Five stars isn’t enough! Our project was to reconfigure and update the main floor of a house we recently purchased that was built in 1961. To animate the two story living space we customized a Mizu pendant light by Terzani and in the kitchen we selected an accent wall of seamless Caesarstone, Fuscia lights designed by Achille Castiglioni (one of our favorite modernist pendants) and designed a two-level island and a drop-down ceiling accent “cloud: to coordinate with the color of the accent wall. The master bath features a minimalist bathtub and floating vanity, an internally lit Electric Mirror and Porcelanosa tile.

Nearly 70 years later these homes are in need of updating and remodeling an Eichler home today can become an imposing and costly project if you’re not careful. For this project the clients, who had undergone several previous house renovations, were determined to stick with an established budget from the beginning. Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget. The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project. The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower. Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks. Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work. Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed. Before: Feeling Disconnected Before the renovation, our client felt disconnected from her condo. The builder-grade kitchen was a constant source of frustration, with an awkward peninsula that hindered the flow of the space. The condo overall felt outdated and no longer captured her vibrant personality. The foyer and laundry areas were cramped and lacked organization, while the mismatched hardwood flooring only added to the disjointed atmosphere. As for the bathrooms, they felt frozen in time, desperately needing an update. Worries and Concerns Like many homeowners, our client had heard her fair share of renovation horror stories—tales of projects gone awry and the frustrations of managing multiple contractors. Re-purposed barn doors and tracks from a family farm were used to compliment the painted craftsman-style interior trim. Red cementitious lap siding adorns much of her exterior, accented with tan cementitious shakes and thin-veneer real stone and brick. Black windows, soffits, fascia and gutters complete the retro look. Awning window units were utilized to maximize some views and offer privacy in other areas. Parx Casino is owned and operated by Greenwood Gaming & Entertainment, Inc. and includes high stakes gaming, horse racing, premium entertainment and multiple restaurants and amenities. It's doors are open 24 hours a day. In the midst of an economic downturn, Parx brought in many much needed jobs, stimulating the local economy. The construction of the Parx Casino project began in 2008. The main portion our landscape installation ran the course of 2009 and into 2010. We originally were contracted to install a landscape that was already designed. The owner however was not totally satisfied with the design that he had commissioned, so we made a few recommendations to them. We took a leap of faith and installed one section of the landscape as a mock-up for a concept that we envisioned. Hoping to stir some interest and excitement and help the client draw in huge numbers of patrons, our concept included a high energy, formal and contemporary layout based upon low hedging and bright panels of color to match the Parx Casino logo. Lines were clean to compliment the building theme and layout. We were given the owners blessing right away and proceeded to redesign the majority of the newly re-developed site. There were a number of demanding deadlines and site related challenges. The site is very windy and open. Large volumes of vehicular and pedestrian traffic pulse through the site's veins continuously. The scale of the building and property is immense. In order to complete a project of this magnitude, a large labor force was utilized. Overnight and overtime hours were sometimes a necessity. Our veteran supervisory team ensured a good quality product on demand. Great quantities of the highest quality plant materials were needed to soften the huge expanse of asphalt, concrete and building facade. Massive 20 foot evergreen trees were brought in as a wind break, softening the building and obscuring the view to the valet security areas. Views were kept open from the main road to allow visitors a clear view of building entrances and mega-sized digital signage. A hardy mix of evergreen, deciduous and herbaceous plant materials were used to stir seasonal interest year round. Bright colors light the way down the main boulevard, drawing in the masses toward the casino entrances. We installed an automatic overhead and drip irrigation system to help keep the windy site from drying out. To supply the expansive landscape with water, we provided a large pump, which pushed thousands of gallons of water through a 4” main. The two-wire system features a smart controller and pressure regulating heads. The installation project as a whole was very successful. We took a plan that was given to us, made it our own, and turned our vision into reality. The client so satisfied that they've contracted us to maintain the landscape we implemented ever since. The casino shows no signs of slowing down. Thousands of patrons test their luck daily at Parx. The local economy, strengthened. The Lower Bucks strip is once again the place to be. This kitchen is headquarters for Australian chef Dan Churchill. The kitchen — previously a walk-in cooler in a Nolita basement — provides Churchill with a clean and bright backdrop in which to develop and document his colorful dishes. A faux window mimics the effects of natural light, while shallow track lighting provides videographers with flexibility during filming sessions. Non-toxic and sustainable materials echo the healthy plates crafted by Churchill.
