Located in a neighborhood characterized by traditional bungalow style single-family residences, Orange Grove is a new landmark for the City of West Hollywood. The building is sensitively designed and compatible with the neighborhood, but differs in material palette and scale from its neighbors. Referencing architectural conventions of modernism rather than the pitched roof forms of traditional domesticity, the project presents a characteristic that is consistent with the eclectic and often unconventional demographic of West Hollywood. Distinct from neighboring structures, the building creates a strong relationship to the street by virtue of its large amount of highly usable balcony area in the front façade. While there are dramatic and larger scale elements that define the building, it is also broken down into comprehensible human scale parts, and is itself broken down into two different buildings. Orange Grove displays a similar kind of iconoclasm as the Schindler House, an icon of California modernism, located a short distance away. Like the Schindler House, the conventional architectural elements of windows and porches become part of an abstract sculptural ensemble. At the Schindler House, windows are found in the gaps between structural concrete wall panels. At Orange Grove, windows are inserted in gaps between different sections of the building. The design of Orange Grove is generated by a subtle balance of tensions. Building volumes and the placement of windows, doors and balconies are not static but rather constitute an active three-dimensional composition in motion. Each piece of the building is a strong and clearly defined shape, such as the corrugated metal surround that encloses the second story balcony in the east and north facades. Another example of this clear delineation is the use of two square profile balcony surrounds in the front façade that set up a dialogue between them—one is small, the other large, one is open at the front, the other is veiled with stainless steel slats. At the same time each balcony is balanced and related to other elements in the building, the smaller one to the driveway gate below and the other to the roll-up door and first floor balcony. Each building element is intended to read as an abstract form in itself—such as a window becoming a slit or windows becoming a framed box, while also becoming part of a larger whole. Although this building may not mirror the status quo it answers to the desires of consumers in a burgeoning niche market who want large, simple interior volumes of space, and a paradigm based on space, light and industrial materials of the loft rather than the bungalow.

We designed this spectacular kitchen through our three-dimensional kitchen planner. Large, long cabinets add extra storage but furthermore enhance the height of the room. Simple and elegant this design is a perfect example that less is more. The island was made out of 100% quartz for style and durability. Our clients were involved during the entire process and love their new kitchen.

By reconfiguring the space we were able to create a powder room which is an asset to any home. Three dimensional chevron mosaic tiles made for a beautiful textured backdrop to the elegant freestanding contemporary vanity.

