On a site that slopes gently down to Penobscot Bay, a Washington couple with four grown children sought to develop a house that would serve as a summer home and vacation destination for the family. Drawing from the New England vernacular of simple forms and traditional materials, the house provides modern spaces for living with two parallel but offset two-story gabled wings linked by a bridge spanning an open Great Room. This soaring space, anchored at one end by a large granite-clad fireplace, serves to link the house together, and to provide premier views of the ocean to the east. A wall of windows and doors opens to a combination covered and screened porch, providing access to a lawn sloping to the rocky coast. An open Kitchen serves the Dining Area and porch, as well as a link to the south yard and a view to an intimate cove. A private Library on the west wall provides a quiet away space. At the north wing, the Master Suite, including a Study, gains access to a private patio with commanding views of the ocean below. The upper levels of the north and south wings, provide bedrooms for the children and their families. An open bridge links the wings and provides views to the Great Room below, the sea beyond, and the front entry court to the north. A detached garage keeps cars out of view and provides a second-story get-away room. This house was completed in the summer of 2015.

Joseph Eichler developed his moderately priced houses for the mass-market starting in 1949. His homes were designed using affordable materials and simple construction techniques. Nearly 70 years later these homes are in need of updating and remodeling an Eichler home today can become an imposing and costly project if you’re not careful. For this project the clients, who had undergone several previous house renovations, were determined to stick with an established budget from the beginning. Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget. The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project. The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower. Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks. Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work. Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed. The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. In the end the clients were much happier with their reconfigured Eichler home and Klopf Architecture managed to keep their remodeling costs to about $325/sf – a good amount below the average Bay Area Eichler remodel. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Innovative provided us with professional consultants, who listened and were courteous and creative, with solid knowledge and informative judgement. When they didn’t have an answer, they did the research. They developed a comprehensive project plan that exceeded our expectations. Every item on our long list was checked-off. All agreed on work was fulfilled and they completed all this in just under four months. Innovative took care of putting together a team of skilled professional specialists who were all dedicated to make everything right. Engineering, construction, supervision, and I cannot even begin to describe how much thanks we have for the demolition crew! Our multiple, detailed project designs from Raul and professional design advice from Mindy and the connections she recommended are all of the best quality. Diego Jr., Trevor and his team kept everything on track and neat and tidy every single day and Diego Sr., Mark, Ismael, Albert, Santiago and team are true craftsmen who follow-up and make the most minuscule woodworking details perfect. The cabinets by Tim and electrical work and installation of fixtures by Kemchan Harrilal-BB and Navindra Doolratram, and Augustine and his crew on tile and stone work – all perfection. Aisling and the office crew were always responsive to our calls and requests. And of course Clark and Eric who oversaw everything and gave us the best of the best! On this 20 acre property, the owner wanted to construct two equestrian barns, the first a boarding barn with 24 stalls, tack room, wash stall, five to six grooming stalls, and support spaces. The second barn has six 12’ x 12’ stalls. Additional buildings included a full court dressage indoor arena, with attached viewing room, and storage barn for hay, shavings, and feed. When it comes to finding inspiration for your house or apartment design, there are a variety of routes you can take. For some, it is important to dive into the latest trends in fashion and art, using only the most popular decor pieces and embracing the color palettes seen on runways or in home and garden magazines. But for others, it’s simply about discovering what feels most like “home.” Ashley Steele, the creator of A Styled Affair, was part of the latter group. “Since my husband and I were moving into a space that was previously owned, I needed a way to make it feel like it was truly ours, and unique to us,” she told our team. A Styled Affair sprang from Ashley’s passion for fashion, and need for a creative outlet. But it soon became more than that. She developed a following, and it quickly became a place where she could share her personal style, travel adventures, and lifestyle tips. “While the blogging industry has become overwhelmed with people sharing their favorite home decor or make-up tips, I think what sets A Styled Affair apart is my commitment to stay true to my unique taste. I have always marched to the beat of my own drum – and that carries through in the clothes I wear, the decor I select for our home, and the travels I plan.” Paintzen connected with Ashley as she was settling into her new home in Boston’s Seaport District. Although she and her husband have lived in Boston for almost 8 years, they were used to smaller, more traditional spaces. Their new home is much bigger, and more modern, than any place they lived before. “I wanted to select colors of comfort, simplicity, and sophistication so we could elevate the space and make it feel more like a home.” Ashley also accurately pointed out that new construction can sometimes feel a little cold and sterile, almost industrial. “I wanted our home to feel like a peaceful oasis after coming in from the bustling city.” Ashley chose soft white paint for her walls to bring a sense of comfort and zen. With lots of wall decor, art work and carefully selected furniture, the walls serve as a clean and comfortable palette, and allowed her more freedom when making her other design decisions throughout the space. Ashley kept the overall palette fairly neutral, and incorporated “modern bohemian” inspired decor throughout the home; the final product was clean and simple, and catered to her style. We asked Ashley what she was most excited for now. “I’m most excited to continue to find new decor pieces to compliment the paint colors and decor we’ve already found for the space. We have been really patient with decorating and selected each piece really careful to make sure it is cohesive and flows from room to room. I’m looking forward to enjoying the space with my husband and dog, and entertaining friends and family in the spring and summer!” A few final questions for Ashley on her experience with Paintzen: “I would highly recommend Paintzen to anyone, especially those that live in the city. There are so many different paint companies and contractors to choose from but going through Paintzen simplified the process and made me feel comfortable that we had the right team working on our space. Their platform for booking services and choosing paint colors made the process seamless and was a great way to keep track of what we booked and chose for colors. I would recommend taking your time and doing your research before selecting paint colors. Lighting changes every color so make sure to bring paint swatches and samples into the space and look at it throughout the day to see the different tones that the light will pick up. I would also recommend researching color trends and recommendations for colors in the family you are looking for. We found our living room color through a blog post listing top-used colors by interior designers and it looks amazing.”

Greenleaf Construction is fortunate to have a long history of building for architects, designers, and engineers for their own homes. This single story addition was brought to life with the design and vision of two architects for their own home: Khanh Uong of Design Develop and Dana Tharrett of JP2 Architects. The addition now houses a large kitchen drenched in natural light, a walk-in pantry and a powder room. In the kitchen, Custom Fit Cabinetry supplied the fabricated Rehau acrylic laminate custom cabinetry, accented with glossy white acrylic wall cabinets and touch latches. While the floors are a large format porcelain tile, the sink wall is accented with glass geometric tile and marble hexagon above the range. The cathedral ceiling with flush track lights recessed into the ceiling and the custom floating shelves with integrated linear lighting all lend to the clean and minimal design. The pantry is accessed by a trimless pocket door, custom stained wood open shelves and acrylic base cabinets and wood countertops. The exterior is finished with James Hardi architectural series shiplap siding with mitered corner while the full bed stone water table ties in the addition to the existing house.
