Our clients with an acreage in Sturgeon County backing onto the Sturgeon River wanted to completely update and re-work the floorplan of their late 70's era home's main level to create a more open and functional living space. Their living room became a large dining room with a farmhouse style fireplace and mantle, and their kitchen / nook plus dining room became a very large custom chef's kitchen with 3 islands! Add to that a brand new bathroom with steam shower and back entry mud room / laundry room with custom cabinetry and double barn doors. Extensive use of shiplap, open beams, and unique accent lighting completed the look of their modern farmhouse / craftsman styled main floor. Beautiful!

Take a look at the transformation of this 90's era home into a modern craftsman! We did a full interior and exterior renovation down to the studs on all three levels that included re-worked floor plans, new exterior balcony, movement of the front entry to the other street side, a beautiful new front porch, an addition to the back, and an addition to the garage to make it a quad. The inside looks gorgeous! Basically, this is now a new home!

Referencing the wife and 3 daughters for which the house was named, four distinct but cohesive design criteria were considered for the 2016 renovation of the circa 1890, three story masonry rowhouse: 1. To keep the significant original elements – such as the grand stair and Lincrusta wainscoting. 2. To repurpose original elements such as the former kitchen pocket doors fitted to their new location on the second floor with custom track. 3. To improve original elements - such as the new "sky deck" with its bright green steel frame, a new kitchen and modern baths. 4. This family of four had maxed out the existing space in their 1948 brick colonial. We designed and built a three-story addition along the back of the house, adding 380 square feet at each level. On the main floor, the addition provided for an expansive kitchen with an island and family room with better views of the wooded lot. The family room has sliding doors to a new deck. This level also has a new powder room and mudroom to an existing side entry that previously opened to the original galley kitchen.

Gardening opportunities are sharply defined by the seasons in New England’s variable climate. Our team was tasked with expanding the growing season for Newtonville, Massachusetts homeowners. The clients envisioned a structure that could perform double duty by serving as both a fully functional four season greenhouse as well as a comfortable home extension. The resulting 24’ x 11’ hybrid addition stunningly captures the sun’s rays while keeping the elements at bay. The project required careful architectural planning. Working in close collaboration with the team at Legault Design LLC of Concord, MA, Sunspace fabricated a custom aluminum framework that complements the home’s existing aesthetic. Our aluminum products have terrific strength-to-weight ratios allowing for slender profile lines that maximize glass areas without sacrificing structural integrity. Aluminum framing is also inherently resistant to the high humidity levels typical of a working greenhouse. This was doubly important given the space’s dual purpose. Another key to this greenhouse’s performance is found in its glazing. A glass structure intended for year-round habitation demands intelligent thermal management. We outfitted the enclosure with Cardinal Low-E 366 high-performance glass. Cardinal’s 1” thick insulated units, filled with argon gas, act as a crucial thermal barrier. These units also feature a specialized coating blocking 95% of damaging UV rays, enabling them to retain heat in the winter while reflecting it during the summer. The best modern glass technology allows spaces like this one to remain temperate sanctuaries in any environmental condition. This greenhouse’s design incorporates three expansive 42” x 60” awning windows to encourage natural airflow, and the 10′ folding glass wall system dissolves the boundary between the interior and exterior yard when fully opened. The seamless indoor-outdoor flow is perfect for summer entertaining or simply letting the space breathe. The space is instantly adaptable to the needs of the moment, whether shielding the home from harsh snows or thrown open to invite a summer breeze.

If walls could talk, the stories harbored in this Wrightsville Beach historic house on Henderson Street would go on for days. The history that pours from the front doors as guests are welcomed in was important for her new owner's to preserve while remodeling. And so, here, the cedar-shaked beach cottage stands on stilts overlooking the Intracoastal Waterway telling stories of her birth in 1941, survival of hurricanes like Hazel, hot summer nights, well over 70 Thanksgiving dinners when fresh catch from her dock was more important than the turkey baking in her kitchen, children counting shooting stars from her front porch and, now, her new life after quite a bit of reconstruction. While maintaining every bit of history possible, each room was reevaluated closely by the owners and Schmidt Custom Builders in a collaboration to bring new life to the bones of this three-story beach beauty. New hardwoods went in to replace what was no longer able to be resurfaced to match the original flooring. New fixtures adorn every wall and ceiling to add classic modernity as well as a coat of fresh paint. Floor to ceiling windows were added to the living room to bring scenes of the water world in. And above the living room, an en suite was added as a getaway retreat for the parents of four. This master bathroom includes a wall-to-wall countertop with his and hers vanities, an enormous rainfall shower and a free-standing tub that stares off into the sound. The kitchen took on a complete new look with all new appliances, fresh white cabinets, backsplash, fixtures and countertops as it was opened up into the living room to create more space. On the outside, Schmidt Custom Builders added a custom outdoor shower to the sound side of the home and a full bar with a tap that serves as the perfect welcome to the L-shaped porch.

This lakefront home is located on a small plateau in Forest Beach Estates, high above the lake and beach. The design of the home resulted from the Department of Environmental Qualities Critical Dunes Build-able area requirement. The resulting footprint created a flowing curved surface in plan and a curving perimeter that was covered by a curved roof. The views are spectacular from the three viewing levels of this home and allow the plan to provide multiple point panoramic vistas wherever you are in the spaces. We designed this home to be like a land ship with its ports of call the four seasons. These clients were referred to us by another happy client! They wanted to refresh the main and second levels of their early 2000 home, as well as create a more open feel to their main floor and lose some of the dated highlights like green laminate countertops, oak cabinets, flooring, and railing. A 3-way fireplace dividing the family room and dining nook was removed, and a great room concept created. Existing oak floors were sanded and refinished, the kitchen was redone with new cabinet facing, countertops, and a massive new island with additional cabinetry. A new electric fireplace was installed on the outside family room wall with a wainscoting and brick surround. Additional custom wainscoting was installed in the front entry and stairwell to the upstairs. New flooring and paint throughout, new trim, doors, and railing were also added. All three bathrooms were gutted and re-done with beautiful cabinets, counters, and tile. A custom bench with lockers and cubby storage was also created for the main floor hallway / back entry. What a transformation! A completely new and modern home inside!
