The Studio 120 became the third structure. This structure is a utility room that blocks the neighbor’s views into their backyard and is as backdrop for outdoor dining. The home’s form is a reaction to being pinched between site constraints and the need to live an outdoor life while being indoors.

Inspiration for a large eclectic brick patio remodel in Houston

Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. The carriage house structure holds a cozy guest space with additional lake views, so that extended family and friends can all enjoy this vacation retreat together. Photo by Eric Roth

Rear Facade Photo. "Business in the Front, Party in the Back." This project provided Mark with the opportunity to revisit a project from the first year of his practice. Our clients were the third owners since Mark first worked on this house in 1987. The original project had consisted of a small addition to the rear of an existing single-story (over garage) house. The new owners wanted to completely remodel the house and add two floors. In addition they wanted it to be MODERN. This was a perfect fit for where the firm had evolved to over the years, but the neighbors weren't having it. The neighbors were very organized and didn’t like the idea of a large modern structure in what was a mostly traditional block. We were able to work with the neighbors to agree to a design that was Craftsman on the front and modern on the interior and rear. Because of this dichotomy, we sometimes refer to this as the "Mullet House". We were able to minimize the apparent height of the facade by hiding the top floor behind a dormered roof. Unique features of this house include a stunning roof deck with glass guardrails, a custom stair with a zigzag edge and a guardrail composed of vertical stainless steel tubes and an asymmetrical fireplace composition.
