This project centered on helping a wonderful client and her equally fantastic dog transform her condo into a space that truly reflected her style and simplified her life. Eager to create a home that was both beautiful and functional, she envisioned a haven in the heart of the city. Before: Feeling Disconnected Before the renovation, our client felt disconnected from her condo. The builder-grade kitchen was a constant source of frustration, with an awkward peninsula that hindered the flow of the space. The condo overall felt outdated and no longer captured her vibrant personality. The foyer and laundry areas were cramped and lacked organization, while the mismatched hardwood flooring only added to the disjointed atmosphere. As for the bathrooms, they felt frozen in time, desperately needing an update. Worries and Concerns Like many homeowners, our client had heard her fair share of renovation horror stories—tales of projects gone awry and the frustrations of managing multiple contractors. She was understandably cautious and needed a trustworthy, experienced team she could rely on to handle the project with care and expertise. The Solution: A Personalized Transformation We took the time to listen carefully to our client’s needs and concerns and developed a tailored plan to address each of her pain points. For the kitchen, we preserved the existing layout but reimagined the space entirely. The awkward peninsula was redesigned to improve traffic flow and provide much-needed storage and counter space. Clever storage solutions, such as pull-outs, shelving, concealed drawers in the toe kicks, and an appliance garage, were incorporated. The kitchen now boasts a warm and inviting atmosphere, with light wood-tone lower cabinetry, off-white upper cabinets, and brushed nickel hardware that ties it all together. The laundry room, once cramped and chaotic, was transformed into an organized, efficient space. The mismatched flooring throughout the condo was replaced with cohesive vinyl and porcelain tiles, creating a seamless, modern aesthetic throughout the space. Overcoming Challenges As with any renovation, there were challenges to navigate. One of the key obstacles was managing the condo board’s renovation rules and policies while coordinating the delivery schedules for finishes and fixtures, especially during the busy holiday season. With careful planning, we ensured the project stayed on track. Additionally, we encountered a height variation between the tile and vinyl flooring. To resolve this, we used self-leveling material under the vinyl, ensuring a smooth and seamless transition between the two flooring types. The Grand Reveal: A Dream Come True The final result is simply stunning. The kitchen is now a chef’s dream, with custom-built cabinets, smooth quartz countertops, and a matching stone backsplash. Brushed nickel and stainless steel plumbing fixtures, elegant cabinet hardware, and LED lighting under the upper cabinets add the perfect finishing touches. Custom organizers in the foyer and laundry closets provide ample storage and keep everything neatly in place. The bathrooms have been transformed into spa-like retreats, with beautiful porcelain tiles and custom cabinetry. Whenever possible sill and threshold conditions are developed to create the minimal transition between interior and exterior walking surfaces. The majority of our projects have cut or cast stone threshold treatments. Some extruded sill solutions can be introduced if needed. Outswing doors typically have a step down from interior to exterior. Inswing door sills typically need a raised threshold to prevent water blowing in. Sliding doors have top hung floor guides that are flush to finish floor and offer the most seamless transition while still acting as a water return. Bottom rolling sliding doors have a water return guide track that sits a subtle 3/16" above finish floor for a near flush transition. Whenever weather exposure is a concern, drain slots should be added to the inswing sill designs. This show house room started as white walls. We first developed the red and brown color scheme to tie in with the kitchen walls that were next to it. The room gets an Asian feel from the shoji screen window treatments. They are hung across 4 windows. the panels slide on tracks much like a vertical blind. The accent panels on either side of the fireplace break up the space and add color.

Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget. The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project. The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower. Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks. Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work. Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed. The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. In the end the clients were much happier with their reconfigured Eichler home and Klopf Architecture managed to keep their remodeling costs to about $325/sf – a good amount below the average Bay Area Eichler remodel. For this couple, planning to move back to their rambler home in Arlington after living overseas for few years, they were ready to get rid of clutter, clean up their grown-up kids’ boxes, and transform their home into their dream home for their golden years. The old home included a box-like 8 feet x 10 feet kitchen, no family room, three small bedrooms and two back to back small bathrooms. The laundry room was located in a small dark space of the unfinished basement. This home is located in a cul-de-sac, on an uphill lot, of a very secluded neighborhood with lots of new homes just being built around them. The couple consulted an architectural firm in past but never were satisfied with the final plans. They approached Michael Nash Custom Kitchens hoping for fresh ideas. The backyard and side yard are wooded and the existing structure was too close to building restriction lines. We developed design plans and applied for special permits to achieve our client’s goals. The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access. The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator. The garage door was widened and a solid cedar door was installed to compliment the cedar siding. The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet. We installed matching brick for a seam-less exterior look. The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows. A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible. The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade. A second HVAC system was added in the attic for all new areas. The back side of the master bedroom was covered with floor to ceiling windows and a door to step into a new deck covered in trex and cable railing. This addition provides a view to wooded area of the home. By excavating and leveling the backyard, we constructed a two story 15’x 40’ addition that provided the tall ceiling for the family room just adjacent to new deck, a breakfast area a few steps away from the remodeled kitchen. Upscale stainless-steel appliances, floor to ceiling white custom cabinetry and quartz counter top, and fun lighting improved this back section of the house with its increased lighting and available work space. Just below this addition, there is extra space for exercise and storage room. This room has a pair of sliding doors allowing more light inside. The right elevation has a trapezoid shape addition with floor to ceiling windows and space used as a sunroom/in-home office. Wide plank wood floors were installed throughout the main level for continuity. The hall bathroom was gutted and expanded to allow a new soaking tub and large vanity. The basement half bathroom was converted to a full bathroom, new flooring and lighting in the entire basement changed the purpose of the basement for entertainment and spending time with grandkids. Off white and soft tone were used inside and out as the color schemes to make this rambler spacious and illuminated. Final grade and landscaping, by adding a few trees, trimming the old cherry and walnut trees in backyard, saddling the yard, and a new concrete driveway and walkway made this home a unique and charming gem in the neighborhood.
