The Control/Shift House is perched on the high side of the site which takes advantage of the view to the southeast. A gradual descending path navigates the change in terrain from the street to the entry of the house. A series of low retaining walls/planter beds gather and release the earth upon the descent resulting in a fairly flat level for the house to sit on the top one third of the site. The entry axis is aligned with the celebrated stair volume and then re-centers on the actual entry axis once you approach the forecourt of the house. The initial desire was for an “H” scheme house with common entertaining spaces bridging the gap between the more private spaces. After an investigation considering the site, program, and view, a key move was made: unfold the east wing of the “H” scheme to open all rooms to the southeast view resulting in a “T” scheme. The new derivation allows for both a swim pool which is on axis with the entry and main gathering space and a lap pool which occurs on the cross axis extending along the lengthy edge of the master suite, providing direct access for morning exercise and a view of the water throughout the day. The Control/Shift House was derived from a clever way of following the “rules.” Strict HOA guidelines required very specific exterior massing restrictions which limits the lengths of unbroken elevations and promotes varying sizes of masses. The solution most often used in this neighborhood is one of addition - an aggregation of masses and program randomly attached to the inner core of the house which often results in a parasitic plan. The approach taken with the Control/Shift House was to push and pull program/massing to delineate and define the layout of the house. Massing is intentional and reiterated by the careful selection of materiality that tracks through the house. This renovation project updates an existing New York 1920s apartment with a modern sensibility. Replacing the cellular pre-war layout of the central spaces with a built-in walnut credenza and white lacquer side board effectively opens the plan to create a unified and spacious living area. The back side of the full-height dining room side-board screens views from the entrance foyer. The modern design of the new built-ins at center of the space is balanced by perimeter radiator covers and a full-height bookshelf which work with the period trim detail. The dining room features a folding translucent glass partition that provides separation from the kitchen, or can be completely stowed away to create an open kitchen that connects with the rest of the space. We designed, prewired, installed, and programmed this 5 story brown stone home in Back Bay for whole house audio, lighting control, media room, TV locations, surround sound, Savant home automation, outdoor audio, motorized shades, networking and more. We worked in collaboration with ARC Design builder on this project. This home was featured in the 2019 New England HOME Magazine.

This 5,000 square-foot project consisted of a new barn structure on a sloping waterfront property. The structure itself is tucked into the hillside to allow direct access to an upper level space by driveway. The forms and details of the barn are in keeping with the existing, century-old main residence, located down-slope, and adjacent to the water’s edge. The program included a lower-level three-bay garage, and an upper-level multi-use room both sporting polished concrete floors. Strong dedication to material quality and style provided the chance to introduce modern touches while maintaining the maturity of the site. Combining steel and timber framing brought the two styles together and offered the chance to utilize durable wood paneling on the interior and create an air-craft cable metal staircase linking the two levels. This project successfully reclaims a beautiful Tribeca loft space from the dysfunctional layout and dated decor of previous renovations. The project’s main goal was to establish a stronger division between the public and private areas of the apartment by switching the locations of the kitchen and bedroom. By moving the master bedroom adjacent to the existing bathroom and adding a new powder room off the kitchen, the new layout allows for a much stronger delineation between private and public functions. The new bedroom area features new closets, a separate nursery room, and custom walnut headboard shelves. A new operable translucent-panel wall gives privacy to the bedroom, while maintaining a loft-like feel. The adjoining bathroom was renovated to restore the original high ceilings and provide for a new tub, shower stall and walnut vanity. The new kitchen includes custom walnut cabinets, a single-piece Pietra Cardosa countertop island, a walk-in pantry with separate laundry room closet, and new designer fixtures and appliances.

Our Lincoln clients have a wonderful modern aesthetic and a sophisticated sense of art and décor. They asked that the two apartments be combined to create an open living area with two private bedroom areas and a flex media room for guests. In their review of our work they noted the “great spatial flow, lovely design details and a totally satisfying encapsulation of our aesthetic and practical requirements.” We always appreciate the puzzle of apartment combination projects. We looked at some existing constraints (i.e. a very low ceiling and existing walls with mechanical risers) and tried to enhance and celebrate these features instead of shy away or hide them. Throughout schematic design we worked through the project using contrasts – a tight space versus an open space, an enclosed box versus what surrounds the box, a vibrant view of layers versus a subdued opposite view.
