Inspiration for a transitional living room remodel in Dallas with a standard fireplace and a stone fireplace

The footprint was rearranged and a new large two-tiered island became the focal point of this renovation. The original kitchen’s large eat-in table was replaced with the beautiful raised island top which enhances the room and offers seating for five people, which was key for this growing family!
By using multiple finishes and adding a tile design behind the range top, this gave way to the style of the rest of the home which was important to the homeowners- blending the new space seamlessly with the rest of the home.

The perimeter cabinets are finished in Antique White and the island in Cadet Grey. The kitchen features Zodiaq London Sky quartz counter tops, island seating for six, pot filler, Franke Farmhouse fireclay sink, two-tiered wall cabinets with glass at the top tier and corners, toe-kick step stool, (4) toe-kick drawers, (2) hidden spice pull-outs, (4) double base cabinet pull-outs, cutlery divider inserts, knife block insert, double trash pull-out, (2) lazy Susans, (2) under sink cleaning supply pull-outs, custom vertical storage, wood hood, decorative crown, hand carved corbels and large furniture legs. The all Wolf/Sub Zero appliances include two paneled Asko dishwashers, 48” paneled Sub-Zero, Best hood insert, Wolf 48” dual fuel range, Wolf paneled warming drawer and Wolf under counter drawer microwave. Glass cabinets have interior puck lighting, multi-color changing under cabinet lighting and up lighting. The back splash for the main perimeter of the kitchen is 3x12 grey ceramic tile.

This fabulous space is used every day! Comfort and sunlight make this inviting for morning coffee and evening cocktails. The fabric is sun and stain resistant for general family use. The chandelier sparkles on the wood ceiling in the evening. Spectacular area to spend time!

Storage Pantry - Shown Open - We created this transitional style kitchen for a client who loves color and texture. When she came to ‘g’ she had already chosen to use the large stone wall behind her stove and selected her appliances, which were all high end and therefore guided us in the direction of creating a real cooks kitchen. The two tiered island plays a major roll in the design since the client also had the Charisma Blue Vetrazzo already selected. This tops the top tier of the island and helped us to establish a color palette throughout. Other important features include the appliance garage and the pantry, as well as bar area. A Distressed Medallion Designer Maple Island in Black Heirloom with caffe glaze was added to accent the room. Instead of a typical sink an undermount 4’ Galley workstation was installed. Accessories for the Galley included an upper tier cutting board, an 11” bowl, an 11” colander, 1 lower tier platform with cutout for bowl/colander, 1 lower tier platform and a galley drain rack. For the faucet, we installed a new Delta Pilar Single Handle Pull Down faucet with Touch 20 Technology in brushed nickel and a drinking water faucet. A new 3cm Cambria Quartz countertop in Canterbury color was installed. The backsplash is 4x4 San Mateo honed tumbled tile with San Mateo pencil molding and San Mateo 2x2 rope border behind the range accented with 1x1 Sonoma glass tiles in Hemp color.

A two-level pergola, circular firepit area and outdoor kitchen with a charcoal-gas combo grill star in this Houston patio addition designed for entertaining large crowds in style.
"The client was an attorney with a passion for cooking and entertaining," says the project's principal designer, Lisha Maxey of LGH Designs. "Her main objective with this space was to create a large area for 10 to 20 guests, including seating and the prep and cooking of meals."
Located in the backyard of the client's home in Spring, TX, this beautiful outdoor living and entertaining space includes a 28-by-12-foot patio with Fantastico silver travertine tile flooring, arranged in a Versailles pattern. The walkway is Oklahoma wister flagstone.
Providing filtered shade for the patio is a two-level pergola of treated pine stained honey gold. The larger, higher tier is about 18 by 10 feet; the smaller, lower tier is about 10 feet square.
"We covered the entire pergola with Lexan - a high-quality, clear acrylic sheet that provides protection from the sun, heat and rain," says Outdoor Homescapes of Houston owner Wayne Franks.
Beneath the lower tier of the pergola sits an L-shaped, 12-by-9-foot outdoor kitchen island faced with Carmel Country ledgestone. The island houses a Fire Magic® combination charcoal-gas grill and lowered power burner, a Pacific Living countertop pizza oven and a stainless steel RCS trash drawer and sink. The countertops and raised bar are Fantastico silver travertine (18-square-inch tiles) and the backsplash is real quartz.
"The most unique design item of this kitchen area is the hexagon/circular table we added to the end of the long bar," says Lisha. This enabled the client to add seating for her dining guests."
Under the higher, larger tier of the pergola is a seating area, made up of a coffee table and espresso-colored rattan sofa and club chairs with spring-green-and-white cushions.
"Lighting also plays an important role in this space, since the client often entertains in the evening," says Wayne. Enter the chandelier over the patio seating arrangement and - over the outdoor kitchen - pendant lamps and an industrial-modern ceiling fan with a light fixture in the center. "It's important to layer your lighting for ambiance, security and safety - from an all-over ambient light that fills the space to under-the-counter task lighting for food prep and cooking to path and retaining wall lighting."
Off the patio is a transition area of crushed granite and floating flagstone pavers, leading to a circular firepit area of stamped concrete.
At the center of this circle is the standalone firepit, framed at the back by a curved stone bench. The walls of the bench and column bases for the pergola, by the way, are the same ledgestone as the kitchen island. The top slab on the bench is a hearth piece of manmade stone.
"I think the finish materials blend with the home really well," says Wayne. "We met her objectives of being able to entertain with 10 to 12 to 20 people at one time and being able to cook with charcoal and gas separately in one unit. And of course, the project was on time, on budget."
"It is truly a paradise," says the client in her Houzz review of the project. "They listened to my vision and incorporated their expertise to create an outdoor living space just perfect for me and my family!"

Using the above criteria (Top Tier), you’ll usually find these same reputable manufacturers offer a quality mid-tier spa line that simply have fewer features and not as much hydrotherapy. However, you will still find a good product that will provide the spa enjoyment you’re hoping for.
Again, just be sure you are choosing an established brand; read reviews, check out their authorized dealers, etc.

Alas, when you looking for this kind of pricing, mostly what you’ll find are inflatable spas, or some sort of roto-molded spa made with inferior materials. If you only want the spa for a few special occasions or events, this might be an okay way to go. Again, look into the quality of what you are getting — especially in this price range.
