Taking up about 8,000 square feet on one of the top floors of the city’s third-tallest building, the condo’s focal point isn’t the panoramic city views but the clients’ expansive art collection.

This Arts and Crafts styled sprawling ranch has much to offer the modern homeowner. Inside, decorative ceilings top nearly every room, starting with the 12’ ceiling in the foyer. The dining room has a large, front facing window and a buffet nook for furniture. The gourmet kitchen includes a walk-in pantry, island, and a pass-through to the great room. A casual breakfast room leads to the screened porch, offering year- round outdoor living with a fireplace. Each bedroom features elegant ceiling treatments, a walk-in closet, and full bathroom. A large utility room with a sink is conveniently placed down the hall from the secondary bedrooms. The well-appointed master suite includes porch access, two walk-in closets, and a secluded sitting room surrounded by rear views. The master bathroom is a spa-like retreat with dual vanities, a walk-in shower, built-ins and a vaulted ceiling. A three car garage with extra storage adds space for a golf cart or third automobile, with a bonus room above providing nearly 800 square feet of space for future expansion. G. Inspiration for a transitional home office remodel in Seattle

courtyard, dignified, elegantly decorated, entertaining space, family home, majestic, Our client was drawn to the property in Wesley Heights as it was in an established neighborhood of stately homes, on a quiet street with views of park. They wanted a traditional home for their young family with great entertaining spaces that took full advantage of the site. The site was the challenge. The natural grade of the site was far from traditional. The natural grade at the rear of the property was about thirty feet above the street level. Large mature trees provided shade and needed to be preserved. The solution was sectional. The first floor level was elevated from the street by 12 feet, with French doors facing the park. We created a courtyard at the first floor level that provide an outdoor entertaining space, with French doors that open the home to the courtyard.. By elevating the first floor level, we were able to allow on-grade parking and a private direct entrance to the lower level pub "Mulligans". An arched passage affords access to the courtyard from a shared driveway with the neighboring homes, while the stone fountain provides a focus. A sweeping stone stair anchors one of the existing mature trees that was preserved and leads to the elevated rear garden. The second floor master suite opens to a sitting porch at the level of the upper garden, providing the third level of outdoor space that can be used for the children to play. The home's traditional language is in context with its neighbors, while the design allows each of the three primary levels of the home to relate directly to the outside. Creating a space to entertain was the top priority in this Mukwonago kitchen remodel. The homeowners wanted seating and counter space for hosting parties and watching sports. By opening the dining room wall, we extended the kitchen area. We added an island and custom designed furniture-style bar cabinet with retractable pocket doors. A new awning window overlooks the backyard and brings in natural light. Many in-cabinet storage features keep this kitchen neat and organized. Bar Cabinet The furniture-style bar cabinet has retractable pocket doors and a drop-in quartz counter. The homeowners can entertain in style, leaving the doors open during parties. Guests can grab a glass of wine or make a cocktail right in the cabinet. Outlet Strips Outlet strips on the island and peninsula keeps the end panels of the island and peninsula clean. The outlet strips also gives them options for plugging in appliances during parties. Modern Farmhouse Design The design of this kitchen is modern farmhouse. The materials, patterns, color and texture define this space. We used shades of golds and grays in the cabinetry, backsplash and hardware. The chevron backsplash and shiplap island adds visual interest. Custom Cabinetry This kitchen features frameless custom cabinets with light rail molding. It’s designed to hide the under cabinet lighting and angled plug molding. Putting the outlets under the cabinets keeps the backsplash uninterrupted. Storage Features Efficient storage and organization was important to these homeowners. We opted for deep drawers to allow for easy access to stacks of dishes and bowls. Under the cooktop, we used custom drawer heights to meet the homeowners’ storage needs. A third drawer was added next to the spice drawer rollout. Narrow pullout cabinets on either side of the cooktop for spices and oils. The pantry rollout by the double oven rotates 90 degrees. Other Updates Staircase – We updated the staircase with a barn wood newel post and matte black balusters Fireplace – We whitewashed the fireplace and added a barn wood mantel and pilasters.

After returning from a winter trip to discover his house had been flooded by a burst second-floor pipe, this homeowner was ready to address the renovations and additions that he had been pondering for about a decade. It was important to him to respect the original character of the c. +/- 1910 two-bedroom small home that had been in his family for years, while re-imagining the kitchen and flow. In response, KHS proposed a one-story addition, recalling an enclosed porch, which springs from the front roof line and then wraps the house to the north. An informal front dining space, complete with built-in banquette, occupies the east end of the addition behind large double-hung windows sized to match those on the original house, and a new kitchen occupies the west end of the addition behind smaller casement windows at counter height. New French doors to the rear allow the owner greater access to an outdoor room edged by the house to the east, the existing one-car garage to the south, and a rear rock wall to the west. Much of the lot to the north was left open for the owner’s annual summer volley ball party. The first-floor was then reconfigured, capturing additional interior space from a recessed porch on the rear, to create a rear mudroom entrance hall, full bath, and den, which could someday function as a third bedroom if needed. Upstairs, a rear shed dormer was extended to the north and east so that head room could be increased, rendering more of the owner’s office/second bedroom usable. Windows and doors were relocated as necessary to better serve the new plan and to capture more daylight. Having expanded from its original 1100 square feet to approximately 1700 square feet, it’s still a small, sweet house – only freshly updated, and with a hint of porchiness. Photos by Katie Hutchison

Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. The carriage house structure holds a cozy guest space with additional lake views, so that extended family and friends can all enjoy this vacation retreat together. Photo by Eric Roth

An eclectic, modern media room with bold accents of black metals, natural woods, and terra cotta tile floors. We wanted to design a fresh and modern hangout spot for these clients, whether they’re hosting friends or watching the game, this entertainment room had to fit every occasion. We designed a full home bar, which looks dashing right next to the wooden accent wall and foosball table. The sitting area is full of luxe seating, with a large gray sofa and warm brown leather arm chairs. Additional seating was snuck in via black metal chairs that fit seamlessly into the built-in desk and sideboard table (behind the sofa).... In total, there is plenty of seats for a large party, which is exactly what our client needed. Lastly, we updated the french doors with a chic, modern black trim, a small detail that offered an instant pick-me-up. The black trim also looks effortless against the black accents.
