Inspiration for a mid-sized 1960s concrete floor corner shower remodel in Los Angeles with an undermount sink, flat-panel cabinets and medium tone wood cabinets

The adage “good things come in small packages” was never more true than in the remodeling of this home’s small bathrooms. First, a powder room was renovated with a dynamic three dimensional wall decorated with chipped marble. A wall hung pedestal sink and embedded lighting create an ultra-modern appeal. A second floor bathroom was gutted and redesigned to allow for a large walk-in shower. Marble walls, a tile floor, a rain shower head and a glass entry provide a spa-like feel. A marble countertop adorned with a white furniture-quality vanity and improved lighting are additional highlights. While they were at it, the homeowners also redid the mudroom to create additional storage, a bench and locker storage. The added counter and back splash above washer and dryer make doing laundry and folding a lot easier.

The original kitchen, although generous in size, was out of touch with our clients personal style. When a plumbing mishap caused significant damage to the space, the homeowners seized the opportunity to create the culinary workspace of their dreams. At the top of their wish list was a well designed kitchen, both aesthetically and functionally. State of the art appliances were selected based on the client's functional requirements and the optimal layout was tailored to family dinners and occasional entertaining. At the heart of the existing kitchen was a large and highly utilized island, keeping this was a high priority. An unused audio cabinet with outdated components was removed to create a much needed dry bar. The large refrigerator, and beverage fridge drawers were concealed behind custom made cabinetry panels and were positioned adjacent to the family seating area for easy access. Attributes such as spice storage, silver dividers and a tall pantry storage ensured everything had its place. Sherwin Williams, indigo batik (as seen on the island) was carried through the home allowing a visual connection throughout the home while the bright white perimeter cabinets created lightness and dramatic contrast. Brass hardware and decorative lighting gave the space a hint of understated glamour while pulling the warm tones found in the lattice of veining in the cambria quartz countertop. It is hard not to notice, however, the dramatic impact of the large ceramic, three dimensional, hexagon tiles that highlight the range wall. Companion subway tiles created continuity throughout the expansive kitchen, adorning the backsplash through the rest of the space.

An extreme renovation makeover for my clients teenagers bathroom. We expanded the footprint and upgraded all facets of the existing space. We selected a more mature, sophisticated, spa like vibe that fit her likes and needs, while maintaining a modern, subdued palette that was calming + inviting and showcased the sculptural elements in the room. There really was nowhere but up to go in this space.

Inspiration for a modern bedroom remodel in DC Metro

A little girls room with a pale pink ceiling and pale gray wainscoat This fast pace second level addition in Lakeview has received a lot of attention in this quite neighborhood by neighbors and house visitors. Ana Borden designed the second level addition on this previous one story residence and drew from her experience completing complicated multi-million dollar institutional projects. The overall project, including designing the second level addition included tieing into the existing conditions in order to preserve the remaining exterior lot for a new pool. The Architect constructed a three dimensional model in Revit to convey to the Clients the design intent while adhering to all required building codes. The challenge also included providing roof slopes within the allowable existing chimney distances, stair clearances, desired room sizes and working with the structural engineer to design connections and structural member sizes to fit the constraints listed above. Also, extensive coordination was required for the second addition, including supports designed by the structural engineer in conjunction with the existing pre and post tensioned slab. The Architect’s intent was also to create a seamless addition that appears to have been part of the existing residence while not impacting the remaining lot. Overall, the final construction fulfilled the Client’s goals of adding a bedroom and bathroom as well as additional storage space within their time frame and, of course, budget. Smart Media

Pool house galley kitchen with concrete flooring for indoor-outdoor flow, as well as color, texture, and durability. The small galley kitchen, covered in Ann Sacks tile and custom shelves, serves as wet bar and food prep area for the family and their guests for frequent pool parties. Polished concrete flooring carries out to the pool deck connecting the spaces, including a cozy sitting area flanked by a board form concrete fireplace, and appointed with comfortable couches for relaxation long after dark. Poolside chaises provide multiple options for lounging and sunbathing, and expansive Nano doors poolside open the entire structure to complete the indoor/outdoor objective. In the dining room we installed 3-D wall tiles that mimic the shapes found on the tracery ceiling in the adjacent family room. The second powder room in this home features a floating vanity and integrated sink composed of polished Smokey Black Vein Cut slabs. The accent wall was meant to create a dramatic, masculine feel which was accomplished by using a brushed metal three-dimensional mosaic. Sherpa Brown marble filed tile was used for the flooring to compliment the overall design.
