The Main Stay House exists as a straightforward proposal on an urban infill lot, paring down the components of a house to a minimal amount of planes and openings. The scheme is anchored by a modern entry sequence and a staircase volume, both clad in iron spot masonry externally and internally, creating thresholds between the respective realms of public, common and private, by minimal means. The masonry contrasts with an otherwise muted interior atmosphere of smooth, desaturated surfaces. The entry sequence is a twist upon the conventional domestic front door, front facade, and fence. The front masonry wall replaces the typical residential fence and frames an indirect access to the front door, functioning as a privacy barrier while revealing slices of the interior to the public street. The staircase bifurcates the layout to provide a clear division between the common and private zones of the house, while clearly reading as a mass from all outside view. Brick and glass become portals between common and private zones. The design consolidates the service core along the west façade, allowing the structure to fully open the living zone to the pool court and existing trees. This directly connects interior and exterior, as well as human and nature. Freedom to vary the program or functional use of the area is enabled and strongly encouraged. Photography: Twist Tours

The original ensuite bathroom in this condominium required renovations to replace problematic Kitec plumbing. The layout in the space remained the same, but improvements were made to address certain design challenges with lighting, automation, and space. The aim was to create a modern bathroom design with textured wood features, and the feel of metallic black accents. A number of prominent changes were made to improve the use of space. The original entry, a left-handed door swinging into the bathroom, was replaced. It interfered with the vanity clear floor space. It also made the use of the bathroom difficult when two users were present. It was changed to a soft closing pocket door. To avoid losing space it was installed by creating a wall cavity on the outside of the bathroom. This door also included frosted glass panels to allow natural light into the space. Double sliding glass shower doors were also installed to address access issues to the shower valve. Storage improvements included the installation of dual inset medicine cabinets, and pull out drawers within the wall hung vanity. The depth of the medicine cabinets were extended outwards, and this nice detail was finished with a textured wood finish. The addition of the wall hung vanity also created the feeling of more space beneath the units and allowed for under cabinet lighting. Lighting and automation improvements included the addition of HUE LED lighting. This was done by installing two shower pot lights, a 6” main potlight, and under cabinet lighting. These are all controlled by the Philips Hue App that programs routines, scenes, and other settings. Some of the other highlights of this modern bathroom include dark grout, which contrasts nicely with the elongated white tile, a thermostatic shower system, herringbone textured porcelain floor tile, and a Schluter Kerdi waterproofing shower system. This bathroom is made most unique though with the choice of wallpaper, which can be described as modern luxury, a graphic take on agate stone patterns with metallic embellishments.

The Challenge: Create a rugged yet warm farmhouse feel in a high rise tower. Start with an entire 9600 gross square foot penthouse floor of raw concrete floor, walls and ceiling. Devise inventive ways to address intractable existing conditions including a plumbing layout inconsistent with our Client program, a relatively low ceiling and a massive elevator core and yet take of advantage of panoramic views of the city from all sides. For example, rather than make a bulky drywall enclosure for existing pipes that poke thru the kitchen counter, they are wrapped with antique painted galvanized sheet metal to keep sight lines around the corner as open as possible. Or, transform an unattractive and inconveniently located 24” diameter vertical duct in the middle of Samantha’s and Hannah’s (grandchildren’s) guest bedroom into part of a lovely arched top bed nook. Or, disguise a chase for above floor plumbing runs as the base for an open buffet counter. The oppressive elevator lobby was shortened; terminating in handmade glass and steel garden doors at both ends. Custom details include a groined vaulted ceiling and arched openings with stone pilasters (for future trompe-l’oeil images of a Tuscany countryside). To maximize a feeling of height, the ceilings start low and get higher as they progress to the outside walls. The Program: Create a five bedroom condo for an elderly couple with specific and different needs. Mr. likes his privacy and to stay up late into the night on the internet. He likes order. Mrs. has some physical limits that have been addressed in various ways such as shorter travel distances, a step down shower, raised dishwasher and custom cast (to ensure that they won’t rust) iron grab bars. She prefers more disorder. Spaces should be visually arresting, full of detail and easy to maintain. Private spaces include separate master bathrooms, his and her offices and a multi screened Media Room. The balance of the floor must link spaces into one continuous open room along the south and east elevations using large elements yet keeping an intimate scale, sound control and privacy. For example, a substantial fireplace made of old barn timber framing, country stone and a hammered iron grill is strategically located at the critical Southeast corner. Above, black iron offset pintel hardware allow custom double doors to hide a large flat screen TV. High technology is in place for inconspicuous yet easy use. Icon driven key pads operate lighting, window treatments, audio visual systems with multiple sources and access to movie and music databases and five HVAC zones with independent humidity controls. Outstanding Features: Exterior masonry walls have stone culled from five quarries. Sprinkled throughout are surprises - bricks with words as messages from the past, wood trimmed niches and colored glass. Glass pieces set in window corners offer bursts of color when backlit by the sun. These materials are assembled in a rough irregular fashion to look like the work of a mason from the Italian countryside. Interior ceilings and walls have overlapping layers of two plaster colors. Perimeter ceilings are made of smooth random width cedar. Rough planed cedar beams hide ductwork and allow the maximum ceiling height between them. Custom details are everywhere-consider the ten foot barn doors on overhead track at the service elevator, cedar benches/storage areas that run below window banks, antique air registers, acid washed piano hinges and transom window operators and existing concrete piers that are featured instead of hidden. The floors are made of random width wide plank old oak with hand planed faces and edges. Overall, the elements were carefully selected or painted/stained to form a soft muted gray palate The Country kitchen features an old fashioned style ice box appearance for the refrigerator/freezer, a tin ceiling, a distressed assortment of cabinets in multiple heights, colors and woods such as the cherry wood buffet cabinet with sliding glass doors on both sides. A backlit breakfast counter, a hammered copper hood and chicken wire inserts are part of the effort to make a comfortable, eclectic old fashioned looking Kitchen while containing the latest appliances and storage systems. Lake Home - "Best Achievement in Energy Efficiency"

