For a couple of young web developers buying their first home in Redwood Shores, we were hired to do a complete interior remodel of a cookie cutter house originally built in 1996. The original finishes looked more like the 80s than the 90s, consisting of raised-panel oak cabinets, 12 x 12 yellow-beige floor tiles, tile counters and brown-beige wall to wall carpeting. The kitchen and bathrooms were utterly basic and the doors, fireplace and TV niche were also very dated. We selected all new finishes in tones of gray and silver per our clients’ tastes and created new layouts for the kitchen and bathrooms. We also designed a custom accent wall for their TV (very important for gamers) and track-mounted sliding 3-Form resin doors to separate their living room from their office. To animate the two story living space we customized a Mizu pendant light by Terzani and in the kitchen we selected an accent wall of seamless Caesarstone, Fuscia lights designed by Achille Castiglioni (one of our favorite modernist pendants) and designed a two-level island and a drop-down ceiling accent “cloud: to coordinate with the color of the accent wall. The master bath features a minimalist bathtub and floating vanity, an internally lit Electric Mirror and Porcelanosa tile.

Joseph Eichler developed his moderately priced houses for the mass-market starting in 1949. His homes were designed using affordable materials and simple construction techniques. Nearly 70 years later these homes are in need of updating and remodeling an Eichler home today can become an imposing and costly project if you’re not careful. For this project the clients, who had undergone several previous house renovations, were determined to stick with an established budget from the beginning. Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget. The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project. The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower. Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks. Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work. Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed. The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. In the end the clients were much happier with their reconfigured Eichler home and Klopf Architecture managed to keep their remodeling costs to about $325/sf – a good amount below the average Bay Area Eichler remodel. Five stars isn’t enough! Our project was to reconfigure and update the main floor of a house we recently purchased that was built in 1961. We wanted to maintain some of the unique feeling it originally had but bring it up-to-date and eliminate the closed-in rooms and downright weird layout that was the result of multiple, partial remodeling projects. We began with a long wishlist of changes which also required replacement of very antiquated plumbing, electrical wiring and HVAC. We even found a fireplace that had been walled in and needed major re-construction. Many other aspects and details on this incredible list we made included an all new kitchen layout, converting a bedroom into a master closet, adding new half-bath, completely rebuilding the master bath, and adding stone, tile and custom built cabinetry. Our design plans included many fixtures and details that we specified and required professional installation and careful handling. Innovative helped us make reasonable decisions. Their skilled staff took us through a design process that made sense. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Innovative provided us with professional consultants, who listened and were courteous and creative, with solid knowledge and informative judgement. When they didn’t have an answer, they did the research. They developed a comprehensive project plan that exceeded our expectations. Every item on our long list was checked-off. All agreed on work was fulfilled and they completed all this in just under four months. Our clients wanted the interior design to reflect their scholarly collection of antique Persian textiles and rugs. We also designed the small barn to accommodate the husband’s classic European racing cars and their son’s glass-blowing studio, with a residence above for him and his wife. Special touches included matching the cabinetry to an existing file cabinet that was to become part of the adjacent office area, special storage for dog food in the peninsula, and leaving an area above the cabinets to display the owner's quilts.

