Designing and staging luxury loft properties in a large city like Los Angeles is an art unto itself. Here in this space (one of three unique lofts) we designed a space that would appeal to the elegant professional. Our mission: Give these small spaces BIG CITY impact, a trending modern elegance, and a warm, "home" feeling. This stunning 3-season room in Chapin, SC, is designed and built using a four-track window system. Archadeck of Central SC uses this window system to create a multi-functional outdoor room for all seasons. Horizontal board & batten facades are sheltered by long runs of hipped roofs and are divided down the middle by the homes singular gabled wall. At the foyer, this gable takes the form of a classic three-part archway. Going through the archway and into the interior, reveals a stunning see-through fireplace surround with raised natural stone hearth and rustic mantel beams. Subtle earth-toned wall colors, white trim, and natural wood floors serve as a perfect canvas to showcase patterned upholstery, black hardware, and colorful paintings. The kitchen and dining room occupies the space to the left of the foyer and living room and is connected to two garages through a more secluded mudroom and half bath. Off to the rear and adjacent to the kitchen is a screened porch that features a stone fireplace and stunning sunset views. Occupying the space to the right of the living room and foyer is an understated master suite and spacious study featuring custom cabinets with diagonal bracing. The master bedroom’s en suite has a herringbone patterned marble floor, crisp white custom vanities, and access to a his and hers dressing area. The four upstairs bedrooms are divided into pairs on either side of the living room balcony. Downstairs, the terraced landscaping exposes the family room and refreshment area to stunning views of the rear yard. The two remaining bedrooms in the lower level each have access to an en suite bathroom.

Four years ago, we began the design process of the main house to align with the owner's retirement and move back to the Seattle area from Chicago in 2015. Although the Boathouse and Carriage house are more Pacific Northwest shingle in character, this time around the owners wanted a modern interpretation for the main house. Now in 2016 - 10 years later - they are settled in and their little "compound" has become the family gathering place for their three grown sons, their wives, and the owner's grandchildren. The main house is a contemporary interpretation of Northwest Regionalism in which dramatic waterfront conditions are complemented with aesthetic consideration of massing, materials and the embracing of natural light. The interior spaces are highlighted in marble, steel, walnut, Sapele and limestone finishes.

We completed this kitchen renovation for a SW. Calgary couple and as you’ll see, it was a much needed update after their 20+ years in the home. Clearly the look of the cabinets needed to be brought up to date, but function was on the top of the list for this client. She enjoys cooking and often hosts several friends over for canning and other big cooking parties so countertop space was a priority. Seeing as they also host large family gatherings, the cook didn’t want to feel abandoned in the kitchen when everyone else was in the next room so opening up the space was crucial. Here is what we did to change the way this space works for them… We revised the layout of the appliances and cabinets and relocated the plumbing so she could look out the window while she stood at the sink. Taking the cabinets up to the ceiling also gave them more storage as does the large pantry next to the fridge. An island wouldn’t fit, so we added a peninsula which gave them a spot to sit to have their morning coffee and a significant amount of additional counter space. By removing the walls between the kitchen and dining room it eliminated a small hallway that separated the kitchen and dining room and allowed for an open concept in their 1960’s home. To add visual interest to the space and to define the dining room, we added a coffered celing. Now, typically a coffered ceiling is done when you have three or four walls to anchor it in. It was a bit of a risk to add a “floating” coffered ceiling! However, it turned out beautifully. It wasn’t without it issues but I’m glad we added this element as it wouldn’t have been as interesting with a typical flat ceiling. In the dining room, a buffet was added for additional storage as well as new drapery panels, lighting and furniture. The peacock blue end chairs are stunning! Without that punch of color the dining room just wouldn’t be as outstanding. They are so lovely and really pushed the client out of her comfort zone – but she loves them and is glad she trusted us with that design decision. The result is a much more usable space that is also classic in style and just darn pretty to look at and be in! The Chelsea Loft combined two adjacent lofts into a four bedroom home. The home was designed to flexibly adapt with the owners as they grew their young family. The design also preserved the open industrial spaces of the original loft building. These open spaces were created for multiple activities throughout the day: entertaining, cooking, lounging, playing, exercising, and working. Sliding wall panels and “deep” walls housed numerous storage systems, allowing for areas to be adapted differently throughout the day. The adaptability of the spaces was the essential aspect to the design-- transforming the owners’ everyday needs into a flexible and well-loved home. The interior partitions were also minimized, which maximizied the natural light flowing from three sides of the loft. One of these sides included an outdoor terrace, which was also renovated to provide a more open connection between the interior and exterior.

The front elevation sets the tone with its distinctive twin gable roofline and hipped main level roofline. Large forward facing windows are sheltered by a deep and inviting front porch, which is further detailed by its use of square columns, rafter tails, and old world copper lighting. Inside the foyer, all of the public spaces for entertaining guests are within eyesight. At the heart of this home is a living room bursting with traditional moldings, columns, and tiled fireplace surround.
