They were designed and built to foster the benefits and sense of “community”, where families could come together and share theirs and their children’s lives. They are typically in very desirable locations within their larger communities, and remodeling them with modern amenities, increasing the performance and efficiency of them, and having them Green Certified (independent third-party verified) makes them extremely attractive to buyers, and helps to raise other property values within the neighborhood. Green Certified Remodeled Homes offer significant value and advantage in the marketplace over similar homes in their area, which is especially important as a new, younger era of home buyers enter the market. Current trends suggest that younger (as well as many “seasoned”) homeowners are interested in smaller, more efficient (and thus affordable) homes situated closer to shopping, their work, entertainment opportunities, and access to the economic and environmental benefits of mass transit. Robin and Kent had lived in their 2-story Gambrel Roof home in Heritage Hills since 1994. The house was structurally sound, due in large part to the old-growth (and denser) yellow pine that was used in its framing. They loved the quiet neighborhood, its sense of community and amenities, and their home. It suited their life-style and needs; and they had decided that they would remain in the home. It was showing its age, and was in need of general repairs and maintenance, and its energy, water, and indoor air quality performance was continuing to increase their ongoing cost of ownership. Robin loved the screen porch that looked out on their private and nicely landscaped back yard, but she wanted to be able to use it in the colder months of the year. She was unsatisfied with the kitchen and the mud room / laundry room, and the darkness of other living spaces. A previous water leak in the laundry room had resulted in a large patch of mold that had compromised flooring, wall board, and insulation and contributed to the homes reduced indoor air quality. The home lacked insulation in the crawl, and inadequate insulation in the attic. The single HVAC unit had been replaced a few years earlier with a more efficient unit, but with a single programmable thermostat control on the first floor and aging and un-insulated ducting, the second floor was often over-heated in the summer months. The original wood windows had begun to deteriorate and were drafty and inefficient, and the original wood-burning fireplace was an open conduit for escaping conditioned air as well as an inlet for wood-smoke smelling air being pulled into the home. The siding had been replaced a few years earlier with a cement-fiber product, but the exterior wood trim was compromised and beginning to look unsightly. Its original architecture had been altered over the years in ways that presented ongoing maintenance and durability issues, as well as disrupting the elegance of the original design. Kent has worked for over 30 years in the Environmental Sciences field, and is considered to be a national expert in understanding the sources of, and human exposure to pollutants in indoor environments. He had always been very conscious and cautious about the effects on indoor air quality that the construction, furnishings, and products used in home had on him and his family. Project Goals Increase the performance of their home by improving energy efficiency by at least 40% and lowering their natural gas and electric utility costs. Increase the performance of their home by reducing water usage by at least 40% and lowering the water utility costs. Increase the comfort of their home that was being compromised by an inadequate HVAC design, inadequate insulation, inefficient and compromised wood windows, and copious air intrusions and drafts. Improve the healthiness of the homes indoor air quality that was being compromised by an open wood-burning fireplace, and prior water intrusion that had allowed colonies of mold to thrive. Create a new Kitchen, Family Room, Home Office, Mudroom, and Laundry Room that featured some of the latest designs and trends and harmonized with the rest of the homes charm. Increase the usefulness and aesthetics of the screened porch by creating a warm and inviting semi-conditioned 3-Season Room that extended the times during the year that it was comfortable. Introduce day-lighting into areas of the home that were dark and uninviting. Brighten and harmonize all of the interior finishes. Protect and restore the exterior of the home with superior-performing products and finishes. Dale was chosen to participate in the 2013 Hampton Designer Showhouse, sponsored by Traditional Home Magazine, because she has built a reputation for precise, elegant, and livable design work in Manhattan. The challenge of the showhouse, essentially a blank canvas with an imaginary client, was not beyond her. The room she was given is the Terrace Level Lounge; she chose a program to embrace a burgeoning art collection, and devise areas of repose to enjoy the work. And Ms. Cohen’s early training as a painter and photographer clearly are clearly a great asset in this particular room. Her method is to analyze the room as an architectural proposition. A Yale Architectural School graduate, she is able to cast a few intelligent moves to make the room a stage rather than a hallway. Creating a platform for her creative collaboration and designing the Monumental Lantern with artist John Houshmand. The seating areas are a series of compressed compositions with shapes and forms of chairs, a Minotti sofa, a Valerie Goodman Gallery coffee table, and the Holland and Sherry geometric throw pillows that evoke the early modernist paintings of Jean Arp. Accented by ceiling panels covered in a Maharam wallpaper. Her next big move was enrolling the work of artist and furniture maker John Houshmand. Ms. Cohen thrives on creative collaboration and designing the Monumental Lantern that with Houshmand, that she boldly placed in one entire corner of the room. Few designers would welcome a giant rough sawn luminaire but Ms. Cohen’s early apprenticeship with Richard Serra is evident in this wonderful juxtaposition of scale. Ms. Cohen’s reputation as a brave designer has been established with the inclusion of Houshmand’s piece. Ms. Cohen’s method is to analyze the room as an architectural proposition. A Yale Architectural School graduate, she is able to cast a few intelligent moves to make the room a stage rather than a hallway. The stairway was divided into two events, one behind a scrim and the other revealed. This gave the sitting area a theatrical backdrop as well as choreographing a Hollywood-style entrance for the visitor walking down the stairs. In fact Ms. Cohen uses a series of fabric backdrops throughout the space to denote different spatial conditions. The color palette, if said aloud, is the prototypical Hamptons beach house cheery; though Ms. Cohen’s take is altogether different. With a sea blue as her base, she treats the envelope of the space with tinted whites and grays, and just as you are comfortable with this resolve she infuses the space with drops of chartreuse. The optic shock of an electric green is a sign of strength in Ms. Cohen’s tool box. The result is a perfect balance of whimsy and sophistication. Whimsy, bravery, and compositional sophistication will not be evident or sufficient without Ms. Cohen’s razor sharp rigor. Her attention to detail is what makes one want to sit in the Fritz Hansen chair, under the reading light, with cashmere throw at its side. Ms. Cohen’s embrace of the luxury of detail is what makes for valuable moments in the design world and what sets her work apart.