When it comes to finding inspiration for your house or apartment design, there are a variety of routes you can take. For some, it is important to dive into the latest trends in fashion and art, using only the most popular decor pieces and embracing the color palettes seen on runways or in home and garden magazines. But for others, it’s simply about discovering what feels most like “home.” Ashley Steele, the creator of A Styled Affair, was part of the latter group. “Since my husband and I were moving into a space that was previously owned, I needed a way to make it feel like it was truly ours, and unique to us,” she told our team. A Styled Affair sprang from Ashley’s passion for fashion, and need for a creative outlet. But it soon became more than that. She developed a following, and it quickly became a place where she could share her personal style, travel adventures, and lifestyle tips. “While the blogging industry has become overwhelmed with people sharing their favorite home decor or make-up tips, I think what sets A Styled Affair apart is my commitment to stay true to my unique taste. I have always marched to the beat of my own drum – and that carries through in the clothes I wear, the decor I select for our home, and the travels I plan.” Paintzen connected with Ashley as she was settling into her new home in Boston’s Seaport District. Although she and her husband have lived in Boston for almost 8 years, they were used to smaller, more traditional spaces. Their new home is much bigger, and more modern, than any place they lived before. “I wanted to select colors of comfort, simplicity, and sophistication so we could elevate the space and make it feel more like a home.” Ashley also accurately pointed out that new construction can sometimes feel a little cold and sterile, almost industrial. “I wanted our home to feel like a peaceful oasis after coming in from the bustling city.” Ashley chose soft white paint for her walls to bring a sense of comfort and zen. With lots of wall decor, art work and carefully selected furniture, the walls serve as a clean and comfortable palette, and allowed her more freedom when making her other design decisions throughout the space. Ashley kept the overall palette fairly neutral, and incorporated “modern bohemian” inspired decor throughout the home; the final product was clean and simple, and catered to her style. We asked Ashley what she was most excited for now. “I’m most excited to continue to find new decor pieces to compliment the paint colors and decor we’ve already found for the space. We have been really patient with decorating and selected each piece really careful to make sure it is cohesive and flows from room to room. I’m looking forward to enjoying the space with my husband and dog, and entertaining friends and family in the spring and summer!” A few final questions for Ashley on her experience with Paintzen: “I would highly recommend Paintzen to anyone, especially those that live in the city. There are so many different paint companies and contractors to choose from but going through Paintzen simplified the process and made me feel comfortable that we had the right team working on our space. LEED Certification Level: Platinum. The homeowners put a premium on indoor air quality and low energy consumption and recognized that quality design would allow more investment in a smaller project. A modest plan size was developed (1,700 square foot net, 1,960 square foot gross), with slab-on-grade first floor. The upper level slopes up to the south to capture sky views and solar gains; the stair allows that light and energy to flow to the main level. The front-screened porch is a reinvention of the traditional front porch — a place to socialize, enjoy the outdoors and enjoy fire on cool evenings. Great care was taken in specifying non-toxic materials: no-added formaldehyde cabinet construction with water-borne finishes, zero VOC, nontoxic floor finish and paints, Greenguard certified drywall and subfloor adhesives, caulks, and sealants, salvaged wood (not previously finished), etc. Third-party air quality testing showed total VOC of only 48 parts per billion prior to move in, and formaldehyde of 46ppb. The CARB residential formaldehyde guideline is below 27ppb for residential chronic exposure. Since we had no specified added-formaldehyde construction materials, our count is likely due to furniture and other off-gassing, and will drop as the house is ventilated. Mold readings were below outdoor air. An energy monitoring system was installed so the owners and design team can track energy use compared to modeled predictions. Measured results also contribute to a clearer understanding of energy use for future energy models across the industry, which is one of PHIUS’ objectives. Although early in occupancy, the owners appear to be running this all-electric house at about 500kWh per month, below the modeled prediction. The owners plan to install a PV array within the next year.

Greenleaf Construction is fortunate to have a long history of building for architects, designers, and engineers for their own homes. This single story addition was brought to life with the design and vision of two architects for their own home: Khanh Uong of Design Develop and Dana Tharrett of JP2 Architects. The addition now houses a large kitchen drenched in natural light, a walk-in pantry and a powder room. In the kitchen, Custom Fit Cabinetry supplied the fabricated Rehau acrylic laminate custom cabinetry, accented with glossy white acrylic wall cabinets and touch latches. While the floors are a large format porcelain tile, the sink wall is accented with glass geometric tile and marble hexagon above the range. The cathedral ceiling with flush track lights recessed into the ceiling and the custom floating shelves with integrated linear lighting all lend to the clean and minimal design. The pantry is accessed by a trimless pocket door, custom stained wood open shelves and acrylic base cabinets and wood countertops. The exterior is finished with James Hardi architectural series shiplap siding with mitered corner while the full bed stone water table ties in the addition to the existing house.
