We went with a minimalist, clean, industrial look that feels light, bright and airy. The island is a dark charcoal with cool undertones that coordinates with the cabinetry and transom work in both the neighboring mudroom and breakfast area. White subway tile, quartz countertops, white enamel pendants and gold fixtures complete the update. The ends of the island are shiplap material that is also used on the fireplace in the next room.
In the new mudroom, we used a fun porcelain tile on the floor to get a pop of pattern, and walnut accents add some warmth. Each child has their own cubby, and there is a spot for shoes below a long bench. Open shelving with spots for baskets provides additional storage for the room.

At 166 sq ft, the size of the living/sleeping area in this studio apartment was quite challenging. We made it work by taking careful dimensions of the space as well as every piece of furniture before purchasing. Even the height of the printer mattered as it had to fit between the filing cabinet and the desk. The busy student who lives here had two primary needs: sleeping and studying. Upon completion we felt we met those needs quite well.

This serene master retreat seating area is situation in front of an electric fireplace and a large flat screen tv. The Loloi rug gives the neutral toned furniture a pop of personality. The Robert Allen Duralee fabric makes for a lush backdrop as the floor-to-ceiling drapery.

This calming primary bedroom is centered around a square skylight positioned above the bed, filling the space with soft natural light. Woven wallpaper behind the headboard adds texture and warmth, complemented by articulating arm wall sconces for a tailored, functional touch. Blue and white bedding is layered with a cozy fuzzy lumbar pillow, while a tufted off-white bench with a black frame sits at the foot of the bed.