The available outdoor space in any major metropolitan area is typically limited. The client was dedicated to increasing the amount of available outdoor space for entertaining and planting. The sustainable efforts that went into the interior renovations were continued in the exterior spaces with a series of green roof gardens. The lower level terrace features two separate spaces it was the largest. Directly out the glass rear doors of the house is a paved area using local materials that have high albedo. A couple of stairs down leads to a seating area surrounded by River Birch, ferns, and vines such as Virginia Creeper and Trumpet Honeysuckle which create a screen from the neighbor’ s yard. The second level garden is an extensive roof garden with approximately fifteen inches of soils. The space was planted with a variety of native meadow plants such as Purple Coneflower and Beardstongue, and Switchgrass. Fruit trees were planted in several corten steel containers. After a couple of years the client decided he wanted more use of the space so the meadow was thinned out and a path to the end was installed as well as creeping sedums in between the steppers. A spiral stair case leads to the upper level garden. When you reach the top of the stairs in the summer months a vegetable garden full of tomatoes, eggplant, and peppers thrives in planting boxes. Beyond the garden is another seating area. At the front end of the building a line of Eastern Red Cedars is planted to create a privacy wall from the neighbors across the street. The plant palette is predominately native species that can withstand the tough conditions of the limited soil depth and the heat of the sun. Plants such as Bee Balm, Prickly Pear, and Wild Petunia have done exceptionally well on the green roof. When needed they can be irrigated using the house’s grey water system. Walloon Lake Residence is a stunning three-story waterfront home with beautiful proportions and extreme attention to detail to give both timelessness and character. Horizontal wood siding wraps the perimeter and is broken up by floor-to-ceiling windows and moments of natural stone veneer. The exterior features graceful stone pillars and a glass door entrance that lead into a large living room, dining room, home bar, and kitchen perfect for entertaining. With walls of large windows throughout, the design makes the most of the lakefront views. A large screened porch and expansive platform patio provide space for lounging and grilling. Inside, the wooden slat decorative ceiling in the living room draws your eye upwards. The linear fireplace surround and hearth are the focal point on the main level. The home bar serves as a gathering place between the living room and kitchen. A large island with seating for five anchors the open concept kitchen and dining room. The strikingly modern range hood and custom slab kitchen cabinets elevate the design. The floating staircase in the foyer acts as an accent element. A spacious master suite is situated on the upper level. Featuring large windows, a tray ceiling, double vanity, and a walk-in closet. The large walkout basement hosts another wet bar for entertaining with modern island pendant lighting. Walloon Lake is located within the Little Traverse Bay Watershed and empties into Lake Michigan. It is considered an outstanding ecological, aesthetic, and recreational resource. The lake itself is unique in its shape, with three “arms” and two “shores” as well as a “foot” where the downtown village exists. Walloon Lake is a thriving northern Michigan small town with tons of character and energy, from snowmobiling and ice fishing in the winter to morel hunting and hiking in the spring, boating and golfing in the summer, and wine tasting and color touring in the fall.

The A18 Residence is a townhouse renovation project located in the southern part of New Delhi. team3 was tasked with transforming the facade while minimising modifications to create a visually appealing and functional space that provides residents with a sense of peace and tranquillity. Blurring the Boundaries Between Indoors and Outdoors The driving force behind the project was to seamlessly infuse green elements into the building’s living spaces. This was achieved through a transparent living space that harmoniously bridges the divide between the interiors and the natural surroundings. Floor-to-ceiling windows and sliding doors allow for maximum natural light and ventilation, creating a sense of openness and connection to the outdoors. These windows are double-paned to help reduce noise pollution. A defining feature of the project is its fully planted facade. A pragmatic approach was adopted to ensure the vitality of the greens. Plants are placed to be accessed via the staircase with landings to the balconies, avoiding the need to cross through the rooms for maintenance and sharing the responsibility of upkeep. Effective Zoning to Enhance Functionality The property's strategic location presented a dual-faced scenario, overlooking a small park at the rear and fronting a busy main road. To address the latter, a green strip and a service road were introduced as buffers to minimise noise intrusion. The green strip was designed to be unobtrusive, using low-maintenance materials and native plants that require minimal watering. The planted facade also adds a level of protection shielding the indoor environment from the noise and pollution of the adjoining road. Sustainable Design with Shared Amenities and Accessible Maintenance The A18 Residence is a single-family home designed for a family of four. The design process was collaborative, with the clients deeply engaged due to their keen interest in architectural aesthetics and sustainability. This collaboration led to the introduction of shared, energy-efficient amenities and resources, fostering efficiency. A terrace garden maintained with harvested rainwater also acts as a communal area for the family. The balconies have been thoughtfully designed with an external staircase for convenient access and maintenance without compromising residents' privacy. The project unfolded organically across its various levels. On the ground floor, residents enjoy greenery from both front and rear gardens, offering a dynamic connection with nature. The first floor features a continuous living space that seamlessly merges with the lush surroundings. On the third floor, a strategically positioned courtyard artfully links to the rooftop terrace garden, extending the green narrative and providing panoramic views and a tangible connection to nature. Solar panels on the roof provide electricity for common areas, while a rainwater harvesting system collects rainwater for irrigation. These features help to reduce the project's environmental impact and create a more sustainable urban lifestyle for its residents.