Symmetry is a form of excellence, something that aspires to be worthy of describing as perfect. The above presented panel deserves such a description. Wave-like carvings are placed symmetrically to each other. Such an operation has enabled us acquire a model that has achieved perfection. The designers have created a true masterpiece – a decorative panel with wave-like, three-dimensional and consistent pattern. Proper assembly enables to make an interior seem wider, and to hypnotize with their good style at the same time. The Kitchen in this residence had to be outstanding for the owner’s ego and provide a template of future styles. We scoured kitchen showrooms from New York to Los Angeles to see cutting edge design, gadgets and layouts. After much consideration and given our long-standing relationship, we worked with New England Custom Cabinets, our go to contractor for custom millwork. We worked tirelessly with them to create the dream kitchen. The limited amount of space available in this waterfront home challenged us to not only make the best use of the available space, but also to make each space highly functional. In order to create the desired aesthetic and still provide storage, we created a floor to ceiling Wegne bank of cabinetry concealing the refrigerator and freezer and incorporating a pantry with a hidden pocket door and an appliance cabinet that has a one of a kind folding mechanism that allows it to sit flat against the adjacent wall. The Wenge cabinetry has a matte finish and is replicated in the cabinet paneling under the Princess White marble double waterfall island. To contrast the dark wood finish, the rest of the kitchen is completed in a high gloss polyester hand buffed white finish with walnut interiors. The upper cabinets appear to float on the three dimensional tile backsplash purchased directly from a vendor in Spain. The special touch latch magic hydraulic openers lift the cabinets vertically and are closed by the touch of a button as well. This is a feature that is years ahead on the design curve. All drawers and drawer fronts are installed using Blum’s Servo-Drive electronic opening system. Hafele LED interior cabinet lighting is applied throughout. Wow – State of the Art, High Tech Appliances that the owner and his friends are still figuring out. The kitchen is fitted out with Gagganeu appliances incorporating an induction cooktop and a state of the art electronic drop down exhaust hood. The microwave, special high-tech oven and warming drawer will keep the owner and his friends reading manuals for years to come. The perimeter counter tops are finished in the innovative Dekton indestructible man-made stone. All base cabinets have electronic openers and automatically light up upon opening. The square flush mounted recessed lights by Tech Lighting accentuate the clean lines of the kitchen. Two hand blown glass and brushed aluminum pendants from California illuminate the beautiful marble waterfall island. Unique toe kick lighting is also incorporated to illuminate the base as a nightlight and accent feature. In order to keep the ceiling “uncluttered” seamless speakers by SpeakerCraft was utilized. The audio, television and lighting are all controlled by Control4 Smart System, which is incorporated throughout the house. The select rift white oak planks in long lengths are finished in a special brushed patina with a gray stain to give the floors a natural driftwood finish. Home Remodeling Project Overview This extensive home remodeling project transformed a dated and inefficient layout into a functional, open, and aesthetically cohesive living space. The original layout had several challenges: • A kitchen with limited storage, no cabinets on the window side, a sink facing the wall, and a range crammed into the corner. The pantry closet was too deep and impractical. • A living room that couldn’t accommodate furniture without interfering with traffic flow. • A front foyer with wasted space. • A claustrophobic hallway toilet room without a sink, located near the laundry room. The Remodeling Concept The scope of this project extended well beyond the kitchen. We proposed several layout options to address issues in all adjacent spaces, ultimately implementing a plan that: • Removed two walls and moved doorways. • Replaced the kitchen window. • Converted the hallway toilet room into a storage space. • Installed pocket doors to separate the laundry hallway from the living room. Kitchen Transformation • Open Concept: By removing the wall between the kitchen and dining room, the two spaces became a seamless open area. • New Layout: Cabinets were relocated to the window side for more storage and natural light. A central island with storage and seating was added, and a coffee bar was installed in the dining room. • Updated Pantry: The deep pantry closet was converted into a pullout pantry with a cabinet front for better accessibility. • Design Details: Off-white kitchen cabinets pair beautifully with a light green island. Warm white quartz counters and an artisan tile backsplash complete the look. Dining Room • Expanded Space: Most of the wall separating the dining room and foyer was removed, creating a more spacious area while still accommodating all furniture thanks to careful measurements. Living Room Improvements • Optimized Layout: Moving doorways and installing pocket doors allowed for better furniture placement, including a sofa that doesn’t interfere with traffic flow. • Fireplace Upgrade: The brick fireplace was updated with a three-dimensional staggered stone veneer in a color matching the kitchen cabinets, creating a cohesive look. A TV was installed above the fireplace at a comfortable viewing angle. Additional Updates • New Flooring: All remodeled rooms now feature updated flooring. • Ceilings: Popcorn ceilings were replaced with smooth, flat finishes, complemented by recessed lighting. • Walls: Fresh paint throughout the space, with an accent wall in the living room matching the light green of the kitchen island. • Lighting: Stylish sconces were added for a touch of elegance. The Result The homeowners are thrilled with the transformation, marveling at how their once cramped and inefficient home now feels spacious, functional, and beautifully cohesive. They can’t believe their house could ever look like this!

It was important for the basement to have a connection to the outdoors, as this was part of a larger project including their deck and patio. The window at the bar is a double casement that opens super wide to act as a pass-through to the patio space. We also changed up the traditional slider to a pair of custom black metal french doors that really make a statement. The clients wanted the vibe to be fun and modern . The three dimensional tile the sleek electric fireplace create the perfect focal point in the TV room. We utilized the space under the stairs for a small wine room that is temperature controlled. The wine room paired with the wood and cable stair railing creates a beautiful and modern centerpiece to the bar and game area. The bright, floral wallpaper in the bathroom adds a fun touch to a small space. Ultimately, we created the perfect place for this family to hang out with each other for movie nights or invite friends over for both indoor and outdoor entertaining.