This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. The home was built on a narrow, deep lot that was semi-level on the roadside and steep on the lakeside. The back half of the lot heavily wooded with mature oak and poplar trees reducing the harsh sun’s heat gain on the home. The exterior utilizes fiber cement cedar shake and lap siding complimented by deep brown colors for the windows, soffit, trim and the large square columns. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living. The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. An open carport for two vehicles was created with the motor court and connects to the mudroom/utility room giving the owners direct entry into their home. The upper level is for the grand children with an oversized bedroom, bathroom and loft area for play. The lower level is the considered the party level. Its primary feature is an elevated stage for the owner’s band opened to a large seating area, dining and kitchen for viewing and listening with direct access to another screened porch. Flanking each side is a theater and two additional bedrooms and bathrooms. Energy Efficient features include: • The majority of the lower level sunk into the site below grade • 6” thick walls utilizing advanced framing techniques • Foil covered roof sheathing • Extensive use of blown in cellulous • All windows & doors are double paned low E argon filed glass • Tank-less water heaters • Three separate high efficiency HVAC units with programmable thermostats and a fresh air ERV. Lastly the owner requested we make every effort to sound proof the home. Many materials and techniques gave a duel purpose and added to the energy efficiency. These items include: • 2x6 walls with staggered studs • Extensive use if rock wool acoustic batting • Tempered glass in all exterior doors and windows • ¼ thick Mass Loaded Vinyl (MLV) was installed on the top and bottom of the floor trusses and on all lower level walls. The combination of the design and detailing utilizing these specific materials enabled us to achieve a 5 Star Plus Energy Star Certification with a HERS Index Score of 50. This home received a the 2015 Pinnacle Award from the SC Home Builders Association for the “Best Achievement in Energy Efficiency” sponsored by the SC Department Commerce.

When Booth Hansen’s client obtained seven acres of virgin forest on St. Joseph Island in Ontario, Canada, to build a retreat home, they intended to be good stewards of the land. They desired a series of cabins that were organized along the shoreline of Lake Huron but also which treaded lightly on the site. The design solution incorporated three black zinc clad volumes situated parallel to the water, sited to follow the natural contours of the land, and oriented to accentuate views to the surrounding area. Their dark color allows the cabins to recede into the shoreline forest, thereby intentionally diminishing the presence of the structures when viewed from the water. The cabins utilize a raised pier foundation, respecting the site by maintaining the natural topography, allowing snow melt and rainwater to drain naturally into the lake. Passive house insulation strategies were employed to allow optimal performance of the thermal envelope. Windows are aligned with one another to promote cross ventilation through the cabins as well as to frame specific views of the exterior from the inside. Operable windows located near the peak of each gabled volume allow for natural stack effect to remove heat from the cathedral ceiling volumes as well as to allow diffuse light to enter. For thermal comfort, radiant floor heating was utilized and geothermal loops were installed into the bottom of the lake to sustainably heat and cool the home. Custom zinc clad operable shutters are recessed into the walls on a concealed track to secure the building and protect the windows when it is not in use, but recede from view and provide additional insulation to the walls when open. Programming for this 4,500-square-foot group of cabins includes 5 bedrooms, 4 baths, powder room, great room, study/library and garage. A central living cabin holds the living and dining spaces and opens onto a waterfront deck. Glass bridge connectors on either side reach to two sleeping cabins. The study comprises floor to ceiling book shelves and a view across the water to the distant lighthouse, a structure that recalls fond childhood memories for our client, a well-known fiction writer. Deeper In the woods, a 1500 sf 2 level detached garage surprises and delights by housing a private dance studio on the second floor for our client’s wife, a famous flamenco dancer. Four sides of glass allow dancing among the treetops along with a view back to the water. While our clients were intrigued by the austere black zinc cladding for the exterior, on the inside of the home, a more whimsical aesthetic was desired. The earthy interior palette was pulled directly from the surrounding landscape. Jade green cabinets emulate the pine trees, while chocolate toned wood flooring recalls the forest floor. Furniture and personal items further propagate the idea of natural moments of color in the woods.
